Casale della Luna is a really flawless property, perfect in every single detail. The Casale, with private pool, is located within a wonderful and exclusive borgo complex composed by 12 units in total, with common park of 5 hectares, other pool, tennis court, and a permanent caretaker dwelling the place. A maximum of privacy is guaranteed as this house is positioned within a large olive grove (1ha).
The house is located in an untainted natural area at 9 km from Todi, with breathtaking views over the green Umbrian hills, dotted with fortified borgoes and castles. Casale della Luna, even though not isolated, enjoys a great privacy.
The interior of the country-house has been divided in a rational manner and comprises: large living/dining room, with high double sloping ceilings and wide windows viewing the olive grove and underneath valley, a lovely kitchen, storage room, 3 double bedrooms and 3 bathrooms. The property is completely furnished with very high quality furniture and it is inclusive of every single detail, such as large old wood wardrobes.

Procedure
Deposit: 30% upon booking, balance 30 days before arrival;

weekly cleaning: EUR 125, including a mid week cleaning;
Energy consumption is included in the rental price.
Changing
Saturdays as of 4 PM, departure latest 10 AM. Other arrival and departures days on request

Bedrooms
3 large bedrooms each with double bed.
Bathrooms
3 luxurious bathrooms with travertine and 'Old England' faucets. One of the bathrooms is provided with both Jacuzzi and shower.
Kitchen
Nice built-in kitchen with Deruta-ceramics tiles and all modern facilities.
Livingrooms
Large open living/dining room with stone fireplace dating from the 18th century. The table in the dining area can sit up to 8 people. Really stunning views from here on the direct surroundings of the Casale.

Separate storage room available.
Cleaning
Mid week cleaning and final cleaning included. more often upon request. Towels and bed linen are included.

Accessibility
All rooms are located at the ground floor.
Outside
The property is surrounded for 4 sides by very well kept gardens with every kind of flower, featuring some lovely wood fencing, stone footpaths and planters; it also includes an olive grove of about 1 ha with 140 olive trees and it's really plunged into an oasis of peace.
On the outside, there are some stone paved areas with pergolas, BBQ and a large gazebo hosting a large round table in Deruta ceramics for 8 people. A great care has been paid to the external lightening system, with light spots pointing on the olive trees and also enlightening the facade. A private pool, (5x10m), built in 2012, is positioned in the garden next to the villa.
Guest can use the tennis court (new carpet surface) of the neighboring park.
Notes
Completed in 2007, the country villa is stone exposed and features a really high standard of finishing: floorings are in hand made cotto tiles and prestigious parquet in the sleeping area. Other quality finishing includes: windows and frames in chestnut wood with internal shutters, double glazing and external shutters, ceilings with timber beams and cotto tiles and a brand new alarm system.
SURROUNDINGS
The majestic hill top, walled town of Todi is approximately 15 minutes drive from the Borgo. A study by Richard Levine, Professor at the University of Kentucky, concluded that Todi is one of the best places in the world to live on the basis of its environment, housing and lifestyle. Cars can be parked at the foot of the town from where a funicular lift ascends to the centre in couple of minutes. The views are breathtaking and an extensive range of restaurants, shops, historical and cultural attractions are on hand.

Ideal for long walks directly from the property. Beach and water sport facilities at the nearby Lake Trasimeno (85 km). A golf course is in Ellera Umbra (28 km) at Golf Club Perugia (18 holes).
