Villa d'Arte, quite near the beautiful town Orvieto, can host easily 10 guests and is especially suitable for children. The owners created a lovely bedroom with 4 bunks for kids as well as an extra kids room. Next to that a children living room is created on the first floor with large Bali-Bed/Sofa and satelite TV. The pool has an magnificient view and is perfectly positioned in the beautiful garden full of lovely smelling flowers.

Pricing
Mid June, July, August till mid September: EUR 6.600. All other months: EUR 4.200
Procedure
Deposit: 30% upon booking, balance 30 days before arrival;
Security deposit: EUR 2000 to be wired, which will reinbursed in the week after departure;
Cleaning fee: EUR 250; includes daily cleaning of the living room, on Wednesdays bed- and bathrooms and final cleaning (including linen change) after departure. More cleaning upon request against extra charge.
Changing
Depending the length of the booking the owners are quite flexible regarding arrival and departure days. Arrivals as of 4 PM, departure latest 10 AM.
ACCOMODATION
Bedrooms
4 double bedrooms, 1 special kids room with 4 bespoke bunks, very cozy. There is a second kids bedroom with a single bed which can be changed into a double bed. One of the bedrooms will be part of the attached apartment. This apartment consists of a double bed, living area, bathroom and kitchenette.
Bathrooms
5 bathrooms, of which 4 are en-suite. The bathrooms are all made in Moroccan Tadelakt and are very colorful. The suite bedroom, with impressive antique Indonesian entrance, has a bath. Also the red bathroom (kids bathroom) has a bath.
Kitchen
Beautiful kitchen in stainless steel with all luxury you can imagine.
Livingrooms
The main living room is very comfortable decorated in a light, white style with beautiful pieces of art (mainly sculptures). Two large sofa's will make it easy to relax. There is a large collection of books, cd's and dvd's available.
Other rooms
On the first floor one can find the children living room with Bali Bed/Sofa and satelite TV. On the ground floor is a seperate study with desk to work on your laptop, if neccesary. Attached to the villa is well equipped play room with table tennis table, table soccer, fitness equipment, mountain bikes etc.
Cleaning
Included in the rental is daily cleaning of the living room, on Wednesdays bed and bathrooms and final cleaning (including linen change) after departure. More cleaning upon request against extra charge.

Accessibility
The house is accessible for people with mobility problems. In the annex the groundfloor apartment is ideally suited for this.
Outside
The house is surrounded by a wonderful garden full of plants and flowers. In front of the house the large pool is positioned with wooden terrace. A beautiful lounge area/dining area (covered terrace) with BBQ is attached to the villa. The villa is part of an olive grove of 150 plants. Part of the villa is vegetable garden, orchard and you will taste as well the honey from own production.
Notes
The housekeepers are living in a seperate part of the building and have their own entrance, to make sure a maximum of privacy will be guaranteed. With the housekeeping you can make appointments regarding daily cooking, shopping and extra cleaning.
SURROUNDINGS
Only 7 kilometers away from the city of Orvieto the property is very centrally located. Orvieto itself is a pleasant city spectacularly perched on a tuff stone table like hill top. The cathedral, especially its facade, is among the most beautiful in Italy, not to say in the entire world. Lake Bolsena is not far away and at half a day trip distance Umbrian cities like Citta della Pieve and Todi as well as Montepulciano in Tuscany are worth a visit.

Festivals
World famous Umbria Jazz (July) and Eurochocolate (October) in Perugia. Umbria Winter Jazz (end of December) in Orvieto is a true pleasure if you would spend for instance your Christmas and New Year holidays at the property.
GETTING THERE
Nearest airports are Umbria International Airport Sant'Egidio near Perugia (83 km), Rome Fiumicino (156 km) and Ciampino (137 km) International Airports and Florence International Airport (168 km); nearest A1 Motorway exit plus international train station of Orvieto (4 km) also hosts car rentals. By train one easily accesses the historical city centers of Rome and Florence.
Distances
Immersed in the country side this property is an excellent starting point for whom likes tours and sightseeing all over Tuscany, Umbria and/or Lazio. The entire southern Tuscan country side with UNESCO World Heritage places like Val d'Orcia, Pienza, Siena and San Gimignano as well as famous wine villages like Montalcino (Brunello) and Montepulciano (Vino Nobile) are within a stone's throw so to say. The important Umbrian cities like Todi, Perugia and Assisi can be easily reached via the highway E45. And very important, Orvieto has an important international railway station that enables fast connections and comfortable visits by train to major cities like Rome and Florence avoiding traffic and parking problems.
