Casale il Fonte is a really unique and special property, perfect in every single detail. Il Fonte is reached via a 3 kilometer track, is accessed via electric gates and sits in 5 acres of terraced gardens. It enjoys stunning vast views of the Morra valley. The house is newly renovated to a very high standard and consists of 5 double bedrooms, 5 bathrooms and a cloakroom. It has a large hall with a traditional fireplace and a stone staircase leading to a gallery servicing 3 of the bedrooms, 2 living rooms, of which one has a TV/DVD and an Audio system, 2 kitchens, one of which services a large terrace, and a utility room. The large terrace which is south facing and partially shaded, has a built in BBQ, a dining area and also one for relaxing. There is a Pool house which has a fridge and a sink and also a shower and WC. In front of the pool house is a shaded sitting area which overlooks the swimming pool and the valley below. The 14mx6m pool overlooks the valley and has terracing on 2 sides with 10 sun beds. The gardens are terraced with lavender and other shrubs.

Pricing
2 June - 16 June: EUR 4490; 16 June - 1 September: EUR 4990; 1 September - 15 September : EUR 4490; all other months: EUR 3490.
Procedure
Deposit: 30% upon booking, balance 30 days before arrival;
security deposit: EUR 1000;
weekly cleaning: EUR 125.
Changing
Depending on the length of the booking the owners are quite flexible regarding arrival and departure days. Arrivals as of 4 PM, departure latest 10 AM.
ACCOMODATION
Bedrooms
Bedrooms 1, 2 and 3 with double bed; bedrooms 4 and 5 with twin beds.
Bathrooms
En-suite to bedroom 1 with bath, shower, twin basins and WC. En-suite to bedroom 2 with bath, shower basin and WC. En-suite to bedroom 3 with shower and basin and WC. Shower, basin and WC adjoining to bedrooms 4 and 5.
Kitchen
The main, beautiful bespoke kitchen, with white marble top and large oven, has a dining area and ample storage and work space. There is a gas/electric oven with 6 gas hobs, a large American fridge/freezer and a dish washer. The other kitchen which services the terrace has a fridge and dishwasher.
Livingrooms
The formal sitting room has two areas and overlooks the valley. One area has 2 sofas and a coffee table, whilst the other has a small round table and 4 chairs. All areas are made up in a country/light antique style. There is a big hall which has a traditional fireplace, with comfortable chairs. Stone stairs leading up to a gallery that services 3 of the bedrooms and a small studio above bedroom 2. The TV/Audio room is off the living room and has a sofa and 2 arm chairs.
Other rooms
In the basement, near the terrace one can find the Laundry with washing machine and tumble dryer. There is also an iron and ironing board.
Cleaning
Weekly cleaning, more often upon request. Towels and bed linen are included.

Accessibility
The house is not specifically accessible for people with mobility problems.
Outside
The property is accessed via a 3 kilometer track and then via electric gates and a short driveway. The 5 acres of terraced gardens are largely laid down to lavender and other shrubs with some lawns and terracing around the house. The swimming pool area is well away from the house, is south facing and overlooks the valley below. It comprises a well appointed pool house with a delightful sitting area overlooking the pool. The 14mx6m infinity pool is surrounded by terracing on 2 sides with 10 sunbeds. Below the pool there is a young olive grove. There is a large south facing terrace which is serviced by its own kitchen. It has a built in BBQ, a dining area plus another area for relaxing.
Notes
The house is on 3 stories with 2 sets of stairs and has recently been renovated. The rooms are mainly light and airy and are cool in the summer due to the thickness of the walls. There is under-floor heating for the colder times of the year. The villa is not very suitable for young children.

Leisure
There is a Robert Trent-Jones designed golf course some 30 mins away at Antagnola. It is in a lovely setting with a castle overlooking the course. There is an excellent restaurant in the club house and all the staff are friendly and very helpful.

World famous Umbria Jazz (July) and Eurochocolate (October) in Perugia.
GETTING THERE
The nearest airport is Perugia which is 35 mins by car. Currently Ryan Air fly from Stansted on Sun,Mon,Wed, Thurs and Fri mornings. As there are hardly any other flights into Perugia the transfer is always speedy. Other airports to consider are Bologna, Rimini and Ancona who are all about 2 hours away. Pisa and Rome are about 2.5 hours away depending on the traffic.
Distances
Main cities are within 1 to 2 hour reach: Perugia (40 minutes), Assisi (45 minutes), Arezzo (50 minutes), Florence and Siena (both 90 minutes).
