Summary
Poggio di Guardea, originally built in the 1800's, has recently been lovingly reconstructed by the owner/architect. It is conveniently located in the northwest corner of Umbria, meetingpoint with Tuscany and Lazio. The property lies on the hillside (320 meters high) and has a breathtaking view of the Tiber Valley, the Castello di Poggio, the antique town of Guardea and the olive grove from which the owners produce their own extra virgine olive oil. From the house the old town is a 15 minute walk on the winding road lined by Etruscan caverns.
The pool is positioned in the large park with very old trees and olives and has beautiful views.

This beautiful villa was restored with so much care and became a very comfortable place. Even only for the vast panoramic views we would say this is a very special place!
BOOKING INFORMATION
Pricing
Mid June through August: EUR 3250; May through mid June, September and Christmas and New Year: EUR 2950; all other months: EUR 1950.
Procedure
Deposit: 30% upon booking, balance 30 days before arrival. 5% discount on payment total rental price at booking;Security deposit: EUR 500;Cleaning: EUR 150 each week.
Electricity will be included based on normal use. Extra use will ne charged seperately.
Heating in winter will be charged seperately.
Changing
Saturdays arrival as of 4 PM, departure latest 10 AM. Other arrival and departures days on request
ACCOMODATION
Bedrooms
4 bedrooms in total. 3 bedrooms, all with en-suite bathrooms and 1 bedroom with separate bathroom. In the hall of the suite bedroom one can find a single bed and an extra single bed can be put there as well. This is only suggested for children to sleep near their parents.
Bathrooms
4 bathrooms, all spacious, of which two with bath. The suite has a beautiful bathroom with stand alone bath and relax area. All bathrooms feature Duravit/Stark fixtures with Assisi hand made cotto tiles.
Kitchen
Modern kitchen with large window overviewing the rose garden. Large 90cm Smeg stove and traditional fireplace with terra cotta grill. Large fridge. Entrance from the kitchen to the terrace.
Livingrooms
Nice, cosy living room on the first floor with antique fireplace and a large sofa and comfortable chairs. The dining room is on the ground floor, next to the kitchen. Large table, seats 12.
Other rooms
There is a seperate laundry with washing machine and dryer.
Cleaning
Cleaning will be done once a week, more cleaning upon request against extra charge.

Accessibility
The house is suitable for guests with reduced mobility.
Outside
The swimming pool is 13 x 6 meters and is surrounded by olive trees. This area boasts a spectacular view of the valley below and is exposed to the sun from sunrise to sunset. Pool towels are provided. The pool has an equally magnificient view and night illumination. The casale has a large 'piazza' in front with an open view to the valley. This is a very comfortable area for relaxing and enjoying the sunset with an aperitiv beside the rose garden underneath the giant elm tree.
Notes
SURROUNDINGS
The old town of Guardea is at walking distance. Ideal for some basic shopping. Here one will find a very good pastry/ice cream shop as well.

Festivals
All kind of activities will be organized during summer. Umbria Winter Jazz (end of December) in Orvieto is a true pleasure if you would spend for instance your Christmas and New Year holidays at the property.
GETTING THERE
Nearest airports are Umbria International Airport Sant'Egidio near Perugia (1.5 hours), Rome Fiumicino (2 hours) and Ciampino (2 hours) International Airports and Florence International Airport (2 hours); nearest A1 Motorway exit plus international train station of Orvieto (20 minutes drive) also hosts car rentals. By train one easily accesses the historical city centers of Rome and Florence.
Distances
Immersed in the country side this property is an excellent starting point for whom likes tours and sightseeing all over Tuscany, Umbria and/or Lazio. The entire southern Tuscan country side with UNESCO World Heritage places like Val d'Orcia, Pienza, Siena and San Gimignano as well as famous wine villages like Montalcino (Brunello) and Montepulciano (Vino Nobile) are within a stone's throw so to say. Beautiful towns like Pitigliano and Bagnoregio are also nearby. The important Umbrian cities like Todi, Perugia and Assisi can be easily reached via the highway E45. And very important, Orvieto has an important international railway station that enables fast connections and comfortable visits by train to major cities like Rome and Florence avoiding traffic and parking problems.
