The sympathetic renovation of this delightful property has added modern comfort to traditional character and charm.


A stay at Granarco is a warm hug in architectural design form. With records that date as far back as 1534, this charming former farmhouse has been sympathetically restored and modernised by the SpecialUmbria team and is under SpecialUmbria’s exclusive management.  

Set in a large garden on a beautiful hillside in Umbria, it offers spectacular views towards Tuscany and Lake Trasimeno. Inside, traditional cotto floors and high, bleached wooden ceilings are the main features of the light and airy 220sqm, complemented by carefully sourced antique furniture, modern art and inviting books, much of it in cheerful shades.

The perfect size for family and friends, the house has four en-suite doubles – two on the ground floor and two upstairs. Guests have the use of not one but two kitchens and lots of space in which to relax, including a sitting room and a separate dining room. It is a house that can be enjoyed throughout the year, thanks to the two woodburning stoves that, together with the central heating, make it a cosy proposition in the cooler months, too.

Much of the beauty of Granarco is thanks to its exquisite setting. The fabulous pool (12m x 4m) was recently added and is protected on one side by a beautiful stone wall while the other side looks over the garden and olive trees at the timeless view of the beguiling hills where Umbria and Tuscany meet.

Two separate porches offer shaded dining and lounging, both making the most of the ravishing view. Loungers by the pool and huge beanbags under the olive trees offer further options, but if you must tear yourself away, the medieval town of Piegaro is just 2km away. Numerous other beautiful places, such as Assisi, Lake Trasimeno and Perugia, are sure to entice you with their abundance of culture, cucina and unalloyed prettiness.

Bedrooms

Granarco has two spacious en suite double bedrooms on the ground floor, accessed via a couple of steps. Upstairs are two further en suite doubles. All the rooms have traditional cotto floors, white walls and bursts of cheerful colour.

Bathrooms

All the bedrooms have en suite shower rooms. The modern fixtures and fittings are offset by traditional mirrors, characterful wooden furniture and colourful artwork. Please note, there are no baths in this property.

Kitchen

Granarco has not one but two kitchens, both on the ground floor. Traditionally designed with cotto floors and marble-tiled splashbacks, they are well equipped with two dishwashers, two fridges, two ovens, and an Illy espresso machine. An abundance of fresh local ingredients, mixed with this fabulous space and time to linger, means cooking at Granarco is a simple pleasure.

Living rooms

The house has cosy corners both inside and out providing a smooth mix of comfort and style. The main living area has a sofa and four armchairs while the dining area comfortably seats eight at a round table. There are two woodburning stoves, which make this a wonderful property for low-season stays, too. There is fast internet and the satellite TV also has Dutch channels. Cotto floors, lime-washed wooden beams and double doors to the garden complete the light, natural flow of the house.

Next to the pool there is a utility room with a washing machine and tumble dryer, as well as room for storage.

Facilities


Cleaning

There is an additional weekly cleaning charge of EUR 200 Bed linen and towels (including ones for pool use) are changed weekly. A cleaner also comes briefly, mid-week. The garden is maintained throughout the year.

Outside

Granarco is blessed with a large lawned garden, shady olive trees and swoon-inducing views over the Umbrian countryside. The pool (12 x 4mt) is beautifully sited near the house with a lawn surround and is protected by stone walls on two sides. There are pool inflatables and children’s toys available for guest use. Relaxation is an art form here and there are sun loungers and parasols as well as huge lounge pillow chairs for by the pool or in the garden. There are two shaded dining porches on different sides of the house. The larger one overlooks the pool and is connected to the house. It has a big wooden table, artisan light fittings and is a delightful setting for family meals.

Notes

Granarco is managed exclusively by Special Umbria. The Special Umbria office is attached to the back of Granarco, behind the garden wall. However, our guests are guaranteed their privacy at all times. IMPORTANT : In the Villa you will find the soap, shampoo and shower gel exclusively produced in Umbria and composed by bio agriculture and essential oils.

Activities

There are long walks directly from the property, while beach and water-sport facilities are a short drive away at Lake Trasimeno (25km). For keen golfers there is a choice of a 9-hole course at the Lamborghini Golf Course in nearby Panicarola (16km) or 18 holes at Golf Club Perugia (28km) Antognolla Golf club an 18-hole course, one of the best of Italy (48km). Tennis is available 2km from the villa at Piegaro and horseriding 8km away at Montegabbione.

The world-famous, annual Umbria Jazz Festival takes place in the first two weeks of July. Previous artists include Diana Krall, John Legend and Lady Gaga. Piegaro is a sleepy Medieval town with a small collection of restaurants and shops – a butcher, baker and green grocer, a couple of bars, a pharmacy and a church. Tavernelle de Panicale (9km) on the way to Perugia is a little larger with a greater choice, or you could head to Città della Pieve (13km) or Paciano (18km).

Travel

Air The nearest airports are: Perugia [PEG] (45km) with direct flights from Rotterdam [Transavia], Brussels [Ryanair] and London [BA and Ryanair]; Florence [FLR] (165km); Rome Ciampino [CIA] (175km); and Rome Fiumicino [FCO] (190km). Train The train station at Chiusi [22km] is ideal for direct journeys to Rome and Florence. There is car rental available at the station. Road The A1 motorway exits closest to the property are at Fabro (20km) for Rome and at Chiusi (25km) for Florence.

To prevent any possible spread of Covid-19 and to enable you to enjoy a safe and relaxing holiday, all our villas are cleaned to the highest standard possible, and according to the latest Italian health and safety regulations.

Perfect hygiene: to ensure an exceptional level of hygiene in all our villas, we’ve worked with our owners to create a Covid-19 villa management protocol. Based on recommendations from the World Health Organisation, and in compliance with current Italian national law, this protocol goes above and beyond our usual rigorous cleaning standards.

Prior to arrival, your villa will have been fully sanitised, including all surfaces, objects, kitchen items, curtains, sofas, throws, pillows, toys, and in and around the pool. You are welcome to ask for a detailed list of the entire cleaning procedure we do after each departure and before welcoming new guests to the property.

The owner of this house has complied with the following standards:

  • To ensure the necessary information concerning social distancing and the use of masks is available to all guests
  • To guarantee availability of and accessibility to hand hygiene systems with hydro-alcoholic solutions and soaps in all inside areas of, and pertaining to, the villa
  • To guarantee cleaning and disinfection of all areas according to national authority guidelines. Further information is available on request
  • For the swimming pool: to guarantee the efficacy of the water treatments, while respecting legal limits (the parameter for free active chlorine in the pool is between 1.0 – 1.5 mg/l; combined chlorine ≤ 0.40 mg/l; pH 6.5 – 7.5 or equivalent oxygen)
  • For air conditioning systems: to guarantee the air re-circulation function is switched off and, according to the manufacturer’s instructions, with the plant in off-mode, to clean the air filters of the heating/cooling plants that use heat pumps, fan coils and convectors, at the end of each stay
