The property will astonish you for its architectural design, for its interiors and for the landscape it is nested in, yet the beautiful beaches of the Adriatic Coast are only short drive away


Set in one of the most unspoilt areas of Italy, Malatesta Maison is a seamless fusion of ancient buildings and modern design. Once run as a boutique hotel, now this large property is set over three buildings, parts of which are known to date from as far back as 1485.

The spacious layout includes a two-storey main building with a breathtaking entrance and grand room, the state-of-the-art kitchen, reception rooms and bedrooms upstairs. This is attached to a smaller two-storey farmhouse (annex 1) with 3 further bedrooms one of which is a glorious master suite. There is an additional stand-alone building (annex 2), with the wellness area inclusive of Spa, Sauna and Hamman on the ground floor, perfect for Yoga with a view over the valley to the hills and then the sea and another large family sized bedroom on the first floor. All rooms have a floor cooling system.

The buildings’ simple, clean lines are thoughtfully decorated with a modern mix of Nordic and Italian interior design. Much of the furniture has been custom-made exclusively for the property, while a broad use of fine materials and unique flea market finds add elegance and comfort. This is topped off with beautiful body products for the wet areas of the house.

The property’s tranquil setting has far-reaching views from the house windows, infinity edge pool and grounds across the beautiful rolling hills of Le Marche.....all the way to the ocean.

The ancient towns of Urbino, Gubbio and Fabriano are close by while the Adriatic coast is a 40-minute drive away.

The layout offers true flexibility for groups large and small alike with the ability for privacy as well as generous communal areas. Please also enquire with our team if you would like to hold a function in this spectacular location.

Rooms description


Bedrooms

Six double bedroom in the main building and three more double bedrooms in the annex for a total of nine double bedrooms.

Bathrooms

All bedrooms are en-suite. Very nice modern bathrooms, all with shower.

Kitchen

The kitchen, located in the main building, which, along with other pieces throughout the property was custom-made by a local carpenter, includes a natural oak island. All appliances are by Mareno.

Living rooms

The vast double reception room is located in the main building and opens onto the dining room. Its central feature is its high ceiling with a walkway to the bedroom area on the second floor.

Other rooms

Two pantries are located in the main building, along with a hub for the home-control technology and a laundry area. Currently, the ground floor of annex 2, which is separate from the main building, is used as a wellness area.

Cleaning

Weekly fresh bed linen and towels included. Permanent maintenance of the house, garden and pool in all aspects during your stay. The cleaning lady will clean the house twice a week; more often upon request at separate charge.

Activities

Some of the best beaches of the Adriatic are within 30-50 minutes’ drive of the property, including Monte Conero. One of the best and beautiful beaches of Italy, with white cliffs, nearby. If you prefer quality cuisine, you can have an unforgettable experience in the two Michelin stars restaurants ‘Madonnina del Pescatore’ of Moreno Cedroni and ‘Uliassi’ of Mauro Uliassi near Senigallia. In Portonovo restaurant Clandestino is worth the drive.

Malatesta Maison is part of the Montaiate area, only 7 km far from Pergola town in Marche Apennines, He you can find good amenities (bakery, pharmacy, butcher, restaurant etc). The property is not far from Cagli, Urbino, Gubbio, Fabriano and few kilometers far from the Adriatic Coast (40 minutes Senigallia, Marotta 35 minutes and Fano 50 minutes). Moreover, the house is located in a privileged spot: you can easily get to the most of the typical feasts and great cultural and gastronomic events famous nationally and internationally. In summer there’s the “Summer Jamboree” festival in Senigallia, the “Rossini Opera Festival” in Pesaro, the historical “Palio dell'Oca” in Cagli, the regional market of black truffle and more. On the other side, in autumn you can visit other feasts and markets such as the national white truffle Market in Acqualagna and Pergola, the Show-Market of olive and oil in Cartoceto and more events in Senigallia. A few miles from L'Opera you can reach artistic cities such as Urbino, Fano, Pesaro, Sassoferrato. If you prefer nature's majesty, caves at Frasassi and Furlo, San Bartolo mount, Sibylline mounts and Conero mount will give you a complete picture of adriatic coast: mountains' surprising shape, their crystal clear water and white sand beaches. First shops are 4 kms away from the property.

To prevent any possible spread of Covid-19 and to enable you to enjoy a safe and relaxing holiday, all our villas are cleaned to the highest standard possible, and according to the latest Italian health and safety regulations.

Perfect hygiene: to ensure an exceptional level of hygiene in all our villas, we’ve worked with our owners to create a Covid-19 villa management protocol. Based on recommendations from the World Health Organisation, and in compliance with current Italian national law, this protocol goes above and beyond our usual rigorous cleaning standards.

Prior to arrival, your villa will have been fully sanitised, including all surfaces, objects, kitchen items, curtains, sofas, throws, pillows, toys, and in and around the pool. You are welcome to ask for a detailed list of the entire cleaning procedure we do after each departure and before welcoming new guests to the property.

The owner of this house has complied with the following standards:

  • To ensure the necessary information concerning social distancing and the use of masks is available to all guests
  • To guarantee availability of and accessibility to hand hygiene systems with hydro-alcoholic solutions and soaps in all inside areas of, and pertaining to, the villa
  • To guarantee cleaning and disinfection of all areas according to national authority guidelines. Further information is available on request
  • For the swimming pool: to guarantee the efficacy of the water treatments, while respecting legal limits (the parameter for free active chlorine in the pool is between 1.0 – 1.5 mg/l; combined chlorine ≤ 0.40 mg/l; pH 6.5 – 7.5 or equivalent oxygen)
  • For air conditioning systems: to guarantee the air re-circulation function is switched off and, according to the manufacturer’s instructions, with the plant in off-mode, to clean the air filters of the heating/cooling plants that use heat pumps, fan coils and convectors, at the end of each stay
