One of SpecialUmbria's projects with great eye for details in an amazing panoramic location with beautiful far reaching views, close to Città della Pieve.


Immersed in the green Umbrian landscape, with views of sleepy towns, beautiful forestry and lake Trasemino, Boronia is the perfect spot not far from Città della Pieve, one of Umbria’s most celebrated medieval hilltop towns. This property was one of Special Umbria’s early building projects, finished in 2010.

Recently redecorated, it stays true to its original brief of an exceptional, comfortable, stylish property built of local materials that blends into the stunning lands. With exposed wooden beams, a mixture of terracotta in the day areas, wood flooring in the bedrooms, and high quality fixtures and fittings, this lovely property is immaculately maintained in every way.

The ground floor is given over to open-plan living space with handcrafted stone fireplace and high ceilings, and has a traditional cotto floor that runs from the kitchen at one end to the sitting room at the other. With local wooden ceiling beams, contemporary lighting and two sets of double doors to the garden, the outstanding design and use of materials makes the house easy to live in. The terraces around the house provide lots of options for al-fresco dining and drinks, watching the sunset or enjoying lunch in the shade overlooking the pool.

The lower ground floor is currently used as a cantina for wine tasting but is equally viable as a further sitting room with its double doors out onto another shaded terrace. The utility room and storage area are also on this floor.

Of the three double bedrooms, two are located on a mezzanine level while the other is on the first floor.

The fenced, landscaped and irrigated mature garden surrounding the house hosts lawns, olive and fruit trees, as well as a large heated swimming pool including automatic cover.

The property is part of a small rural hamlet, which means guaranteed privacy without any sense of isolation. It has a very easy access thanks to the nearby small, local country-side tarmac road with immediate access to the private gate and private parking of the property. Bedrooms

There are three spacious double bedrooms, one of which is en-suite and located on the first floor, while the other two are on a mezzanine level, three steps up from the sitting area and separated from it by a door. The rooms can be cooled with fans currently present.

Bathrooms

The house has two bathrooms, both fitted with marble sinks and high-quality fixtures and fittings. The family shower room is spacious while the smaller has a bath as well.

Kitchen

The high-spec kitchen is handcrafted in local, white-painted wood with a lower run of cabinets along two walls. Located at one end of the ground-floor living space, it is semi-open to the dining room and has double doors out onto the veranda. There is a wood and marble-topped, movable central island, a five-burner gas hob, cotto floors that extend through the rest of the living space, a wooden beamed ceiling and industrial fixtures and fittings.

Living room

The sitting room is at one end of the ground-floor living space and has traditional cotto floor tiles along its entirety. It has French doors out onto the veranda and enjoys stunning views out to the hills beyond. A big log fire keeps the space extra cosy in winter. The adjoining dining area also has double doors out to the garden and is large enough to comfortably accommodate family and friends.

Other rooms

There is a second living room on the lower ground floor that is currently used as a cantina for wine tasting. A beautifully proportioned room, it has double doors out onto another terrace and is a brilliantly versatile space. There is a storage room and a utility room on this floor, too. An additional wooden garden shed also provides ample storage space for garden and pool furniture in the winter.

Outside

The property is located in hillside olive groves and the house sits in the middle of a well designed and established, beautifully maintained, mature and extensive garden with lots of private green space. One can find maturing fruit trees and areas of shade and tranquility. There are two large terraces for outside dining, one at the rear of the house shaded by a pergola with wisteria, the other at the side of the house under a large porch. There are double doors on both the lower-ground and ground floor levels leading to these shaded terraces. The 12mx6m open air swimming pool has Roman steps and is equipped with a heat pump and a stylish recently fitted retractable cover by Abritaly. The lower terrace has a pizza oven and BBQ and there is an extra shaded area overlooking the pool.

Technical

The house has mains water supply for domestic water where a private well was built in 2020 for garden irrigation. Mains electricity and gas (LPG) tank are available and hooked up. The pool is equipped with a heat pump and an electric Abritaly cover. A solar panel generates hot domestic water, 1PG heating system with a boiler, fast WiFi-service inside and outside (porch, pergola, gardens and pool area), double-glazed windows and mosquito nets fitted in some windows. Rain water from the roof and water from the well are collected in a large underground water reservoir.

Surroundings

Boronia sits amongst the olive groves not far from the small Medieval town of Piegaro (5km) where there is a small collection of shops, bars and restaurants, as well as a pharmacy, bank and church. There is further choice in Tavernelle di Panicale (6km) on the way to Perugia or head to Città della Pieve (13km) for the full experience. Lake Trasimeno is 25km away.

Travel

Air: The nearest airports are: Perugia [PEG] (40km) with direct flights from Rotterdam [Transavia], Brussels [Ryanair] and London [BA and Ryanair]; Florence [FLR] (165km); Rome Ciampino [CIA] (175km); and Rome Fiumicino [FCO] (190km). Train: There is an international train station at Chiusi (22km) where car rental is also available. Road: The A1 motorway exits closest to the property are at Fabro (22km) for Rome and Chiusi (25km) for Florence.

There are beautiful walks and bike rides direct from the property and the beach and water sport facilities at Lake Trasimeno are 25km away. For golfers, there is a choice of a 9-hole course at the Lamborghini Golf Course in nearby Panicarola (16km) or 18 holes at Golf Club Perugia in Ellera Umbra (28km). Tennis is available in Piegaro and there is riding close by in Montegabbione.
