Casale Civitella

Highly strategically positioned dream place with vast Lake views in the heart of Italy.

Casale Civitella is a large, carefully restored countryhouse at 420 meter above sea level, overlooking the importante central Italian Lake of Corbara as well as a couple of (fortified) borgos and villages. With clear weather the world famous facade of the Cathedral of Orvieto can be seen from the property. The place was bought in a ruin state by its current owners back in 1999. They transformed it completely into a comfortable place respecting all the authentic features that characterize Umbrian country and farmhouses: old cotto tiled floors and throughout the entire house wooden beams and chestnut windows and doors. The house consist of a main part that has a large kitchen/living and mezzanine bedroom plus a studio with separate bathroom and master bedroom/bathroom area with wardrobe. Accessible via an external staircase is a separate guest apartment at first floor level with large open kitchen/living and two bedrooms and one bathroom. Nicely preserved gardens and terraces complete the entire property.

Casale Citivitella is easy to reach within 20 car minutes from the Orvieto exit of the Motorway A1, more or less halfway Rome-Florence.



In total there are 4 bedrooms, one at first floor mezzanine with open fire place in the main house, one at the ground floor in the main house and two in the apartment.

All terraces in front of the house under the porch and at the side of the house are paved with local stones enjoying spectacular wide views, also on Lake Corbara. Also at the end of the gravel access drive is a wooden canopy with storage and space for two cars. The rest of the land consists of an olive grove with 28 trees, meadows and forest downhill.


The property is hooked up to water mains and has a water reservoir of 20.000 liters capacity at its disposal. All domestic water is softened. Another old water reservoir of 20.000 liters is present in the garden. In the entire house are radiators that run on gas; at the entrance of the property is a private gas tank. In 2010 a separate pellet burning stove was installed in the main house.

Direct environment

The entire property is very privately located, but still not far from the town of Civitella del Lago. A local gravel road (partly in need of maintenance) of approximately 700 meters from asphalted road leads to the entrance of the property; Council is organising the central maintenance of this local road via an annual contribution for all users (2015). The Casale has direct neighbours at more than comfortable distance.

The famous restaurant of Chef Vissani (2 michelin stars) is 10 minutes away on Lake Corbara. Also Trippini restaurant in Civitella del Lago is well known. In the front view of the property one can see the Borgo of Salviano. The marquis family Orsini produces wine and olive oil in this borgo. There's also a small little church. Orvieto is approximately 22 kilometers away. Orvieto is full of restaurants, wonderful shops and art galleries, with a market on Saturday morning and Thursday morning. Todi is 26 kilometers away in opposite direction. Also in Todi is a lot to do, especially regarding food and wine. The first shops can be found at 2 kilometers distance in the town of Civitella.


Nearest airports are in Rome, approximately 1.5 hours drive. Perugia airport has some interesting European travel destinations and is around 1 hours drive. Car hire can be found in Orvieto near the international railway station.


The cities of Orvieto (22 km) and Todi (26 km) have a large offer of services and cultural activities. The center of Rome can be reached within approximately 1,5 hours drive. The Motorway A1 exit Orvieto is 20 minutes by car away from the property.

Leisure & activities

Nearest beaches at the Tuscan coast are near the peninsula of Monte Argentario and Porto San Stefano. Here one will find as well the ferry to Isola del Giglio. Golf can be played at the Golf Club Perugia Sodi (Loc. Ellera, PG), 18 holes, at 75 km and at Golf Club Acquapendente (Viterbo), 9 holes, at 46 km.
