The property’s foundations have already been laid but the details of the design of both the house and garden are to be decided. This is an exciting opportunity to create a unique four-bedroom property with landscaped terraces and an infinity pool in this wonderful setting. The potential is huge.

The starting price of EUR 1.6 million is an estimate of the total project cost of delivering a turn-key property, to include the build, all finishes including technical systems and a pool, landscaping and plantinga, technical fees (eg architect, engineer, surveyor), project and design management by SpecialUmbria, and all interior and exterior furniture and decoration


The buyer can specify the internal layout and design of the property on completion of sale. This includes the number of bedrooms and bathrooms, the kitchen(s) and living areas. The buyer might like to consider further options such as a wine cellar, technical and utility areas, dressing rooms and fitted wardrobes.



The property is accessed by private driveway and is close to a paved road. The council will allow the construction of a swimming pool and the buyer can decide on landscaping and terracing during the project.


There are currently no electricity or water supplies at the property and it will need to be connected to a mains supply for both.

Train: There is a train station at Chiusi (14km) where car hire is available. Road: The A1 motorway exit closest to the property is at Chiusi (14km) for connections to Florence and Rome.
