Le Balze

Elegant countryside estate, with tasteful interiors, beautiful pool area, and vast mature garden all around it

What comes to your mind if you think of a completely renovated farm, to which an excellent touch of modernity and contemporaneity has been added? Surely the answer could be Le Balze. It is a property consisting of a main house with a layout reminiscent of a very contemporary villa; a separate double bedroom, obtained from the barn, of which many elements have been preserved, and a small house that develops on two floors. The pool area is also among the most contemporary: infinity pool, natural shaded areas, lawns where children can play freely.

The oldest wing of the house dates from 1667 and great care has been taken in 2010 to maintain both the original character as well as many original features whilst at the same time making sure that all the comforts expected from luxury accommodation in the 21st century are available. Another wing was newly built from scratch, also in 2010.

All the interiors have been carefully designed mixing a wise use of wood and concrete, plastered walls, large windows. The features are all very contemporary and fresh which give the house a unique feeling of the Umbrian countryside without renouncing the bright rooms, the modern layout and the different rooms of a modern conception of the house, such as the cinema room, the tasting cellar, the sauna and an atypical games room obtained from the old stables.

Its proximity to several small cities makes it perfect even for those who do not want to feel isolated but part of the small community, where it is easy to obtain everyday objects.



On the first floor of the main house there is the master bedroom with a freestanding Victorian bathtub and a hidden shower room (through the library), another double bedroom with its own ensuite bathroom, as well as a further studio apartment comprising of a double bedroom. One bedroom is found on the ground floor with separate entrance.


All the bathrooms are very contemporary, with use of natural materials. 3 of them are present in the main house, one bathroom in the separate barn and one the small house.
