Villa Rigone

This is a very pure authentic Umbrian estate with two farmhouses with fantastic views, which is the answer to the real Italian country life!

Occupying one of Umbria’s most beautiful valleys, with its rolling hills and olive groves, Tenuta Rigone is a special place. The organic restoration of the two principle properties has seen a sensitive rebirth of structures that are over 200 years old. 

Originally a small farming hamlet, careful rebuilding has allowed a new generation of families and friends to continue living together in this stunning spot. The restoration started in 1997 and took four years to complete, complying with strict preservation regulations. The result: two exquisitely restored properties that have been built using stones from the surrounding fields and old oak beams. 

The grounds and pool are equally sensitively designed to suit the location and provide ample opportunity to soak up the views.

4 very spacious bedrooms in the first house and 3 as well spacious bedrooms in the second one. Two extra bedrooms are present in the guest house.


There are three bathrooms in each farmhouse and two more in the guesthouse. There is also a small shower room in the pool house.


Both the kitchens are very equipped. Both the kitchens have direct access to the roof covered area. On the terrace is also a high-quality outdoor kitchen/BBQ. In the guest house, currently divided into two units there two small kitchens.

Living room

Both houses are cleverly designed with lots of living space to accommodate families or groups of friends together. There is a separate drawing room, sitting room and dining room in each, enabling guests to find both a quiet spot to sit and read, as well as space to socialise. The guesthouse has a sitting room in each property.

Other rooms

Both houses have a veranda off the kitchen for sheltered al fresco dining. There is also a laundry room and tech room in each house, as well as cosy, comfortable corners to relax in.



Tenuta Rigone occupies a stunning position overlooking the hills and valley. The garden and grounds are cleverly terraced with olive trees and cypresses, lawns and a large pool (14m x7m) surrounded by paving with plenty of space for lounging. There is a pool house with a pretty seating area, as well as different spots throughout the grounds that are perfect for sitting or dining al fresco. A carport is discreetly located behind the properties.


The estate has two private wells, one for each house, which provide all the necessary water, including the garden irrigation system. There is no mains water connection. Both houses have gas and electricity. In Farmhouse A there is air conditioning in the dining room and the main bedroom. Both properties have under-floor heating in the bathrooms.

Direct environment

The estate is accessed by a 1.5km gravel road and an electric gate. There are other houses in the vicinity, but Tenuta Rigone enjoys peace and privacy.

The villa is 15 minutes away by car from the Lake Trasimeno where all kind of watersport activities can be done. The villa itself is positioned in the green Umbrian hills with vast views all around. Ideal for making long walks or mountain biking.  In Castel Rigone you can buy the basic supplies (bread, meat, vegetables etc). Supermarkets in Magione and Passignano sul Trasimeno.


Nearest airports are Umbria International Airport Sant'Egidio near Perugia (55 km), Ancona International Airport (165 km), Rome Fiumicino (250 km) and Ciampino (235 km) International Airports, Florence International Airport (150 km) as well as Pisa International Airport (215 km); nearest Motorway exit is at Tuoro sul Trasimeno (12 km; N75/E45) for the connection with the A1 to Rome and Florence; in the direction Umbertide (23 km) one will find the N3bis/E45 towards the Adriatic coast northbound and to Perugia southbound. Near the train stations of Terontola (23 km) as well as the one in Umbertide one will find car rentals.


The most important cities in Umbria and Tuscany with all facilities for shopping, culture and art are within reach: (wine in) Montepulciano (50 km), Castiglione del Lago (28 km), Arezzo (50 Km), Citta di Castello (40 km), Siena (88 km), Florence (120 km), Perugia (45 km), Gubbio (53 km), Todi (85 km), Orvieto (110 km), Spoleto (105 km), Montefalco / Bevagna (95 km), Deruta (60 km), Assisi (65 km) and of course Rome (230 km).

Leisure & activities

Lake Trasimeno (10 km) with its islands, boats, beaches, leisure activities and amazing views is in the next valley, near Tuoro sul Trasimeno and Passignano sul Trasimeno. Golf courses are near Panicarola (38 km) at Golf Course Lamborghini (9 holes) and in Ellera Umbra (40 km) at Golf Club Perugia (18 holes).
