Selling your property

If you are intrested in selling your property through us, we will be most happy to evaluate the possibilities with you. To our potential buyers it is of greatest importance that your property fits with our style and philosophy or that it can be brought to that state with reasonable efforts.

As a first step we would appreciate if you could send us via email a set of digital photos (or a link to an internet website where we can find them) that give a clear and precise view of what you offer to sell: some photos of the inside of the property as well as the outside facades including the view from the property in several directions made with clear weather.

Based on this first evaluation we will contact you for an intake appointment. We will meet to get to know each other and the property better. By doing so we can offer the best information to any potential buyer. For our potential buyers and ourselves the purchase of a property can only be smooth and succesful if the following items related to the property are organised upfront by the owner, in close cooperation with SpecialUmbria:

  • Excellent photos (taken under clear weather conditions) of the inside and the outside of the property as well as of the direct environment in several directions, are available
  • Eventual main defects and damages are repaired and ordinary maintenance is carried out, depending on the type of property
  • All relevant property related documentation is in order and available:
    • Deed of acquisition (Atto d'Acquisto o Atto di Provenienza)
    • All (building) permissions / authorizations / communications from the competent authority
    • Correct land registry data for both the buildings as well as the land in correspondence with actual situation and permissions
    • Renderings: land registry maps (building lay out and land) plus prospects (facades) in correspondence with actual situation and permissions
    • All main certificates: habitability, gas/hydraulic/electricity conformity, energy performance issued by the competent authoritiy and in correspondence with actual situation and permissions
    • Eventual active and/or passive rights of easement (e.g. rights of way) are known and clearly indicated

Ultimately we may sign a collaboration agreement to sell your property. You as an owner will be responsible, eventually through third parties like a geometra', to organise the above requirements at or shortly after the signing of the collaboration agreement, not only before an eventual deed of sale. Our commission is competitive with the local market.

 

Renting out your property for short terms

We know a lot of people who initially would never let their property, because the property is their own house and they would never know what other people will do with their house when they are not there. On the other hand, it can be financially very interesting to let your property for some weeks a year.

If you feel that your property fits in the selection of Special Umbria please feel free to contact us. We are most happy to take on new houses, villas and apartments that will feel tenants completely at home during their holidays.

Based on this first evaluation we will take an appointment with you for an intensive intake to understand what your rental needs are (which time of the year, expectations on number of weeks, etc.). For our tenants and ourselves a rental property can only be succesful if a minimum set of services in and around the property are organised by the owner, in close cooperation with SpecialUmbria:

  • Excellent photos (taken under clear weather conditions) of the inside and the outside of the property as well as of the direct environment in several directions, are available
  • A proper property insurance, allowing tenants to stay in the house, is in place
  • A good English speaking person (e.g. caretaker or property manager if not the owner him- or herself) will check if the property is ready to be handed over to the guests before their arrival, will be present to perform check in/out and is available during the stay of the tenants for any issue or problem to be resolved
  • Continuous maintenance (cleaning/gardening) is guaranteed
  • Extensive written property guide in English (approximately 30 pages) is available with indications on how the property functions as well as many touristic tips for the tenants
  • The owner notifies its guests to the competent authorities as legally regulated

SpecialUmbria is available to assist you with tips and ideas on how to bring the property into a state 'ready to be rented' and to comply with the above mentioned success factors.

Owners who rent through us we offer a marketing and booking service. This entails that we promote your property via various international (online) media and that we fully support you in getting the rental agreement and payments between you and the tenant in place. For this marketing and booking service we charge a commission per week that the property is rented through our mediation.

 

Exclusive rental service for property owners

For our tenants and us it is key that each property in our portfolio is up to the standards: all equipment and facilities are working and a friendly (preferably multilingual) caretaker or property manager is present who will welcome your tenants at arrival, who is available during their stay for any issues or questions and who can perform check out. Also, we may prepare a clear booklet on how the property functions including all kind of practical and touristic tips in the direct environment.

For this we have developed an exclusive rental service in which we strongly appeal on the feeling that the property is someone’s house and not just a holiday home. We regard the let properties for which we are responsible as if they are our own, which means:

  • checking the property the day before arrival of the owner and/or his guests: garden is done, house is clean, beds are made up, if necessary the (pool) heating or airconditioning is on, necessary repairs have been carried out; if desired the refrigerator is full and flowers are on the table: the property feels 'welcome';
  • welcoming the guests on the day of arrival, explain them the proper use of the house and receive the security deposit;
  • being available during the guests stay for any queries and/or to resolve eventual problems;
  • being present during the check out of the guests, check for any damages/missing items and settle the security deposit;
  • preparing the visit of following guests.

The rental service is charged against a fixed fee per stay of guests. We consider it as our aim to make sure that letting your property will only be a good experience.

Depending the specific situation of your property we may fulltime look after all aspects of the house against a fixed monthly fee. In the section Property Management you can find all details of this service.
