Summary

The property is located in a beautiful forest setting on a raised site with scenic views over a valley and hills near the mediaeval village of Preggio on the hills to the north of Lake Trasimeno in Umbria. The two houses have been restored in a classic Umbrian design with stone façade walls and clay-tile roofing and the interior in a contemporary design with a “Scandinavian” touch and feel.

The main house is a  two storey building with a one level extension and conservatory. About thirty metres down from the house a hay barn has been converted into a two bedroom guest annex on two storeys, to the same high standard as the main house. Four first floor level bedrooms in the main house plus another one at ground floor level. The guest house hosts one bedroom at the lower ground floor level and another one at the upper floor, accessed at ground level through the front door.

Also a robust wooden poolhouse with changing room completes this area. Each house has a comfortable terrace. In front of the main house is a large parking area for at least 7 cars. The garden area close to the houses will be basically landscaped latest Spring 2015, but planting remains to be done in accordance with the new owner's wishes. In total the private grounds comprise mostly of woods, but including a terraced olive grove and open pasture.
Direct Environment
The property is located just off Via della Fonte, between regional road no. SR416 (Mercatale / Umbertide) and Preggio. Via a gate one accesses by an olive tree lined white road in good condition. The maximum of privacy throughout the entire property is guaranteed; some neighbouring similar type of properties can be seen at comfortable distance (hundreds of meters).

There are a small general store, bar and restaurants in nearby beautiful hill town of Preggio which is a 10 minute drive away. Supermarkets and all other necessary amenities are in Umbertide which is 20 minutes away

Lake Trasimeno (10 km) with its islands, boats, beaches, leisure activities and amazing views is in the next valley, near Tuoro sul Trasimeno and Passignano sul Trasimeno. Golf courses are near Panicarola (38 km) at Golf Course Lamborghini (9 holes) and in Ellera Umbra (40 km) at Golf Club Perugia (18 holes).

Nearest airports are Umbria International Airport Sant'Egidio near Perugia (55 km), Ancona International Airport (165 km), Rome Fiumicino (250 km) and Ciampino (235 km) International Airports, Florence International Airport (150 km) as well as Pisa International Airport (215 km); nearest Motorway exit is at Tuoro sul Trasimeno (12 km; N75/E45) for the connection with the A1 to Rome and Florence; in the direction Umbertide (23 km) one will find the N3bis/E45 towards the Adriatic coast northbound and to Perugia southbound. Near the train stations of Terontola (23 km) as well as the one in Umbertide one will find car rentals.
