This privately owned and partly fenced property consists of an old church and a connected house. This complex has been the local church and was the home of several priests. The church was once dedicated to Saint Bartholomew. In 2004 and 2005 the current owner undertook a thorough restoration project. Nowadays the property is a beautiful minimalistic furnitured home decorated with local and international art objects. Also, in the same period the second house that is at approximately 100 meters distance downhill, was fully restored and turned into a comfortable contemporarily furnished home. In total there are 7 bedrooms, 6 bathrooms as well as several reception rooms, hallways and corridors.

On the private land are a couple of ruins located that may be fully restored. The church is the jewel of the entire complex. It has its traditional high ceilings and wooden beams. The enormous space and excellent acoustics bring the possibilty to organise larger events of any kind (music, speeches, ceremonies) where many guests can be hosted.

In the main house are on the first floor four double bedrooms of which two each have en suite bathrooms and one bathroom is shared by the other two bedrooms. The farmhouse hosts three bedrooms: two bedrooms share a bathroom and the master bedroom has its en suite bathroom; this large bedroom can also be accessed by an exterior staircase and loggia.
In total six ensuite bathrooms with sink, bidet, toilet and shower: three in the main house and three in the farmhouse.
The main house has a well equipped kitchen where the farmhouse has an open plan kitchen/dining area.
In the main house the church is a large reception room in itself with on the other side of the building a sitting room including fireplace; in the farmhouse is a large sitting area at ground floor level including fireplace.

Direct Environment
The property is slightly remotely located. It can be reached via a long gravel or so called "white" road, maintained by the local authority to within some 200 metres of the property where it becomes a local neighbourhood road; from this point one can even see Lake Trasimeno. At the private houses on the property a couple of direct neighbouring houses can be seen at hundreds of meters distance.

Central heating in all rooms. Three deep wells provide water for both houses and are backed up by a number of storage tanks. Mains electricity is connected and there are telephone landlines already connected to both houses with broadband internet.
The entire complex is offered for sale in its current state against the above mentioned selling price. In addition to the above described complex the owners offer neighbouring ruins for sale that come in two groupings: Corgna Alta and Casa Lombarda. They purchased most of the ruins and associated land in 2007 in order to prevent the development of these by others and thereby prevent disturbance to their own house from building traffic. They have not considered how to restore these ruins but some form of ‘borgo’ might be possible. The half of the building labelled Casa Lombarda to include land below the building is also owned by the current owners; the other half is for sale with another owner. Once again the idea was to prevent development by others. The ruins at Corgna Alta came with land that is mainly woodland and have wonderful views of Lake Trasimeno from the top of the hill by the road that passes the belvedere. The large ruin is about 600 m2; the second ruin has three stories with another 400 m2. There are another two sections of ruined buildings that are for sale with other owners. As far as currently known no restoration plans have ever been submitted and there would not be any restrictions (no involvement of 'Belle Arti').

An anbsolutely tranquil and peaceful green area that allows for long walks and hikes. Lake Trasimeno cannot be seen from the property itself but is close by.

The nearest shops, restaurants, basic supplies (bread, meat, vegetables etc) and other amenities are in the nearby village of Lisciano Niccone reachable in 10 minutes by car. Supermarkets are in Tuoro and Passignano sul Trasimeno.
Lake Trasimeno (10 km) with its islands, boats, beaches, leisure activities and amazing views is in the next valley, near Tuoro sul Trasimeno and Passignano sul Trasimeno. Golf courses are near Panicarola (38 km) at Golf Course Lamborghini (9 holes) and in Ellera Umbra (40 km) at Golf Club Perugia (18 holes).
Nearest airports are Umbria International Airport Sant'Egidio near Perugia (55 km), Ancona International Airport (165 km), Rome Fiumicino (250 km) and Ciampino (235 km) International Airports, Florence International Airport (150 km) as well as Pisa International Airport (215 km); nearest Motorway exit is at Tuoro sul Trasimeno (17 km; N75/E45) for the connection with the A1 to Rome and Florence; in the direction Umbertide (23 km) one will find the N3bis/E45 towards the Adriatic coast northbound and to Perugia southbound. Near the train stations of Terontola (23 km) as well as the one in Umbertide one will find car rentals.
