With its carefully restored star-vault ceilings and pared-back edit of modern design pieces, this elegant palazzo offers a refined stay not far from the coast


Palazzo San Giovanni lies in the centro storico of Nardò, one of the most beautiful towns of the Salento peninsula that retains a strongly authentic feel as well as a rich culinary heritage, just ten minutes from the coast.

The house itself is two minutes’ walk from the main square and is a spacious blend of magnificent architectural details, such as towering star-vault ceilings, terrazzo floors and a marble staircase. To this elegant blank canvas has been added a pared-back mix of Italian design pieces and modern, custom-made furnishings that balance old and new. Much of the interior has been achieved with the help of local craftsmen and artisans using local materials, and the addition of some pieces bought at local antiques markets.

The house has three large double bedrooms, all en-suite, with the space to sleep eight comfortably thanks to a sofa bed in a small living room off the guest suite. The separate kitchen and chapel-like soaring ceiling of the large living room are beautiful indoor social spaces while outside, the roof terrace is on different levels and with its outdoor kitchen, dining and sitting areas, offers incredible views over the town and a place to relax in the Puglian warmth.

The location is as special as the house itself and guests can wander the narrow streets admiring the baroque architecture, reach Lecce within 20 minutes and be on the beaches of the Ionian coast in even less time. This is old Italy with a comfortable, contemporary take.

Bedrooms

The palazzo has three double bedrooms but can accommodate 8 guests thanks to a sofa bed.
Suite
In the newer part of the house, the suite has a double bedroom and a separate living area with a chic and comfortable sofa bed.
Main bedroom
The sky blue, star-vault ceiling and terrazzo floor root this beautiful room with its comfortable king-size bed, firmly in Italy.
Terrace room
A romantic loft room with a Mediterranean feel. Wooden ceiling beams are painted white and large double doors onto the terrace give incredible roof-top views of Nardò which can be admired from the comfort of the linen-clad bed.

Bathrooms

All three bedrooms have en-suite shower rooms with high-performance fixtures and fittings, including brass taps, that are beautiful in their simplicity. The shower room that leads off the main bedroom is bigger than the others, with a vaulted ceiling, a beautiful T-shaped pink marble basin and doors to the balcony.

Kitchen

The fully equipped kitchen sits beneath an exposed star-vault ceiling that has the pink of the original paint still visible. A cohesive blend of modern, industrial and rustic, a sleek wall run of hip-height cabinets, that includes an electric oven and hob, contrast with a freestanding island that was custom-made by a local carpenter using reclaimed wood, and open metal shelving on the end wall. The other end wall has double doors to the balcony. There is a simple outdoor kitchen on the roof terrace.

Living rooms

This beautiful central room is exceptional thanks in part to its 6.5m-high, star-vault ceiling. With a window on one side and double doors to a balcony on the other, the play of light is accentuated by the iconic Italian soft-formed sofa and chairs at one end and the eight-seater marble dining table at the other.

Other rooms

The palazzo entrance takes guests up the blue staircase to the main floor. There is a laundry room off to one side. At the top of the stairs is the ingresso that separates the main living space from the Suite and has stairs that lead to the rooftop terrace.

Outside

The roof terrace isn't just on one level and includes a simple outdoor kitchen, a shaded dining table and a built-in seating area. Planted with lemon and pomegranate trees and a big palm tree, it’s the perfect spot from where to admire the sun set. One of the bedrooms has double doors onto the upper level with stunning views over the town.

Notes

The property is located in the old town which is a car-free zone for those who aren’t permanent residents. Guests, therefore, cannot park directly in front of the property and will need to park about five minutes’ walk away. This does mean, however, that for a central town location, the property is delightfully quiet.

Activities

Palazzo San Giovanni is in the car-free centre of Nardò and there are fabulous bars, restaurants and cafes on the doorstep, as well as the main piazza just a couple of minutes’ walk away. The closest beaches are Santa Maria al Bagno and Santa Caterina, just ten minutes away. Porto Selvaggio is a rocky beach that is perfect for snorkeling, while Punta della Suina is a mix of rocks and sand. Our favourite local lidos include: Lido Litos, Lido Beija-Flor and Togo Bay-Beach. For a round of golf, Golf Club Acaya is 43km away or San Domenico, at Savelletri di Fasano, is 100km away. Closer to Nardò is the ASD Eden Ranch for riding (14km).

Nardò is an authentic town that lies between Lecce and Gallipoli, on the Salentine peninsula. The town itself has a rich history that can be explored through its byzantine and baroque architecture that includes palaces, chapels and churches, and it offers an excellent base for foodies and wine lovers. The Ionian coast is just a few kilometres away and the property, with all the convenience of its town location, is perfectly placed for exploring the crystal-clear water and the mix of rocky coves and sandy beaches of this stunning coastline. Lecce, otherwise known as the Florence of the South, is 30km away. Cited as one of the most beautiful cities in southern Italy, it is heralded for its baroque splendour, or try Galatina for its medieval architecture and Gallipoli whose old town is located on an island.

The nearest airports are: Brindisi [BDS] (80km) and Bari [BRI] (200km).

Train
The nearest train station to the property is in Nardó itself, although the main line stops at Lecce where car hire is available.

Take the SS101 from Lecce or travel the SP359 coast road. The A14 is 13km away.

Perfect hygiene: to ensure an exceptional level of hygiene in all our villas, we’ve worked with our owners to create a Covid-19 villa management protocol. Based on recommendations from the World Health Organisation, and in compliance with current Italian national law, this protocol goes above and beyond our usual rigorous cleaning standards.

Prior to arrival, your villa will have been fully sanitised, including all surfaces, objects, kitchen items, curtains, sofas, throws, pillows, toys, and in and around the pool. You are welcome to ask for a detailed list of the entire cleaning procedure we do after each departure and before welcoming new guests to the property.

The owner of this house has complied with the following standards:

  • To ensure the necessary information concerning social distancing and the use of masks is available to all guests
  • To guarantee availability of and accessibility to hand hygiene systems with hydro-alcoholic solutions and soaps in all inside areas of, and pertaining to, the villa
  • To guarantee cleaning and disinfection of all areas according to national authority guidelines. Further information is available on request
  • For the swimming pool: to guarantee the efficacy of the water treatments, while respecting legal limits (the parameter for free active chlorine in the pool is between 1.0 – 1.5 mg/l; combined chlorine ≤ 0.40 mg/l; pH 6.5 – 7.5 or equivalent oxygen)
  • For air conditioning systems: to guarantee the air re-circulation function is switched off and, according to the manufacturer’s instructions, with the plant in off-mode, to clean the air filters of the heating/cooling plants that use heat pumps, fan coils and convectors, at the end of each stay
