Hidden in an ancient olive grove close to the Adriatic coast, where the Itria Valley becomes Northern Salento, Casa Zana is a sophisticated single-storey, modern villa.

Sleeping eight in four double rooms, the house’s interior is a calming mix of natural colours and materials. Earthy terracottas and chalky whites reflect the surrounding landscape while the smooth concrete floor, used both inside and on the terraces outside, is a bare-foot delight.

There is little need to do more than glide from house to pool, via the kitchen and the dining terrace, perhaps venturing onto the roof terrace to gaze at the view or, when it’s dark, at the stars.

It would be a travesty, however, not to venture beyond the gates to the nearby trulli villages, magical white towns and the beaches and rocky coves of the Adriatic.

Bedrooms

The four double bedrooms all open onto the pool and garden. Simply decorated, the smooth concrete floors, wooden beds, comfy mattresses, natural colour palette and Scandi-inspired minimalism are serene and understated.

Bathrooms

Equally simple in style, but with high-quality fixtures and fittings, the chalky white bathrooms all have walk-in showers.

Kitchen

The kitchen is at one end of the large, open-plan living space. Expertly equipped, the beautiful sea-foam green fitted cupboards are understated yet house everything you could need.

Living rooms

At the other end to the kitchen is the living area, with the dining space between. Two white pendants loop over the beautiful wooden dining table, while sliding doors lead to the outside dining terrace. The sitting area has a huge L-shaped sofa, a wooden coffee table and a TV, although you’ll likely spend more time staring out of the enormous picture window. Elegantly understated, it is the perfect indoor place to relax.

Outside

Fenced and accessed via an automatic gate, Casa Zana is completely private. Surrounded by an ancient olive grove, the white exterior of the villa sits in stunning contrast to the red Puglian soil. Immediately in front of the house and accessed by sliding doors from the kitchen, is the shaded dining terrace. This looks over a terraced garden bed above the pool, with sunloungers and parasols lining the long side and a shaded lounge area at one end. The villa has a roof terrace accessed by external steps typical of houses in the area, from where guests can look out across the pretty Puglian countryside or stargaze at night.

The Torre Guaceto Nature Reserve and the breathtaking beaches of the Adriatic are a short drive from the villa. The property is also close to lots of interesting towns and villages with a wide choice of restaurants, bars, shops, antiques markets and stunning Baroque architecture. There are vineyards and olive groves where tastings and tours are possible and for a round of golf, the nearest course is San Domenico, at Savelletri di Fasano, 35km away.

Casa Zana lies at the point where Valle d’Itria ends and Northern Salento begins. It’s just a short drive to the centre of Carovigno and only a tiny bit further to Ostuni, one of the most well-known of the area’s magical white towns. Discover its restaurants, maze of small streets and market stalls, likewise Martina Franca, Ceglie Messapica and Cisternino, or head to the trulli villages of Alberobello and Locorotondo. The property is just moments from the crystal-clear water and rocky coves of the Torre Guaceto Nature Reserve on the Adriatic coast. To the north is Polignano a Mare (60km), a town built on limestone cliffs where its famous viewpoint, the Balconata sul Mare, offers incredible sea views and is home to occasional high-octane cliff-diving competitions. Discover coastal Monopoli (49km) with its Baroque castle and cathedral, or head down the coast to Lecce (75km), otherwise known as the Florence of the south, which is cited as one of the most beautiful cities in the south of Italy and heralded for its Baroque splendour.

Perfect hygiene: to ensure an exceptional level of hygiene in all our villas, we’ve worked with our owners to create a Covid-19 villa management protocol. Based on recommendations from the World Health Organisation, and in compliance with current Italian national law, this protocol goes above and beyond our usual rigorous cleaning standards.

Prior to arrival, your villa will have been fully sanitised, including all surfaces, objects, kitchen items, curtains, sofas, throws, pillows, toys, and in and around the pool. You are welcome to ask for a detailed list of the entire cleaning procedure we do after each departure and before welcoming new guests to the property.

The owner of this house has complied with the following standards:

  • To ensure the necessary information concerning social distancing and the use of masks is available to all guests
  • To guarantee availability of and accessibility to hand hygiene systems with hydro-alcoholic solutions and soaps in all inside areas of, and pertaining to, the villa
  • To guarantee cleaning and disinfection of all areas according to national authority guidelines. Further information is available on request
  • For the swimming pool: to guarantee the efficacy of the water treatments, while respecting legal limits (the parameter for free active chlorine in the pool is between 1.0 – 1.5 mg/l; combined chlorine ≤ 0.40 mg/l; pH 6.5 – 7.5 or equivalent oxygen)
  • For air conditioning systems: to guarantee the air re-circulation function is switched off and, according to the manufacturer’s instructions, with the plant in off-mode, to clean the air filters of the heating/cooling plants that use heat pumps, fan coils and convectors, at the end of each stay
