Bedrooms

There are three bedrooms: two doubles and one single. Light and bright, they have white walls and beautiful stone arches with just the right amount of furniture and decoration to add interest and be useful but nothing that overwhelms the simple architectural elegance. Two further guests can be accommodated on a sofa bed in the living room. Perfectly proportioned, this room has stunning floor tiles and is a lovely place to be.

Bathrooms

There are two shower rooms next to the bedrooms and a further shower room adjacent to the living room. Beautiful in their simplicity, they have high-spec fixtures and fittings.

Kitchen

The house has a well-equipped kitchen and accompanying dining area that is spacious and perfect for family and friends to use. The property also has a professional kitchen that is used for cooking classes or workshops or by a private chef if you have chosen to be cooked for. The property boasts an outdoor kitchen, too, with a wood-fired BBQ and pizza oven.

Living rooms

The living room, like the rest of the property, is a celebration of the simple yet impressive arches and stonework of the local vernacular, decorated with a beautiful tiled floor and carefully chosen pieces of furniture. There are several terraces with outdoor seating, too, so guests have a choice of places to relax, both inside and out.

Outside

Falsopepe is approached through an olive grove and occupies an elevated position with views to the sea. The house has several outside terraces where guests can relax and there is a small pool below the house that is perfect for cooling dips, surrounded by sculptural cactuses. An impressive outdoor kitchen includes a wood-fired pizza oven and BBQ and guests are welcome to help themselves from the vegetable garden. There are sunloungers and even a swing from which to admire the view.

The property is situated in organic lemon and olive groves and there are four adult bikes and one child’s bike available for guests’ use. The Ionian and Adriatic coasts are a short drive away, as are lots of towns and villages of interest, and for golfers, the nearest course is San Domenico at Savalletri (51km).

We would be delighted to help you plan the details of your stay at Falsopepe in advance. The property has a strong food heritage - the estate is managed by restaurateur and sommelier Vincenzo Madaro - and his mother, Anna Maria, is a chef with an expertise in fresh pasta and breadmaking and is a member of the Slow Food Alliance. She is able to offer workshops and cooking classes at the property. We can organise a personal chef, too, who would use the house’s professional kitchen. The following are also available on request: grocery delivery, nanny, driver, boat rental, massage therapist, yoga instructor and tourist guide.

Falsopepe is located next to the Parco delle Gravine, an amazing landscape of caves, dramatic ravines and rich wildlife with stunning walks, while the wider local area contains some of the most interesting cultural sites in southern Italy thanks to over 2,000 years of invasion, conquest and settlement. Massafra, an ancient city with a 15th century castle and an authentic Puglian feel is ten minutes away and has a host of lovely restaurants as well as local shops. Head to the famous UNESCO trulli villages of Alberobello and Locorotondo, or discover the restaurants, maze of small streets, and market stalls of Martina Franca, Cisternino, Ostuni and Ceglie Messapica. The town of Polignano a Mare (64km) is built on limestone cliffs and its famous viewpoint, the Balconata sul Mare, offers stunning sea views, or head to coastal Monopoli (57km) with its Baroque castle and cathedral. Lecce, otherwise known as Florence of the South, is 90 minutes south. Cited as one of the most beautiful cities in southern Italy, it is heralded for its Baroque splendour. Don’t miss out on the spectacular Castellana Grotte, underground caves an hour north of the property. There is not only a choice of beaches but a choice of seas: Bahia del Sol in the Marina di Pulsano is the closest on the Ionian coast and Paragrafo is the nearest place to dip your toes in the Adriatic.

Perfect hygiene: to ensure an exceptional level of hygiene in all our villas, we’ve worked with our owners to create a Covid-19 villa management protocol. Based on recommendations from the World Health Organisation, and in compliance with current Italian national law, this protocol goes above and beyond our usual rigorous cleaning standards.

Prior to arrival, your villa will have been fully sanitised, including all surfaces, objects, kitchen items, curtains, sofas, throws, pillows, toys, and in and around the pool. You are welcome to ask for a detailed list of the entire cleaning procedure we do after each departure and before welcoming new guests to the property.

The owner of this house has complied with the following standards:

  • To ensure the necessary information concerning social distancing and the use of masks is available to all guests
  • To guarantee availability of and accessibility to hand hygiene systems with hydro-alcoholic solutions and soaps in all inside areas of, and pertaining to, the villa
  • To guarantee cleaning and disinfection of all areas according to national authority guidelines. Further information is available on request
  • For the swimming pool: to guarantee the efficacy of the water treatments, while respecting legal limits (the parameter for free active chlorine in the pool is between 1.0 – 1.5 mg/l; combined chlorine ≤ 0.40 mg/l; pH 6.5 – 7.5 or equivalent oxygen)
  • For air conditioning systems: to guarantee the air re-circulation function is switched off and, according to the manufacturer’s instructions, with the plant in off-mode, to clean the air filters of the heating/cooling plants that use heat pumps, fan coils and convectors, at the end of each stay
