This beautiful Baroque villa has undergone a magnificent renovation, harmoniously fusing old with new, to create a modern, light-filled space.


Marmona is a beautiful, vaulted, one-storey villa that lies less than ten minutes from the Porta Rudiae, one of the three ancient gates into the old centre of Lecce, a stunning Baroque town in the south of Italy’s heel.

Set amongst olive and citrus groves with oak woods nearby, the house is in Valle Cupa, a stunning spot where many of the old Leccesse families built their summer palazzos.

The villa itself had fallen into ruin but was rescued and restored by an award-winning architectural designer and artist. The house is a triumph of richness and variety. The refined design offers guests the perfect opportunity to entertain and have fun, as well as giving time and space for quiet contemplation. The property also houses a stunning collection of 20th century fine art, photography, sculpture and furniture, including a majestic sculpture of a bull ready to charge, opposite the grand entrance portico.

Marmona comfortably sleeps 10 in five air-conditioned, en suite bedrooms, including a principal bedroom with an in-room bath tub, and a studio. White walls are the cool backdrop to the fabulous art, while poured concrete floors, with under-floor heating for the cooler months, are smooth underfoot. Copious amounts of glass frame the view to the pool and the vibrant blues and greens of the Puglian landscape.

The large barrel-ceilinged kitchen is well equipped yet stylistically pared back. There is a central marble waterfall counter that comfortably seats 10 for dining, the cool, smooth material blending beautifully with the old, warm roof stones. Open doorways lead through to the large living room, and on through to a further sitting room with an open fireplace. Both offer plenty of space for guests to relax, to chat, to admire the artwork or to lose themselves in a book or film. There is good working wifi throughout the building.

Outside, a large terrace offers separate dining and seating areas, while another terrace at the front of the house is perfect for quiet relaxation and yoga. The long, heated pool (14mx4m) is surrounded by sun loungers, poolside cushions and an outdoor shower, and overlooks a sunken olive grove. Four hectares of woods, citrus and olive groves surround the property.

Nearby Lecce is a beautiful baroque city known as the Florence of the South. It has an abundance of superb restaurants, shops and bars and is a university town with a friendly and welcoming feel. The house is close to the most beautiful sandy beaches of both the Ionian and Adriatic coasts and there are great places to swim in either direction. Guests should take the locals’ lead and see which way the wind is blowing before deciding which coast to head for.

Bedrooms

There are five double, en-suite bedrooms. One of the bedrooms is part of a large studio with a mini kitchen. Similar to the design of the rest of the property, the bedrooms are spacious and airy with white walls and large windows. They all have air conditioning and exceptionally comfortable double beds, with an additional single bed, suitable for older children, on two of three mezzanines. A cot is available.

Bathrooms

There is a shower room for each of the five bedrooms; the main bedroom also has a bath tub in the room. The high-performance fixtures and fittings are matched with marble basins and vanity unities: the beauty lies in the clean lines and understated style. There are eight toilets in the property in total.

Kitchen

The house combines a kitchen and dining room in one, located under a barrel ceiling of soft-coloured stonework. The island counter that houses the hob and continues into a dining table that seats 12 is a waterfall design made of stunning marble. The look is sleek and simple and offers everything guests might need, including: a large family fridge/freezer, a wine fridge, a further freezer, two large ovens, six-burner gas hob, two dishwashers, two Nespresso machines, a microwave and even an ice cream maker.

Living rooms

The house has large open doorways leading from the kitchen through to one sitting room, known as the music room, and then the next. There is wifi, international TV channels, including Netflix, Amazon and Apple, and a Sonos music system. The family TV room has an open fireplace for cooler days and there is lots of original artwork to admire.

The property sits in eight hectares of olive and citrus groves and oak woods, too, and is approached down an avenue of cypress trees. The large pool lies to the side of the property and is available for use all year round. There are ten sun loungers and shade can be found under the olive trees. The extensive private gardens include secluded seating areas and two terraces – one for socialising and the other for those seeking peace and quiet and a perfect spot for yoga. The 3m-long dining table seats 14 and there is a separate, shaded seating area for outdoor lounging. There is enough parking space for several cars.

A cook can be available throughout your holiday for any meals you’d like, enabling you to enjoy delicious Pugliese and Mediterranean dishes. We can provide nannies, drivers, massage therapists, yoga instructors and tourist guides on request. If you can drag yourself away from the joys of this incredible house and gardens, the baroque splendour of Lecce is only ten minutes’ away. We will happily make restaurant and shopping recommendations and reservations for you. Otherwise, the property is not far from both the Ionian and Adriatic coasts and we can recommend the best beaches. The region is known for its amazing produce, including wonderful wines, notably reds and rosés, such as Primitivo, Negroamaro and Susumaniello, and we are able to organise tours and tastings on request.

Food is a serious undertaking in Puglia and every meal is a celebration of fresh, local produce to be enjoyed with family and friends. We can arrange a private cook for your stay who can make you pretty much anything, from a simple breakfast to a five-course Pugliese-Mediterranean dinner, all with local ingredients. Menus can be customised for your group and served inside or out. Prices upon request. Cooking classes We are lucky enough to know wonderful chefs in the area who are happy to give our guests cooking classes, at the villa, or in selected restaurants. This is a wonderful opportunity to discover the secrets of Pugliese cooking where dinner is served afterwards and wine pairings can be requested. The local cuisine has a rich and vibrant history and every chef focuses on seasonal ingredients, local flavours and regional recipes to make this a fun and interesting experience.

Prior to arrival, your villa will have been fully sanitised, including all surfaces, objects, kitchen items, curtains, sofas, throws, pillows, toys, and in and around the pool. You are welcome to ask for a detailed list of the entire cleaning procedure we do after each departure and before welcoming new guests to the property.

The owner of this house has complied with the following standards:

  • To ensure the necessary information concerning social distancing and the use of masks is available to all guests
  • To guarantee availability of and accessibility to hand hygiene systems with hydro-alcoholic solutions and soaps in all inside areas of, and pertaining to, the villa

  • For air conditioning systems: to guarantee the air re-circulation function is switched off and, according to the manufacturer’s instructions, with the plant in off-mode, to clean the air filters of the heating/cooling plants that use heat pumps, fan coils and convectors, at the end of each stay
