Masseria Fiorentina


This 17th century fortified farmhouse with views of the Adriatic has been meticulously restored, maintaining its historical integrity and charm while offering 21st century comfort and elegance with minimal environmental impact


Fiorentina is a large estate that lies just moments from the Adriatic in the heart of Puglia. Originally a fortified farmhouse, traditionally the masseria and the surrounding land would have provided shelter and support for a number of families, keeping them safe from maritime raiders. 
Today, several hundred years later, an exquisite renovation pays respect to the building’s architectural heritage, meticulously maintaining the original features while looking to the modern-day comfort of guests. The property continues to offer shelter, albeit in ineffable luxury, privacy and style. 
The masseria and pool house include nine bedrooms, three kitchens, large living and dining areas, a wine room, orangery, hammam, two pools, a chapel and four hectares of gardens – all of which cosset guests in intimate and original fashion, leaving a very small environmental footprint.
The property’s prominent position offers vast views along the Adriatic coastline and guests can pop to fabulous beach clubs and lidos, visit the pretty towns and villages of the Itria Valley and taste wine at some of the region’s most celebrated vineyards. The lure of Fiorentina is strong, however, and the team of staff at the property is perhaps best placed to showcase the incredible local produce and wine in surroundings that quietly whisper luxury.

Bedrooms

Valentino
A large, romantic, king-size suite on the ground floor, Valentino has access to the Gargano suite through double doors, making it ideal for families. It also has a private entrance to the hammam. There is a freestanding roll-top bath in the room as well as a walk-in shower, while the dressing area behind the bed wall and has double stone basins.

Gargano
An impressive ground-floor king or twin room that looks out over the walled garden and connects to the Valentino suite making it perfect for parents with children. The en-suite bathroom has a sunken bath big enough for four children or two adults and double doors in the arch lead to the outdoor shower set in the curve of a stone wall. The vaulted dressing area has a fireplace and double stone basins beneath an elegant vintage mirror.

Capella
A gorgeous first-floor, king-size suite with beautiful sea views that is located above the chapel. The en-suite has a walk-in shower, a dressing area, double basins and a comfortable round ottoman, with double doors to the terrace.

Melograno
Light and airy with double doors that open onto the breakfast terrace, this is a sea-facing, ground-floor king/double/twin suite. An arch leads to a vaulted giant sunken bath and shower while double basins and a bidet occupy the dressing room between.

Lapazaya
Located in the pool house, this inviting principal suite has wonderful sea views as well as a large open fireplace. Close to Lampascioni, these rooms are perfect for parents and children. Lapazaya has a roll-top bath behind a half wall in the room, double basins, a walk-in shower, and if that isn’t enough, there is an outdoor shower, too.

Lampascioni
An elegant ground-floor king or twin suite located in the pool house. Double-door access to Lapazaya, the principal suite, makes it ideal for families. Guests have a walk-in shower, stone basin, toilet and bidet.

Giordano
Calm and elegant, this vaulted room with an open fireplace is a sea-facing, ground-floor double that opens onto the garden terrace. The en-suite bathroom has a shower over the large bath, and double basins.

Agrumeto
This handsome, first-floor queen-size suite has an open fireplace and a light and bright en-suite bathroom with a walk-in shower and dressing area. Guests who want a bath can do so outside on the balcony with fabulous views over the walled citrus grove. The suite has direct access to the family kitchen and library.

Living rooms

The indoor living spaces at Fiorentina occupy the old masseria and the original features remain the stars of the show. The main living room on the ground floor is in what was once a cattle shed where mangers are now windows. A vaulted ceiling and a working fireplace provide the backdrop for furnishings in wood and softly coloured linens, creating a chic, calm and inviting place to relax. The Dante snug uses a similar soft colour palette and the same natural materials. A discreet screen can be hidden when it’s not serving as a media room. Upstairs, a vaulted ceiling and a huge, open working fireplace create another elegant sitting room for guests to socialise or tuck themselves away with a book. The grand Trajan dining room has a whitewashed wooden ceiling punctuated with skylights and hung with a wrought iron chandelier, as well as another enormous open fireplace. The long dining table seats 20 for dinner and guests are served from the nearby professional kitchen. On the first floor of the main house is the upper kitchen, which combines an open-plan kitchen with a small dining and living space, again with a fireplace and a beautiful vaulted ceiling. There are numerous outdoor dining options, too, including under the shade of the poolside pergola where guests are served from the outdoor kitchen. The garden terrace seats 20 for breakfast or lunch where guests are served from the adjacent breakfast kitchen. The courtyard is perfect for starlit dinners, while 10-12 guests can dine on the first level terrace outside the original entrance to the masseria with views of the olive groves, the vineyard and the sea beyond, all served from the upper kitchen. For unparalleled views of the estate, the rooftop dining area next to the plunge pool can seat up to 16 for lunch or dinner. The house team is happy to set up lunch or dinner anywhere else in the stunning four-hectare garden.

Outside

Fiorentina sits in a prominent position on a private estate just 6km from the Adriatic and guests can enjoy the phenomenal views north to Polignano, past Monopoli, to Ostuni and Cisternino in the south. Surrounded by 7 hectares of lavender fields and over 500 olive trees, guests have four hectares of gardens to enjoy. Mediterranean terrace planting creates lots of lovely spaces for guests to explore, bordered by traditional stone walls and stone paths. A delicate avenue of trees lines the path to the chapel that is used by a local congregation. A courtyard offers an enclosed, atmospheric dining spot or, alternatively, guests can head through a wrought iron arched gate to the garden terrace or the pool terrace. The beach-design main pool offers something for every age and type of swimmer and is kept at a constant 26* throughout the summer using renewable energy. A private walled garden with Puglian pear trees surrounds the main building while citrus trees, including mandarin, orange and five varieties of lemon that fruit throughout the summer, are in the agrumeto – the traditional walled citrus grove. A set of terraces near the pool play host to the kitchen garden that keeps the kitchen in fresh vegetables. The roof terrace has a plunge pool and outdoor shower. The property is approached by a long drive through the estate and there is plenty of parking and a private helicopter pad.

Notes

A chef, concierge, housekeeper and gardener are included in the coterie of staff who facilitate a seamless stay at Fiorentina. A twice-weekly cleaning service is included, as well as a midweek linen change. A daily laundry collection service is payable locally. There is regular pool cleaning and a garden maintenance service. Much of the fresh fruit and vegetables served at the house come from the estate.

Four hectares of beautifully planted and maintained gardens blend into the estate grounds that are woven with paths through the lavender, olive groves, vines and wild flower meadows. The estate is just ten minutes from the nearest beach at Monopoli, while beach clubs and lidos at Savelletri and Capitolo can be reached in under half an hour. For those looking to play a round of golf, San Domenico, at Savelletri di Fasano, is just 14km away. There are some wonderful local spas, too.

To prevent any possible spread of Covid-19 and to enable you to enjoy a safe and relaxing holiday, all our villas are cleaned to the highest standard possible, and according to the latest Italian health and safety regulations.

Perfect hygiene: to ensure an exceptional level of hygiene in all our villas, we’ve worked with our owners to create a Covid-19 villa management protocol. Based on recommendations from the World Health Organisation, and in compliance with current Italian national law, this protocol goes above and beyond our usual rigorous cleaning standards.

Prior to arrival, your villa will have been fully sanitised, including all surfaces, objects, kitchen items, curtains, sofas, throws, pillows, toys, and in and around the pool. You are welcome to ask for a detailed list of the entire cleaning procedure we do after each departure and before welcoming new guests to the property.

The owner of this house has complied with the following standards:

  • To ensure the necessary information concerning social distancing and the use of masks is available to all guests
  • To guarantee availability of and accessibility to hand hygiene systems with hydro-alcoholic solutions and soaps in all inside areas of, and pertaining to, the villa
  • To guarantee cleaning and disinfection of all areas according to national authority guidelines. Further information is available on request
  • For the swimming pool: to guarantee the efficacy of the water treatments, while respecting legal limits (the parameter for free active chlorine in the pool is between 1.0 – 1.5 mg/l; combined chlorine ≤ 0.40 mg/l; pH 6.5 – 7.5 or equivalent oxygen)
  • For air conditioning systems: to guarantee the air re-circulation function is switched off and, according to the manufacturer’s instructions, with the plant in off-mode, to clean the air filters of the heating/cooling plants that use heat pumps, fan coils and convectors, at the end of each stay
