Masseria La Grappola


The sensitive renovation of this ancient farmhouse blends original stone walls with clean, modern lines, creating a sophisticated and welcoming ambience, both inside and out.


Masseria La Grappola is a large property with an even bigger garden set amongst the rolling olive groves of northern Puglia, at the start of Italy’s heel. Close to the breathtaking beaches of the Adriatic coast and the trulli villages and charming towns of the Itria Valley, it’s a perfect holiday location.

A sympathetic recently completed renovation of an ancient farmhouse, the original stones sit beside modern, minimalist design to create a light, spacious and comfortable aesthetic. Exquisitely finished and furnished, the property has six en-suite bedrooms, arranged over two floors. The living space occupies the lower-ground floor and includes a large sitting area with a smart TV and an indoor dining table for 12 with double doors out to the garden. The open kitchen has a large island and is expertly equipped.

The vast garden has ancient olive trees dotting its lawn, a large pool surrounded by loungers, a poolside pergola with a dining table and a second covered dining table on a large terrace next to the house.

The spacious, harmonious design of this property and its proximity to the Adriatic coast make it a perfect base for exploring this unspoilt area of Italy with friends and family.

Rooms description


Bedrooms

The six bedrooms are spread over two floors. On the ground floor, where the main entrance is located, are four large doubles with en-suite bathrooms. One of these is a principal suite with a private sitting area, a kitchenette and an additional double sofa bed. All the ground-floor rooms have private access out to the garden and pool.
There are 2 double sofa beds available which can be added to the 12 normal beds.
An internal stone staircase leads to the first floor where there is another impressive bedroom with an en-suite bathroom and a large bath. The room has access to a private terrace that overlooks the entire property and offers incredible panoramic views. The sixth en-suite bedroom is small in size but full of character with a beautiful stone arch. It is accessed via a second terrace.

Bathrooms

All the bedrooms have beautiful, modern en-suite bathrooms with a shower, toilet, bidet and basin. Some are larger than others but all have high-spec fixtures and fittings. The first-floor suite has a bath.

There is a guest bathroom on the ground floor with a shower, a washing machine and ironing facilities.

Kitchen

The open-plan living space is on the lower-ground floor and includes an expertly equipped kitchen with a central island and all the facilities and gadgets that guests might need. There are doors to the garden where there is a BBQ.

Living rooms

The living space occupying the lower-ground floor of the house is open-plan and includes a large sitting area with a smart TV, a dining area that seats 12 and the kitchen. There is a guest toilet on this floor, too. The two principal suites have private sitting areas and the huge garden offers lots of places to sit or lounge, on your own or together.

Outside

Space is in abundance here with an impressive garden that stretches to 6,000sqm. Contained by a traditional stone wall, there are lawns, ancient olive trees, flower beds and a recently planted vineyard. The infinity pool (12m x 5m) is surrounded by sunbeds and three Balinese double lounge-beds, while a pergola offers a shaded dining space at the far end of the pool looking back towards the house. There is another covered dining table on a terrace next to the house and an enormous roof terrace offers vast views and an ideal spot to watch the sun rise or set. There is ample parking space.

Masseria La Grappola is 7km from the Adriatic coast and its beautiful beaches. The town of Polignano a Mare is built on limestone cliffs and its famous viewpoint, the Balconata sul Mare, offers stunning sea views. Stroll through the cobbled streets and across the central piazza of the old town or head to coastal Monopoli (13km) with its Baroque castle and cathedral. Its old port is perfect for an evening stroll followed by a delicious dinner in one of the many restaurants. For a day trip, head to the Itria Valley and the famous trulli villages of Alberobello and Locorotondo. Martina Franca, Cisternino, Ostuni and Ceglie Messapica are all worth a visit for their restaurants, maze of small streets, and market stalls. Lecce, otherwise known as Florence of the South, is an hour and 15 minutes away by car. Cited as one of the most beautiful cities in southern Italy, its Baroque splendour more than compensates for the journey.

Perfect hygiene: to ensure an exceptional level of hygiene in all our villas, we’ve worked with our owners to create a Covid-19 villa management protocol. Based on recommendations from the World Health Organisation, and in compliance with current Italian national law, this protocol goes above and beyond our usual rigorous cleaning standards.

Prior to arrival, your villa will have been fully sanitised, including all surfaces, objects, kitchen items, curtains, sofas, throws, pillows, toys, and in and around the pool. You are welcome to ask for a detailed list of the entire cleaning procedure we do after each departure and before welcoming new guests to the property.

The owner of this house has complied with the following standards:

  • To ensure the necessary information concerning social distancing and the use of masks is available to all guests
  • To guarantee availability of and accessibility to hand hygiene systems with hydro-alcoholic solutions and soaps in all inside areas of, and pertaining to, the villa
  • To guarantee cleaning and disinfection of all areas according to national authority guidelines. Further information is available on request
  • For the swimming pool: to guarantee the efficacy of the water treatments, while respecting legal limits (the parameter for free active chlorine in the pool is between 1.0 – 1.5 mg/l; combined chlorine ≤ 0.40 mg/l; pH 6.5 – 7.5 or equivalent oxygen)
  • For air conditioning systems: to guarantee the air re-circulation function is switched off and, according to the manufacturer’s instructions, with the plant in off-mode, to clean the air filters of the heating/cooling plants that use heat pumps, fan coils and convectors, at the end of each stay
