Palazzo San Vito lies in the heart of sunbaked Salento, just five minutes’ drive from Lecce and less than half an hour from both coasts, right down in Italy’s heel.

A sensitive restoration of the property’s cathedral-like proportions has created a calm and beautiful property for eight. The soaring star- and barrel-vaulted ceilings have been left with their original paint colours, now beautifully faded, and innovative design slots into the ancient walls with easy synchronicity.

The charm of the old is mixed with the ease of the new: air conditioning and heating are in every room, likewise high-speed wifi. There’s a portable projector with a Smart TV and speakers for both indoor and outdoor use and the kitchen and bathrooms are all high-spec. The play of light inside is magnificent and guests might find they just sit slack-jawed staring at the architecture.

Outside there is more to explore, including the glorious pool and the mattresses and sunloungers beside it. A citrus grove, mature trees and beautiful stone walls provide stunning colours in this courtyard garden, along with a lounge area and dining table outside the kitchen’s arched glass wall. The lush planting at the entrance to the house offers another beautiful space for guests to use, out of the heat of the sun.

Bedrooms

There are four double en-suite bedrooms, each with a comfortable, king-size bed made up with cool linens. All the rooms are simply decorated in earthy colours and have incredible vaulted ceilings that reach up to five metres high where the original colours have been left. All the rooms have Starlink high-speed wifi.

Bathrooms

The en-suite bathrooms are individual to each room, and all come with high-quality fixtures and fittings. With the same high ceilings as the bedrooms, they all have showers, and one also has a wonderful, built-in bath. The principal bedroom has an outdoor private shower in a vaulted courtyard that is Mediterranean perfection.

Kitchen

The kitchen has a star-vaulted ceiling and the arch wall that leads to the garden is made of glass, throwing light into the room and casting beautiful shadows. Fully equipped with a big island that includes a five-burner gas hob and a sink, it is as magnificent as it is understated. A square opening leads to the dining room, from where the kitchen island is perfectly framed. A large wooden dining table comfortably seats eight and the high ceiling has been left with the aged patina of its original green.

Living rooms

There is significant space to stretch out both inside and out. The entrance room has a fireplace and cosy chairs, the living room has deep olive sofas and is the perfect place to relax, likewise the bar, while the indoor garden serves as a cool retreat in the heat of summer and a lovely refuge in winter when it’s too cold to sit outside.

The courtyard garden is large enough to include a citrus grove, as well as a 40m2 pool with a shallow shelf along one length and sun loungers along both sides. There’s a dining table beyond the soaring glass arch of the kitchen and a lounge area with a built-in BBQ. With the high walls and mature trees casting dappled light and shade, it’s a stunning space that accommodates every holiday mood. The entrance patio with its lush planting offers a delightful, alternative spot to read or chat, away from the heat on warmer days, and there is easy parking in front of the property or 100m away.

Activities

The palazzo is in the heart of Salento and the breathtaking beaches of both the Adriatic and Ionian coasts are less than half an hour away. Bring beach shoes to navigate the rocks and you will be rewarded by the stunningly clear and delightfully warm water. It’s possible to rent a boat, too. Back on land, head to the surrounding towns and admire the beautiful baroque architecture before enjoying the weekly or monthly markets. This part of Puglia is particularly well known for its wonderful wines, especially red and rosé, with grapes such as Primitivo, Negroamaro and Susumaniello and tastings and tours of vineyards, as well as olive groves, are possible. For a round of golf, head to San Domenico, at Savelletri di Fasano, a little over an hour away.

Palazzo San Vito is just five minutes’ drive from Lecce, otherwise known as Florence of the south. Cited as one of the most beautiful cities in southern Italy and heralded for its baroque splendour, wander the pretty streets and admire the incredible light as the sun bounces off the white stone. There are several smaller towns nearby that are also worth your time, including Nardò, whose rich history is best explored through food and architecture - in this case, fabulous fresh seafood and delicious pasticcerie, and a mix of Byzantine and Baroque palaces, chapels and churches. Galatina, although small, is an authentic Puglian town with a pasticceria worth detouring to. The Ionian coast is just a few kilometres away and its stunning mix of clear water, rocky coves and sandy beaches is not to be missed. In particular, the Porto Selvaggio nature reserve’s pine forest-fringed wild beaches are wonderful. Discover Santa Caterina with its seafront restaurants and Santa Maria al Bagno for its beautiful cove. Or, discover the Torre Guaceto Nature Reserve on the Adriatic coast. If you fly from Bari, stop off at Polignano a Mare, a town built on limestone cliffs where its famous viewpoint, the Balconata sul Mare, offers incredible sea views and is home to occasional high-octane cliff-diving competitions. You could also do the scenic drive south from Otranto towards Tricase Porto, stopping for lunch along the way.

Prior to arrival, your villa will have been fully sanitised, including all surfaces, objects, kitchen items, curtains, sofas, throws, pillows, toys, and in and around the pool. You are welcome to ask for a detailed list of the entire cleaning procedure we do after each departure and before welcoming new guests to the property.

The owner of this house has complied with the following standards:

  • To ensure the necessary information concerning social distancing and the use of masks is available to all guests
  • To guarantee availability of and accessibility to hand hygiene systems with hydro-alcoholic solutions and soaps in all inside areas of, and pertaining to, the villa

  • For the swimming pool: to guarantee the efficacy of the water treatments, while respecting legal limits (the parameter for free active chlorine in the pool is between 1.0 – 1.5 mg/l; combined chlorine ≤ 0.40 mg/l; pH 6.5 – 7.5 or equivalent oxygen)
  • For air conditioning systems: to guarantee the air re-circulation function is switched off and, according to the manufacturer’s instructions, with the plant in off-mode, to clean the air filters of the heating/cooling plants that use heat pumps, fan coils and convectors, at the end of each stay
