Tenuta Masseriola, although just a few kilometres from the foodie town of Carovigno, as well as the coast, enjoys a beautiful private spot, surrounded by eight hectares of olive groves and the rich, red soil and pretty stone walls typical of this part of Puglia.

There are three different buildings: an old trullo with a snail-shell external staircase, the original main house and a newer separate space which houses two of the four bedrooms. The architect, well known for his exemplary minimal designs, used traditional building techniques and materials to transform this former agricultural dwelling into a place of tranquil beauty.

Throughout the property, both inside and out, guests will be wowed by the beautiful soft light that is reflected in the warm stone that surrounds the pool, the simplicity of the interiors, and the polished concrete floors. A careful edit of designer furniture provides a seamless blend of old and new. There are two sitting rooms, a well-equipped kitchen and a dining room with a barrel-vaulted stone ceiling. A long table enables guests to live their best Italian life over dinners made from the abundance of fresh local produce.

The division of the bedrooms between the three buildings allows guests considerable privacy, while the living spaces both inside and out bring people together.

The pool is a gorgeous greeny-blue – the colour of the nearby sea as well as the various trees that surround it. This is a property that celebrates its beautiful surroundings with understated magnificence. You will be tempted to stay put but that would be to miss out on the riches that await beyond the gates, including the beautiful towns of the Itria Valley as well as the Torre Guaceto nature reserve.

Rooms description


Bedrooms

There are four bright en-suite bedrooms, each with a door out to the garden. Perfect for friends and family who like a little added privacy, the bedrooms are spread across the three buildings with one in the main house, another in the trulli and two more in the newer separate space. Simply furnished in soft, natural colours, each room is spacious and restful. There are big, comfy beds made up with cool linens and smooth, polished concrete floors. The one in the trullo is within the cone of the building.

Bathrooms

The bathrooms are simple and sleek with high-quality fixtures and fittings. They all have a shower, WC and bidet. The bathroom in the trullo occupies a traditional arched stone space.

Kitchen

The kitchen has a central island with a five-burner gas hob, a double sink and a breakfast bar at the end, all in a sleek slate colour which contrasts beautifully with the pale walls and the light stone. An elegant solution that seamlessly blends old with new and form with function, it’s superbly equipped - including a Nespresso machine - and connects to the indoor dining room.

Living rooms

The main living room has a polished concrete floor and is simply furnished with two designer armchairs and a glass side table next to the beautiful stone fireplace. A second sitting room has a comfortable sofa and two armchairs, as well as a TV. The main bedroom is off this room. The indoor dining table is conveniently close to the kitchen and comfortably seats ten under a traditional barrel-vaulted ceiling. Sliding doors open onto the terrace.

Outside

The house is in the middle of eight hectares of private land where guests are welcome to walk. The pool is one of the loveliest there is, stretching between the olive trees and pines, the view is beautiful and its position allows you to watch the breathtaking sunsets over this unique landscape every single evening. There is a shaded outdoor kitchen with a sink and Wolf designer gas hob, a shaded outside dining table, and sunloungers and chairs around the pool.

Activities

The Torre Guaceto Nature Reserve and the breathtaking beaches of the Adriatic are just 7km from the villa. The property is also close to lots of interesting towns and villages with a wide choice of restaurants, bars, shops, antiques markets and stunning Baroque architecture.

This part of Puglia is particularly well known for its wonderful wines, especially red and rosé, with grapes such as Primitivo, Negroamaro and Susumaniello. Tastings and tours of vineyards as well as olive groves are possible and, for a round of golf, the nearest course is San Domenico, at Savelletri di Fasano, half an hour away.

Tenuta Masseriola is just a ten-minute drive from the centre of Carovigno and 15 minutes from Ostuni, one of the most well-known of the magical white towns of the Itria Valley. Discover its restaurants, maze of small streets and market stalls, likewise Martina Franca, Ceglie Messapica and Cisternino, or head to the trulli villages of Alberobello and Locorotondo. The sea is only 7km away and the nearest sandy beach is within the Torre Guaceto Nature Reserve on the Adriatic coast. To the north is Polignano a Mare (60km), a town built on limestone cliffs where its famous viewpoint, the Balconata sul Mare, offers incredible sea views and is home to occasional high-octane cliff-diving competitions. Discover coastal Monopoli (53km) with its Baroque castle and cathedral, or head down the coast to Lecce (70km), otherwise known as the Florence of the south, which is cited as one of the most beautiful cities in the south of Italy and heralded for its Baroque splendour.

Perfect hygiene: to ensure an exceptional level of hygiene in all our villas, we’ve worked with our owners to create a Covid-19 villa management protocol. Based on recommendations from the World Health Organisation, and in compliance with current Italian national law, this protocol goes above and beyond our usual rigorous cleaning standards.

Prior to arrival, your villa will have been fully sanitised, including all surfaces, objects, kitchen items, curtains, sofas, throws, pillows, toys, and in and around the pool. You are welcome to ask for a detailed list of the entire cleaning procedure we do after each departure and before welcoming new guests to the property.

The owner of this house has complied with the following standards:

  • To ensure the necessary information concerning social distancing and the use of masks is available to all guests
  • To guarantee availability of and accessibility to hand hygiene systems with hydro-alcoholic solutions and soaps in all inside areas of, and pertaining to, the villa

  • For the swimming pool: to guarantee the efficacy of the water treatments, while respecting legal limits (the parameter for free active chlorine in the pool is between 1.0 – 1.5 mg/l; combined chlorine ≤ 0.40 mg/l; pH 6.5 – 7.5 or equivalent oxygen)
  • For air conditioning systems: to guarantee the air re-circulation function is switched off and, according to the manufacturer’s instructions, with the plant in off-mode, to clean the air filters of the heating/cooling plants that use heat pumps, fan coils and convectors, at the end of each stay
