This fabulous villa takes inspiration from geometric patterns while cosseting guests in its modern and minimalistic warmth.


Villa Karmani is a modern villa in an ancient setting. Surrounded by olive groves and with magnificent views over the rolling hills to the coast, its privacy is matched by its proximity not only to pretty local towns and the Ionian sea, but also, via private path, to a stylish Masseria , an elegant eco-resort with good restaurant.

Built from sandstone and local Sicilian materials, the low-lying house is elegant and modern. Geometric floor tiles inform the simple, clean decoration in a villa that is spacious and easy to live in.

The four double bedrooms are all en-suite and two have a private terrace apiece. This is a place where the outside is as well designed as the inside and the dining table under the loggia with an accompanying kitchen provides the perfect spot to enjoy the foody spoils of the island.

The pool has ravishing views towards the sea, especially from the roof terrace above the loggia with its drinks bar that shades the pool at one end.

The villa is the perfect stepping-off point for discovering the rich history and culture of this corner of Sicily, with towns such as Noto and Modica which are full of Byzantine, Moorish and Baroque architecture as well as plentiful restaurants in which to feast on delicious Sicilian dishes. With lots of beautiful beaches to choose from too, this is an alluring spot.

Bedrooms

There are four double en-suite bedrooms, three of which can be made up as twins, if required. Simply decorated in neutrals, they have extremely comfy beds, a wardrobe, and a desk, as well as stunning views. Two of them have a private terrace.

Bathrooms

All of the rooms are en-suite and the bathrooms include double basins, beautiful graphic tiles, stone and poured concrete, impressive mirrors and large showers. There is a bath in the principal en-suite.

Kitchen

A central monochrome tiled corridor runs the length of the villa giving access to the kitchen, dining and living rooms. The well-equipped kitchen is open-plan to the passage and includes a large island with an induction hob. Monochrome floor tiles and a sleek run of white lower wall units combine with a round wooden breakfast table and a door to the terrace. There is also an outdoor kitchen next to the outdoor dining table which is on an elevated, shaded terrace above the pool.

Living rooms

There is plenty of living space, both inside and out, that cleverly marries form with function. Inside, the living and dining space is open plan to the long central passageway and includes a large seating area with a TV and a dining table for ten. Neutral tones provide warmth and decoration while the real showstopper is the scenery outside. There are plenty of spaces where guests can relax, both inside and out, including on the two private bedroom terraces, by the pool and in front of the living room.

Outside

Villa Karmani is located down an unpaved road. Surrounded by a large olive grove with views to the sea, native Sicilian planting in the garden is accompanied by lawn and several terraces, cleverly lit at night. The 15m x 3m pool is on the lower terrace and, half inside and half outside, the loggia has an arch opening over the water which reflects to form a circle. There is a roof terrace above with spectacular views. The outside dining table is under another loggia creating an outside room, again with incredible views and a convenient outdoor kitchen at the house end. A private terrace for two of the bedrooms and an outdoor shower and lounge area by the pool mean guests have plenty of space as well as privacy.

Activities

The breathtaking beaches, including those in the Vendicari nature reserve, are a delight and guests have plenty to choose from. Try San Lorenzo which is 16km away, or pay a visit to Marzamemi, a charming fishing village. For a round of golf, the 18-hole I Monasteri course is less than 40km away. However, just a short stroll along a private path from the villa is Masseria della Volpe, an eco-resort where villa guests can pay to use the sauna, tennis and beach volleyball facilities.

Villa Karmani is just 5km from the nearest supermarket, 7km from Ispica and only 16km from the beach and from the pretty town of Noto, with its fabulous array of restaurants that offer everything from pizzas to top-end fine dining, using beautiful, slow-grown local ingredients. For other towns, Syracusa is of archaeological interest and is matched in its baroque splendour by both Ragusa and Modica, while the island of Ortigia is a gem of charming medieval streets, heaving with history. Closer to home, however, is a private path that leads from the villa to Masseria della Volpe, an eco-resort where guests, at extra cost, can have a sauna, play tennis and beach volleyball, and dine in the Coda Rossa restaurant.

To prevent any possible spread of Covid-19 and to enable you to enjoy a safe and relaxing holiday, all our villas are cleaned to the highest standard possible, and according to the latest Italian health and safety regulations.

Perfect hygiene: to ensure an exceptional level of hygiene in all our villas, we’ve worked with our owners to create a Covid-19 villa management protocol. Based on recommendations from the World Health Organisation, and in compliance with current Italian national law, this protocol goes above and beyond our usual rigorous cleaning standards.

Prior to arrival, your villa will have been fully sanitised, including all surfaces, objects, kitchen items, curtains, sofas, throws, pillows, toys, and in and around the pool. You are welcome to ask for a detailed list of the entire cleaning procedure we do after each departure and before welcoming new guests to the property.

The owner of this house has complied with the following standards:

  • To ensure the necessary information concerning social distancing and the use of masks is available to all guests
  • To guarantee availability of and accessibility to hand hygiene systems with hydro-alcoholic solutions and soaps in all inside areas of, and pertaining to, the villa
  • To guarantee cleaning and disinfection of all areas according to national authority guidelines. Further information is available on request
  • For the swimming pool: to guarantee the efficacy of the water treatments, while respecting legal limits (the parameter for free active chlorine in the pool is between 1.0 – 1.5 mg/l; combined chlorine ≤ 0.40 mg/l; pH 6.5 – 7.5 or equivalent oxygen)
  • For air conditioning systems: to guarantee the air re-circulation function is switched off and, according to the manufacturer’s instructions, with the plant in off-mode, to clean the air filters of the heating/cooling plants that use heat pumps, fan coils and convectors, at the end of each stay
