La Roccia


La Roccia is a unique jewel of a town house that balances beautiful design with raw nature in this wonderful corner of Sicily


This unique property is tucked, quite literally, into a rocky hillside. Spread over several levels and maximising its fabulous location with sleek, minimalist design and stunning lighting, it has a small pool, a delightful garden terrace and views across Modica to the old town and the Catedrale di San Giorgio.

La Roccia is a house of many parts, conjuring an impressive blend of natural materials and high-end design. The traditional façade is a jewel-rich earthy red while the rooms within are light and bright. The main room on the ground floor is like a sophisticated hotel suite with a double bed, a sofa and a kitchenette, all designed around the exposed rock ceiling. There is also a laundry room, a shower room and a lift to the first floor.

Stone steps lead to the garden terrace which is the heart of La Roccia. A pergola shades an outdoor kitchen, barbecue and dining table, while the natural niches in the rockface have been cleverly appropriated to accommodate a sitting area in one and a small, decked pool in another. Lush planting offers privacy as well as the perfect verdant balance to the textured rock behind.

Inside, on the upper floor is a crisp and bright living room with a small kitchen, and a separate shower room carved into the rock. Behind the kitchen are stairs to a mezzanine double bedroom. Here, there are internal windows over the sitting area, a walk-in wardrobe and a door to outside.

Although it has just two bedrooms, the property can sleep as many as seven if the sofa bed and an additional bed were used and it would not feel cramped.

Modica’s historic centre is within easy walking distance of this originally designed house, which is the perfect retreat for the design-conscious wanting the conveniences and cultural delights of a town while appreciating space, privacy and nature.

Bedrooms

There are two double bedrooms with the possibility of accommodating three further guests on a double sofa bed and on an additional single.
The double bedroom on the ground floor also has a kitchenette, a dining table for two and a sitting area. Light floods the space which is decorated in neutral tones with the different natural textures, from the rock ceiling to crisp bedlinen, bringing depth and richness to the space. The bed is large and one you won’t want to leave in a hurry.
The second bedroom is on a mezzanine level with internal windows onto the living room below. The sleek design is light and bright and there is a walk-in wardrobe as well as a door to outside.

Bathrooms

Each bedroom has its own shower room. The one on ground-floor level has a large walk-in shower while the one on the upper level has been built into the natural rock. Both have hi-spec fixtures and fittings. There is also an outdoor shower by the pool.

Kitchen

There are three kitchens at La Roccia, two inside and one outside. Small but perfectly formed, they each have an accompanying dining area. There is a barbecue as well.

Living rooms

There are two inside living spaces – one as part of the ground-floor bedroom and the other beneath the mezzanine level bedroom. Airy and chic, the furniture is a careful edit of beautiful design pieces. Guests will also find private terraces outside the rooms as well as the large outdoor lounge chairs in the lee of the rockface and close to the outdoor kitchen and dining area.

There is a laundry room on the ground floor and a lift to take you up to the next level.

Outside

For a town house, the outside spaces here are extraordinary, and in a good way. Trees and shrubs provide privacy while the rockface backdrop provides drama, all approached by a stone path that adds to the mystery and the surprise of this terrace garden. Niches in the rock accommodate a small pool (3m x 2m) that’s perfect for a cooling dip, a seating area, and a dining table and kitchen both under a pergola. There are private terraces outside the bedrooms, too.

Activities

Beyond your front-row seat on Modica, there are plenty of breathtaking beaches to explore. Marina di Modica which is a 20 mins drive is the nearest sea side area with beach clubs. If you like to visit Sicily's best nature reserve you can drive to the Vendicari nature reserve. Try San Lorenzo, which is 42km away, or pay a visit to Marzamemi (43km), a very charming fishing village. For a round of golf, the 18-hole I Monasteri course is 67km away.

The property is in Modica itself and is walking distance from the town’s shops, bars and restaurants and the baroque splendour of its cathedral in the old town. There are other baroque towns nearby, such as Ragusa (16km), Scicli (10km) and Noto (39km). In all of these you will find a fabulous array of restaurants that offer everything from pizzas to top-end fine dining, using beautiful, slow-grown local ingredients. Syracusa is full of archaeological interest and is not to be missed, while the island of Ortigia is a gem of charming medieval streets, heaving with history. Beaches, both rocky and sandy, are 30km away and for coastal excursions, the Vendicari Nature Reserve near Noto is well worth a trip.

Perfect hygiene: to ensure an exceptional level of hygiene in all our villas, we’ve worked with our owners to create a Covid-19 villa management protocol. Based on recommendations from the World Health Organisation, and in compliance with current Italian national law, this protocol goes above and beyond our usual rigorous cleaning standards.

Prior to arrival, your villa will have been fully sanitised, including all surfaces, objects, kitchen items, curtains, sofas, throws, pillows, toys, and in and around the pool. You are welcome to ask for a detailed list of the entire cleaning procedure we do after each departure and before welcoming new guests to the property.

The owner of this house has complied with the following standards:

  • To ensure the necessary information concerning social distancing and the use of masks is available to all guests
  • To guarantee availability of and accessibility to hand hygiene systems with hydro-alcoholic solutions and soaps in all inside areas of, and pertaining to, the villa
  • To guarantee cleaning and disinfection of all areas according to national authority guidelines. Further information is available on request
  • For the swimming pool: to guarantee the efficacy of the water treatments, while respecting legal limits (the parameter for free active chlorine in the pool is between 1.0 – 1.5 mg/l; combined chlorine ≤ 0.40 mg/l; pH 6.5 – 7.5 or equivalent oxygen)
  • For air conditioning systems: to guarantee the air re-circulation function is switched off and, according to the manufacturer’s instructions, with the plant in off-mode, to clean the air filters of the heating/cooling plants that use heat pumps, fan coils and convectors, at the end of each stay
