The old-fashioned charm of this villa for eight is matched by the modern comforts of a heated pool and a cinema room


Sesta is a wonderful property that shows its rural architectural history through a careful renovation that has slotted new into old. The charm of the ancient walls and courtyard mesh with the comfort of new design.

Set in the hills between Noto and Modica, the property stretches over three buildings. The main building, formerly the stables, houses the living room and a separate dining room, which open onto the decked veranda in the courtyard. Two of the en-suite double bedrooms, and the kitchen are also in this part of the property.

Step through the kitchen door and you will find yourself in the shell of another building. Open to the elements, but with a woodburning stove, this roofless cottage houses the lap pool which can be heated to a toasty 35*.

Across the courtyard is another building with two further double bedrooms and a cinema room. There is a kitchenette here, too, that makes this the ideal spot for parties and small events.

This is a magnificent place for stargazing, away from any noise and light pollution, yet the beautiful baroque towns of the Val di Noto and the wild beaches of the Vendicari nature reserve are all within easy reach.

Bedrooms

There are two double en-suite bedrooms in the main building which was formerly the stables. Painted soft white, they are simple and elegant with doors to outside. The other two bedrooms are across the courtyard in a separate building. Here, soaring ceilings and old walls are softened by the internal half-height partitions that surround the beds and screen off the bathrooms. These rooms are huge and dramatic with a real sense of history.

Bathrooms

The en-suite shower rooms in the main house are, like the bedrooms, simple and elegant. The ones across the courtyard are similar but in the bedrooms themselves, screened off by high, ceiling-less partitions.

Kitchen

The kitchen is small but perfectly formed with a run of units along one wall and a stone splash-back that is washed in warm light. Natural materials and minimal design are mixed with a high spec to create a great space for guests to cook or be cooked for. A door from the kitchen leads to the pool. There is a BBQ outside and a kitchenette across the courtyard next to the cinema room.

Living rooms

The living room is in the former stables. A large room with a smooth concrete floor, it contains a careful edit of furniture and artwork that mixes traditional with modern, on a backdrop of warm white walls bathed in sunlight from the various doors to the veranda. There is plenty of space for everyone. From here, a large doorway leads through to the dining room which is similarly minimal in its design with a large oval table and doors to the veranda and an outside dining table.

There is a huge cinema room that is perfect for a party or small event.

Outside

Outside is a difficult term to quantify when it comes to the incredible lap pool. In the shell of an old building, there are beams but no roof, making it wonderfully atmospheric with blue skies and a palm tree visible above the walls. Here, there are sun-loungers and a woodburning stove and the old door to the courtyard. A decked veranda with an outside dining table and BBQ runs along the outside of the former stables. The fine gravel courtyard and the pool area are beautifully lit at night but if you look up, you’ll see a carpet of stars.

Notes

A converted barn on one side of the courtyard is a cinema/party room with a kitchenette attached. Please let us know if you are interested in holding a small event and we can help.

Activities

The breathtaking beaches of Sicily’s south-eastern corner are a delight and guests have plenty to choose from. Try the Lido di Noto or, for beaches that are wilder and completely unspoilt, head to those of the Vendicari Nature Reserve (30km). They include Eloro, Pizzuta, Calamosche, San Lorenzo and, if you’d rather throw caution to the wind, as well as your clothes, Marianelli. For a round of golf, the 18-hole I Monasteri course is less than an hour away.

There's a supermarket just 7km away and the nearest town is 10km for essentials. Guests will be charmed by the beautiful late baroque towns of the Val di Noto, particularly Noto itself, with its baroque architecture and its fabulous array of restaurants that offer everything from pizzas to fine dining, using beautiful, slow-grown local ingredients. Syracusa is of similar archaeological interest and is matched in its baroque splendour by both Ragusa and Modica, while the island of Ortigia is a gem of pretty, medieval streets, heaving with history.

Perfect hygiene: to ensure an exceptional level of hygiene in all our villas, we’ve worked with our owners to create a Covid-19 villa management protocol. Based on recommendations from the World Health Organisation, and in compliance with current Italian national law, this protocol goes above and beyond our usual rigorous cleaning standards.

Prior to arrival, your villa will have been fully sanitised, including all surfaces, objects, kitchen items, curtains, sofas, throws, pillows, toys, and in and around the pool. You are welcome to ask for a detailed list of the entire cleaning procedure we do after each departure and before welcoming new guests to the property.

The owner of this house has complied with the following standards:

  • To ensure the necessary information concerning social distancing and the use of masks is available to all guests
  • To guarantee availability of and accessibility to hand hygiene systems with hydro-alcoholic solutions and soaps in all inside areas of, and pertaining to, the villa
  • To guarantee cleaning and disinfection of all areas according to national authority guidelines. Further information is available on request
  • For the swimming pool: to guarantee the efficacy of the water treatments, while respecting legal limits (the parameter for free active chlorine in the pool is between 1.0 – 1.5 mg/l; combined chlorine ≤ 0.40 mg/l; pH 6.5 – 7.5 or equivalent oxygen)
  • For air conditioning systems: to guarantee the air re-circulation function is switched off and, according to the manufacturer’s instructions, with the plant in off-mode, to clean the air filters of the heating/cooling plants that use heat pumps, fan coils and convectors, at the end of each stay
