Villa Boccini is a recently built design villa, finished in 2020. The villa is bright, spacious, and decorated with Italian design furniture. The concrete floor and white walls create a minimalist effect. The use of natural materials such as black aluminium window frames, stone walls, warm color details bring the Mediterranean atmosphere from the outside to the inside.

The layout of the house consists in 4 spacious bedrooms, 3 bathrooms, an open space living area with design kitchen with all the latest SMEG applicances, an outdoor lounge area, a spectacular private swimming pool and more than 150 m2 of terraces makes this villa the ideal place to stay for guests into modern design.

The house is very complete as the owners have thought about everything which ensures nice comfort, high quality towels and linen, everything neccesary to cook a delicious meal, free Wifi, a large flatscreen TV with Netflix and even a game-console, airconditioning and design cooling fans, an outdoor built-in BBQ, a large outdoor and indoor dining table, a comfortable outdoor lounge-set, spacious design beds with quality mattresses and design bathrooms with rainshowers. Around the house is nice natural garden overlooking the valley towards the sea.

Surrounded by 3 hectares of private land in a beautifull valley with olive groves and vineyards, overlooking the sea stretching to the most south eastern point of sicily, Villa Boccini is the ideal point from where to discover the most beautiful part of this island. The center of Noto, a wonderful baroque town, under Unesco Hertitage protection, is less than 5 minutes away. Here you will find a nice selection of delicious restaurants, shops, markets, etc. Also the larger city of Avola is less than 10 minutes away, where you will find larger department stores or whatever you need. Siricusa, Ragusa, Modica...all on a comfortable driving distance and not to forget the Ionian Sea on 10 mintutes from the villa.

The local English speaking housekeeper will personally welcome you and explain everything you need to know about the house, the environment, the must-see's, the restaurants, shops, etc. and she is always available for any help or advice you need. Besides that she is an excellent cook!

Cleaning

Cleaning is included for a one-week stay. Each additional week will incur a charge of EUR 150 per week. The cost for a change of linen is EUR 80.

Beach: Lido di Noto: 13 km Natural reserve of Vendicari-Eloro: 13 km Visit the authentic fishing village of Marzameni; here you can enjoy not only the typical Sicilian atmosphere but also delicious local dishes in one of the nice restaurants.

Specials

The property manager of the house can advise about many things to do in the area. She is also a very good cook and can come to the villa to prepare lunches and dinners or prepare delivery dishes. Her oven 'Parmigiana' is amazing!

Air The nearest airports are: Comiso[CIY] (85km); Catania[CTA] (86km); Palermo[PMO](330km). Train The nearest train station to the property is in Noto (3km). Road The property is just a few km from Noto which is accessed off the coast road (E45) along the SP59.

30 minutes from other splendid baroque cities such as Modica, Siracusa, and Ragusa. The Ionian Sea is a 15-minute drive, as is the beautiful Vendicari nature reserve with gorgeous secluded beaches. Siracusa, at only 40 km distance from the house. Enjoy the distant past while visiting its archaeological area. Or wander over the island of Ortigia, in the labyrinth of charming medieval streets rich of historical monuments. This is a true gem!

To prevent any possible spread of Covid-19 and to enable you to enjoy a safe and relaxing holiday, all our villas are cleaned to the highest standard possible, and according to the latest Italian health and safety regulations.

Perfect hygiene: to ensure an exceptional level of hygiene in all our villas, we’ve worked with our owners to create a Covid-19 villa management protocol. Based on recommendations from the World Health Organisation, and in compliance with current Italian national law, this protocol goes above and beyond our usual rigorous cleaning standards.

Prior to arrival, your villa will have been fully sanitised, including all surfaces, objects, kitchen items, curtains, sofas, throws, pillows, toys, and in and around the pool. You are welcome to ask for a detailed list of the entire cleaning procedure we do after each departure and before welcoming new guests to the property.

The owner of this house has complied with the following standards:

To ensure the necessary information concerning social distancing and the use of masks is available to all guests
To guarantee availability of and accessibility to hand hygiene systems with hydro-alcoholic solutions and soaps in all inside areas of, and pertaining to, the villa

For the swimming pool: to guarantee the efficacy of the water treatments, while respecting legal limits (the parameter for free active chlorine in the pool is between 1.0 – 1.5 mg/l; combined chlorine ≤ 0.40 mg/l; pH 6.5 – 7.5 or equivalent oxygen)
For air conditioning systems: to guarantee the air re-circulation function is switched off and, according to the manufacturer’s instructions, with the plant in off-mode, to clean the air filters of the heating/cooling plants that use heat pumps, fan coils and convectors, at the end of each stay
