This brand new, contemporary villa is a delightful mix of high-end design pieces and made-to measure furniture that expertly blends style with comfort


La Marea is a stunning contemporary property for ten overlooking the coast in the Maremma region of Tuscany. The magnificent views in every direction include the Tuscan archipelago and the rolling vine-clad hills that produce the region’s celebrated Vermentino whites and Morello di Scansano reds. In fact, the house sits on the Podere Poggi Bestiale wine estate and a tasting session is just a short walk away.

Rebuilt and renovated by the SpecialUmbria team, the villa was ready to welcome their first guests in July 2025. The large, single-storey stone building combines handcrafted, made-to-measure furniture in local, natural, tactile materials such as travertine, oak and walnut, with high-end design pieces by Molteni and Fritz Hansen, as well as lighting by Davide Groppi and Vibia. The result is a deeply comfortable, sophisticated, sleek interior that expertly blends form with function. Every convenience has been thought of, including a prep kitchen and separate pantry.

Outside, the design is led by the landscape, with an ancient Mediterranean oak offering shade to the dining table and the new 15 meters heated infinity pool and smaller Jacuzzi pool angled perfectly to take in the views towards the island of Giglio and the Monte Argentario peninsula. The pools' unique designs are marked out in marble - stripes for the larger one and checks for the smaller one - and together with the accompanying blue- and white-striped sunbeds and parasols, lend a modern Sixties look. 

La Marea is a breathtaking property inspired by the scale and beauty of its location. It’s a fabulous place to fill with family and friends for an indulgent stay or a small-scale private event.

Rooms description


Bedrooms

The property sleeps ten in five good size en-suite doubles with super-king-size beds made up with extra-large duvets and crisp white cotton sheets - all designed to enable you to sleep really well. Wardrobes, desks and floating bedside tables are in natural oak or walnut, and each room has doors to the terrace.

Bathrooms

Each room has an en-suite. High-performance fixtures and fittings come as standard, while the basins are colourful transparent resin. The principal room also has a blue transparent resin bath.

Kitchen

The main kitchen sits at one end of the open-plan living space. The magnificent made-to-measure island handcrafted in fluted oak is topped by beautiful travertine and houses the hob, sink and oven. Lit by Davide Groppi pendants, the kitchen’s flawless, thoughtful design makes this as much a space for chefs as for aesthetes. The only other piece of furniture is a large handbuilt oak, walnut and fluted glass wall cabinet. To make life fabulously easy, there is a hidden prep kitchen behind and a separate pantry which includes an ice cube maker, the laundry as well as a second dishwasher.

Living rooms

The living space takes the lead on the design notes that are replicated throughout the property and its huge size gives the feel of a modern baronial hall. A sophisticated mix of design pieces by Molteni and Fritz Hansen and lighting by Davide Groppi are given prominence, thanks to the soft neutral walls, smooth floor and vaulted lime-washed wood beamed ceiling. Built-in shelves house a modern fireplace and the three large sofas are very much for lounging on. The room is a glorious space, big yet intimate, it accommodates everyone. The same attention to high-level comfort and design can be found outside where guests can spread out on the built-in sofas or sunloungers.

Outside

The large garden has been carefully designed by a Sicilian garden architect with lawns, flower beds, mature trees and terraces that all enhance the magnificent views across the vine-covered hills towards the coast, the island of Giglio and the Monte Argentario peninsula. Next to the kitchen is a lovely dining terrace with a beautiful bespoke travertine-topped table – just like the kitchen island inside - that sits in the shade of a centuries-old Mediterranean oak. Guests can sit comfortably on a built-in corner sofa on the terrace or on a different one next to the pool. Meanwhile, the heated infinity pool (15mx5m) itself is new and if you aren’t admiring its fabulous coloured marble stripes, it’s because you can’t take your eyes off the view. This you can also admire from the blue-and-white striped sunbeds. There’s a second, smaller, Jacuzzi-style pool that echoes the same design, on a terrace below the main pool, with an inside shower area. The garden is fenced, there are automatic entrance gates and plenty of parking.

Activities

The rolling hills, magnificent views and excellent weather make for fabulous road biking opportunities straight from the door. This is also a renowned wine terroir and the area is well known for its Vermentino whites and Morellino di Scansano reds. The property sits on the Podere Poggi Bestiale wine estate and guests can walk to a tasting as well as ordering wine for the villa. If you’d like to sample more varieties, many of the local wineries also offer tasting sessions. There are two 18-hole golf courses to choose from: Argentario Golf & Wellness Resort (35km) and Terme di Saturna (45km). Meanwhile, the Tuscan archipelago provides some incredible views from the house and the coast is just a short drive away. Head to wonderful sandy beaches backed by pine trees and the wilder beaches of the Parco Regionale della Maremma.

La Marea is in rolling countryside with incredible views as far as the coast and the Tuscan archipelago. This is an outstanding wine region with vineyards covering the hillsides and their accompanying wineries offering tastings and restaurants. Magliano in Toscana, a medieval fortified town, is just 8km away and is the perfect destination for dinner and la passegiata, as well as to do some basic food shop. There are no larger supermarkets close by, but Property Management can assist with Shopping Service and will advise how to plan grocerie shopping in the best possible way.

The nearest airports are: Rome Fiumicino [FCO] (158km); Florence [FLR] (177km); Rome Ciampino [CIA] (178km); Pisa [PSA] (183km); and Perugia [PEG] (210km).
Rail
The closest train stations are at Orbetello or Grosseto, for direct journeys to Rome or Florence. Car rental is available at both stations.

To prevent any possible spread of Covid-19 and to enable you to enjoy a safe and relaxing holiday, all our villas are cleaned to the highest standard possible, and according to the latest Italian health and safety regulations.

Perfect hygiene: to ensure an exceptional level of hygiene in all our villas, we’ve worked with our owners to create a Covid-19 villa management protocol. Based on recommendations from the World Health Organisation, and in compliance with current Italian national law, this protocol goes above and beyond our usual rigorous cleaning standards.

Prior to arrival, your villa will have been fully sanitised, including all surfaces, objects, kitchen items, curtains, sofas, throws, pillows, toys, and in and around the pool. You are welcome to ask for a detailed list of the entire cleaning procedure we do after each departure and before welcoming new guests to the property.

The owner of this house has complied with the following standards:

  • To ensure the necessary information concerning social distancing and the use of masks is available to all guests
  • To guarantee availability of and accessibility to hand hygiene systems with hydro-alcoholic solutions and soaps in all inside areas of, and pertaining to, the villa
  • To guarantee cleaning and disinfection of all areas according to national authority guidelines. Further information is available on request
  • For the swimming pool: to guarantee the efficacy of the water treatments, while respecting legal limits (the parameter for free active chlorine in the pool is between 1.0 – 1.5 mg/l; combined chlorine ≤ 0.40 mg/l; pH 6.5 – 7.5 or equivalent oxygen)
  • For air conditioning systems: to guarantee the air re-circulation function is switched off and, according to the manufacturer’s instructions, with the plant in off-mode, to clean the air filters of the heating/cooling plants that use heat pumps, fan coils and convectors, at the end of each stay
