A recently renovated villa close to Spoleto and several other beautiful medieval hilltop towns


Capetta is a recently completed villa tucked into the olive grove terraces of this particularly pretty part of Umbria. A sister property to Casa Cape, the house exudes the same individual, old-school comfiness and charm with the same rapturous views.

The generous living space shares the ground floor with two double bedrooms while there’s a twin upstairs. Everything here has been designed with comfort and relaxation in mind and it’s a house that is equally lovely in the colder months thanks to the log-burning stove and beautiful dining room.

But for most of the year your time here will be spent outside enjoying the view: dine on the roof terrace or beside the kitchen where there’s a covered outdoor sitting room as well as a small pool.

Venture away from the house, if you can bear to, and you can choose any number of hilltop medieval towns to visit – Spoleto is just ten minutes’ away and both Perugia and Assisi are easy trips. 

Capetta can be rented together with the gorgeous Casa Cape, the property next door, for a total capacity of 14 guests within an incredible private real estate.

Bedrooms

There are three air-conditioned bedrooms: two doubles and one twin. The doubles are downstairs and have doors out to the garden. Individually decorated with upholstered headboards and traditional cotto floors they are spacious and comfortable. The upstairs twin has an internal open window onto the living area. Please note that this bedroom is not suitable for small children.

Bathrooms

Both double bedrooms are ensuite, one with a bath. There is a separate guest loo downstairs.

Kitchen

The bespoke kitchen is open-plan to the living room and looks out onto the magnificent view. A central marble-topped island includes a brass sink for washing up with a view, and upholstered stools on the other side. The oven has a five-ring gas hob and a chequerboard-tiled splashback, while tableware is stored in a freestanding glass-fronted cupboard.

Living rooms

The living room is at the front of the kitchen and includes comfy sofas facing the doors to the terrace and a TV if you tire of views of the Umbrian countryside (you won’t!). A separate dining room with a vintage wooden table and chairs as well as an upholstered bench also has doors to the terrace while a freestanding woodburning stove sits between both rooms.

Cleaning

The house is cleaned and bed linen and towels (including ones for pool use) are changed weekly. A mid-stay cleaning service is available on request (€80 for three hours). The house, pool and garden are maintained throughout the year.

Outside

The house has been built to capitalise on the incredible, far-reaching views across the olive groves that hug the contours of the Umbrian hills. There’s a large brick roof terrace with a dining table that looks out across the valley. On the ground floor the two double bedrooms, living room and dining room have double doors onto the garden. There’s a plunge pool for cooling off, surrounded by sunbeds, a comfy sitting area under a portico and a further dining table, perfect for breakfast. Please note that Casa Cape, the next-door property, is under the same ownership.

Notes

This property is not ideal for children under 8 and strictly no pets. Please also note that the last 2km of road approaching the property, although paved, is narrow, but still suitable for a large SUV. The final 50m section is steep.

Activities

Capetta is situated among ancient olive groves and is the perfect start point for long walks in all directions. The Cammino di Francesco passes below the house, and you can walk sections of the route through this beautiful landscape. The area is perfect for climbing and mountain biking, too, while the beach at Ancona is only an hour’s drive away. An antiques market takes place on the first Sunday of every month opposite Fonti del Clitunno, below the house, or you can find it on the second Sunday of every month in Spoleto. There are food markets galore and if you find yourself here between February and May, you can forage for wild asparagus. There are two 18-hole golf courses to choose between: Golf Club Perugia in Ellera Umbra (61 km) or Antognolla Golf Club (76km), one of the most sought-after courses in Italy.

Happenings

Dei Dui Mondi, a music and theatre festival, takes place from mid-June to mid-July in Spoleto, while the world-famous, annual Umbria Jazz festival takes place in the first two weeks of July (previous artists include Diana Krall, John Legend and Lady Gaga) and its winter counterpart happens over five days at new year. Meanwhile, a high-quality Palio [Medieval festival] brings Città della Pieve to life in August every year with a variety of activities and Perugia hosts an international chocolate festival in October. The small town of Campello sul Clitunno is just below the property and has an impressive castle and convent. You’ll find another imposing castle just a short drive away in Spoleto, as well as deli shops in the main piazza and a large supermarket just outside the town, perfect for stocking up. On the way up to the house there is a handful of small shops selling local produce such as truffles, wine and homemade pasta.

Perfect hygiene: to ensure an exceptional level of hygiene in all our villas, we’ve worked with our owners to create a Covid-19 villa management protocol. Based on recommendations from the World Health Organisation, and in compliance with current Italian national law, this protocol goes above and beyond our usual rigorous cleaning standards.

Prior to arrival, your villa will have been fully sanitised, including all surfaces, objects, kitchen items, curtains, sofas, throws, pillows, toys, and in and around the pool. You are welcome to ask for a detailed list of the entire cleaning procedure we do after each departure and before welcoming new guests to the property.

The owner of this house has complied with the following standards:

  • To ensure the necessary information concerning social distancing and the use of masks is available to all guests
  • To guarantee availability of and accessibility to hand hygiene systems with hydro-alcoholic solutions and soaps in all inside areas of, and pertaining to, the villa

  • For air conditioning systems: to guarantee the air re-circulation function is switched off and, according to the manufacturer’s instructions, with the plant in off-mode, to clean the air filters of the heating/cooling plants that use heat pumps, fan coils and convectors, at the end of each stay
