A fabulous Umbrian villa, Casa Boronia is a modern classic set amongst the olive trees of this ancient and beautiful landscape


Casa Boronia, a beautiful country villa for six built of local stone, sits in an ancient olive grove with spectacular views towards Città della Pieve and Lake Trasimeno with the Tuscan hills behind.

Originally built in 2010 to a traditional farmhouse design, it has recently been refurbished by the same team at SpecialUmbria to include new fixtures, fittings and furniture. As cool and bright in the summer months as it is warm and cosy the rest of the year, it is the perfect family villa.

There are three bedrooms and two bathrooms upstairs, while the ground floor has a large handmade kitchen that leads into a light and spacious sitting room that has a modern country feel thanks to the excellent edit of contemporary furniture. There’s even a study/TV room on the lower ground floor for those wanting some peace and quiet.

The privacy provided by the picture-book rolling Umbrian landscape is matched by the house’s proximity to pretty hilltop towns and the beaches and watersports at Lake Trasimeno. The house itself, and the fenced garden with its pool and pizza oven, provide all that is required for a restful and relaxing holiday, so much so you’d be forgiven for not feeling the need to venture further than a sunlounger.

Rooms description


Bedrooms

All three bedrooms are spacious and comfortable with shuttered windows and air conditioning. There are two doubles and a twin which alternatively can be made up as a double. Wooden floors and ceiling beams complement natural materials and soft greens and blues, while Scandi-style armchairs and fabulous mattresses enable guests to rest and relax in style.

Bathrooms

There are two bathrooms, an en-suite with a shower and then a family bathroom that includes a bath. Both have high-end fixtures and fittings and enough space to set out your own things.

Kitchen

Boronia’s kitchen is a beautiful, expertly equipped, open space that is full of light thanks to its double windows and doors to the garden. Made by a local carpenter, the wooden units celebrate the house’s location and offer ample storage. An impressive Boretti stove as well as a freestanding marble-topped island and a Saeco espresso machine make this a fabulous kitchen to cook in while the wide opening into the living room connects it as a social space, too.

Living rooms

The spacious ground-floor living room is decorated in a light, contemporary style. Locally made furniture sits alongside pieces by well-known brands and includes a beautiful round dining table as well as enough sofas and armchairs for everyone to spread out in comfort. In summer there is air conditioning or guests can open the doors to the veranda and the outside dining and seating area. In the cooler months there is a big open fire, central heating and bookshelves to browse, making it lovely and cosy. On the lower-ground floor there is another living room. Smaller and tucked out the way, it’s cool in the heat of summer and quiet, and the desk makes it the perfect spot if you need to work. There’s also a TV and a super comfy sofa bed.

On the lower-ground floor there is a laundry area with a washing machine and tumble dryer.

Cleaning

Weekly fresh bed linen and towels included. Permanent maintenance of the house, garden and pool in all aspects during your stay. The cleaning lady will clean the house once a week; more often upon request.

Outside

The heated (12mx6m) pool is located below the house and reached through a garden that has subtly merged with an olive grove, creating beautiful dappled shade, rolling lawns and stunning views of the hills and valleys beyond. Recent pruning has further opened up the view towards Città della Pieve and the garden is fully fenced. The automatic watering system ensures the lawn stays green, while stepping stones in the grass mark the way to the house from both sides and guests can go full Italian with the traditional pizza oven and BBQ built out of local stone. There are sunloungers by the pool, and the covered terrace next to the house has a lovely seating area as well as a dining table with pendant lighting for the evening.

Notes

The original build of this property was project-managed by SpecialUmbria. The team re-decorated in 2023 and manage the property exclusively. Guests at Casa Boronia will find complimentary soap, shower gel and shampoo, made locally from bio essential oils.

Activities

There are long walks directly from the property, while beach and water-sport facilities are a short drive away at Lake Trasimeno (25 km). For keen golfers there is a choice of a nine-hole course at the Lamborghini Golf Course in nearby Panicarola (16 km) or 18 holes at Golf Club Perugia in Ellera Umbra (28 km), while Antognolla Golf Club, an 18-hole course and one of the best in Italy is 56km away. Tennis is available 2km from the property and horseriding 8km away at Montegabbione.

The world-famous, annual Umbria Jazz festival takes place in the first two weeks of July (previous artists include Diana Krall, John Legend and Lady Gaga) and its winter counterpart happens over five days at new year. Surroundings Piegaro, a sleepy medieval town with a small collection of shops and restaurants is just 5km away. Tavernelle di Panicale (9km) on the way to Perugia is a little larger or you could head to Città della Pieve (13km), Panicale (13km), or Paciano (18km). Lake Trasimeno, with its beaches and water sports, is 25km from the house.

The train station at Chiusi [22km] is ideal for direct journeys to Rome and Florence. There is car rental available at the station.

To prevent any possible spread of Covid-19 and to enable you to enjoy a safe and relaxing holiday, all our villas are cleaned to the highest standard possible, and according to the latest Italian health and safety regulations.

Perfect hygiene: to ensure an exceptional level of hygiene in all our villas, we’ve worked with our owners to create a Covid-19 villa management protocol. Based on recommendations from the World Health Organisation, and in compliance with current Italian national law, this protocol goes above and beyond our usual rigorous cleaning standards.

Prior to arrival, your villa will have been fully sanitised, including all surfaces, objects, kitchen items, curtains, sofas, throws, pillows, toys, and in and around the pool. You are welcome to ask for a detailed list of the entire cleaning procedure we do after each departure and before welcoming new guests to the property.

The owner of this house has complied with the following standards:

  • To ensure the necessary information concerning social distancing and the use of masks is available to all guests
  • To guarantee availability of and accessibility to hand hygiene systems with hydro-alcoholic solutions and soaps in all inside areas of, and pertaining to, the villa
  • To guarantee cleaning and disinfection of all areas according to national authority guidelines. Further information is available on request
  • For the swimming pool: to guarantee the efficacy of the water treatments, while respecting legal limits (the parameter for free active chlorine in the pool is between 1.0 – 1.5 mg/l; combined chlorine ≤ 0.40 mg/l; pH 6.5 – 7.5 or equivalent oxygen)
  • For air conditioning systems: to guarantee the air re-circulation function is switched off and, according to the manufacturer’s instructions, with the plant in off-mode, to clean the air filters of the heating/cooling plants that use heat pumps, fan coils and convectors, at the end of each stay
