Nestled in hillside olive groves, Casa Cape offers cosy splendour in a timeless property where the real star of the show is the captivating view


Casa Cape is a property that lures you in with its mesmerising view and authentic charm. It is a house that seems to have been designed around the 'riposo' – a long lunch followed by a lie-down. Here, there are myriad spaces: for dining or sleeping, for cooking or chatting, or for just quietly soaking up the breathtaking landscape.

The stone walls, terracotta tiles and wooden beams of Casa Cape have been carefully restored and the interior décor is an elegant curation of antique finds and modern comforts. The house combines the feel of a mountain lodge with that of a country villa, seamlessly drawn together by the natural materials which offer the perfect foil to armoires, gold mirrors and chandeliers. The gentle palette reflects the landscape, matched by rich seams of Renaissance jewel colours, all blending cohesively together.

There are five double bedrooms, two with an en suite bathroom, and a further two separate shower rooms. The large, chic sitting room and the adjoining dining room are spacious enough for all guests.

This is Italy’s green heartland where food and wine are integral to a life well lived. Cooks and foodies will not be disappointed by the expertly appointed kitchen. Outside, there is a large open terrazzo with a built-in BBQ and sink as well as a pizza oven and a vast fireplace for cooler evenings. The pool looks out on the same magnetic view, as does the dining pergola, also equipped with a fridge, BBQ and sink.

Casa Cape is only two hours from Rome and ten minutes from the pretty town of Spoleto, with Assisi, Trevi, and Montefalco and other hilltop towns close by. If you can drag yourself away from the rapturous view and the cosy elegance of the villa, then there is much to explore.  

Please note that there is a building site within the estate due to the extension work of the Villa, this will not be open, nor running, between the months of July and August, and most imporntantly it will not impact with any visual or acoustic disturbance for the guests. 

Rooms description


Bedrooms

There are five double bedrooms, two of which have king beds and three with queen beds. Each room has original architectural features, comfortable mattresses, beautiful fabrics, locally sourced antiques, and shutters on the windows to ensure a good night’s sleep.
3 bedrooms have airconditioning and the 2 other have ventilators. These rooms stay cool in Summer.

Bathrooms

The main bedroom has an en-suite with a bath and there are two further shower rooms in the house, all with high-performance fixtures and fittings. Also the annex bedroom has an en-suite. Basins sit on antique furniture and the showers have amazing views or light wells, all blending new comfort with old artistry. There is an outdoor shower and toilet by the pool.

Kitchen

The handcrafted kitchen is well equipped with an Italian stove, five-burner gas hob, excellent coffee machine and two fridges. The central island has tall stools for a handful of guests to sit at, while wicker pendant lights and a large butler’s sink marry form with function. There is a back scullery with further storage.

Living rooms

The elegant sitting room is beautifully furnished in a country house style with a modern glass fireplace through to the dining room. The views over the iconic landscape inform the colours and interior design, while guests can enjoy wi-fi, a central blue-tooth sound system and a TV. The dining room enjoys the same incredible views and has a mountain-lodge feel to it.

There is a back scullery and a laundry room with a washing machine and tumble dryer.

Cleaning

The villa will be cleaned for your arrival. Bed linen and towels (including ones for pool use) are changed weekly. Mid stay cleaning service available on request at EUR 80 per 3 hours.

Outside

It’s all about the view! The orientation of the house, pool and outdoor spaces makes the most of the stunning location, hugging the contours of the olive groves. The garden has lots of sunny as well as shady spots, lawn and terrace, dining and seating areas as well as a vast stone fireplace on a large terrazzo. There are houses nearby but your privacy is guaranteed, along with the view. (pool size 8 x 3 mt)

Notes

This property is not ideal for children under 8 and strictly no pets. Please also note that the last 2km of road approaching the property is narrow, although a large SUV can pass easily and the road is asphalted. The final 50m section is rather steep but for confident drivers good to take. There is comfortable parking for two cars close to the house. Please note that there is a building site on the property due to the extension of the Villa, this will not be open not running, between the months of July and August and it will not create any visual or acoustic disturbance for the guests.

Leisure & Activities


Activities

Casa Cape is situated among ancient olive groves and is the perfect start point for long walks in all directions. The Cammino di Francesco passes below the house and you can walk sections of the route through this beautiful landscape. The area is perfect for hiking, climbing and mountain biking, while the beach at Ancona is only an hour’s drive away. An antiques market takes place on the first Sunday of every month opposite Fonti del Clitunno, below the house, or you can find it on the second Sunday of every month in Spoleto. There are food markets galore and if you find yourself here between February and May, you can forage for wild asparagus.

Happenings

Dei Due Mondi, an internationally known music and theatre festival, takes place from mid-June to mid-July in Spoleto, while the world-famous, annual Umbria Jazz Festival takes place in the first two weeks of July. Previous artists include Diana Krall, John Legend and Lady Gaga.

The small town of Campello sul Clitunno is just below the house and has an impressive castle and convent while a short drive away at Spoleto you will find another imposing castle as well as deli shops in the main piazza and a large supermarket just outside, perfect for stocking up. On the way up to the house there is a handful of small shops selling local produce such as truffles, wine and homemade pasta – perfect for homemade lunches.

Travel

The nearest airports are: Perugia [PEG] (57km) with direct flights from Rotterdam [Transavia], Brussels [Ryanair] and London [BA and Ryanair]; Rome Ciampino [CIA] (148km); and Rome Fiumicino [FCO] (168km). Train The nearest train station is at Spoleto (15km). Car hire is advisable. Road The nearest E45 motorway exit is at Todi (45km).

To prevent any possible spread of Covid-19 and to enable you to enjoy a safe and relaxing holiday, all our villas are cleaned to the highest standard possible, and according to the latest Italian health and safety regulations.

Perfect hygiene: to ensure an exceptional level of hygiene in all our villas, we’ve worked with our owners to create a Covid-19 villa management protocol. Based on recommendations from the World Health Organisation, and in compliance with current Italian national law, this protocol goes above and beyond our usual rigorous cleaning standards.

Prior to arrival, your villa will have been fully sanitised, including all surfaces, objects, kitchen items, curtains, sofas, throws, pillows, toys, and in and around the pool. You are welcome to ask for a detailed list of the entire cleaning procedure we do after each departure and before welcoming new guests to the property.

The owner of this house has complied with the following standards:

  • To ensure the necessary information concerning social distancing and the use of masks is available to all guests
  • To guarantee availability of and accessibility to hand hygiene systems with hydro-alcoholic solutions and soaps in all inside areas of, and pertaining to, the villa
  • To guarantee cleaning and disinfection of all areas according to national authority guidelines. Further information is available on request
  • For the swimming pool: to guarantee the efficacy of the water treatments, while respecting legal limits (the parameter for free active chlorine in the pool is between 1.0 – 1.5 mg/l; combined chlorine ≤ 0.40 mg/l; pH 6.5 – 7.5 or equivalent oxygen)
  • For air conditioning systems: to guarantee the air re-circulation function is switched off and, according to the manufacturer’s instructions, with the plant in off-mode, to clean the air filters of the heating/cooling plants that use heat pumps, fan coils and convectors, at the end of each stay
