Casa Refogliano

With this magnificient view you want to stay at the pool all day! This house is a lovely place for families, especially with children.

This truly beautifully located country villa, located in the unspoilt Umbrian hills was finished in April 2016, under Project Management of SpecialUmbria. The fully local stone exposed country house (8-10 sleeps) and large private swimming pool (6 x 12 meters) are located in the middle of a green area consisting of garden and old olive grove. The property is entirely privately positioned and has a spacious living room which opens to a high quality kitchen made by local carpenter with large stove and modern appliances, four bedrooms of which one has a unique hand made bunk bed for 4 children/young adults and three bathrooms. A large porch enjoys spectacular views towards towns like Montepulciano, Città della Pieve, Panicale, Cortona and even more important Lake Trasimeno with the Tuscan mountains in the back. Really special is the traditional Pizza oven with BBQ just next to the house.

The style of the house can be described as a good mix between the classic Umbrian building style and modern elements, which gives the house a real modern design feeling. The Dutch owners love Dutch design, which means that there are some nice items by designers like Marcel Wanders and Piet Hein Eek, but also the unique woodburner by Weltevree is a real statement in the living area.

Rooms description


3 double bedrooms on the first floor and 1 en-suite bedroom on the ground floor. All beds made out of old wood with comfortable latex memory mattresses. One of the bedrooms is a special bedroom for 4 kids/young adults. Here the local carpenter created a large bunk bed in 4 different compartments (beds 200 cm).


3 bathrooms in total, of which one has a stand alone bath tub, overlooking the valley! 2 bathrooms are en-suite. One separate WC on the first floor and ground floor.


The kitchen has been made by the local carpenter. Grey/black marble worktop, colored wooden doors, modern appliances, open cupboards and butcher table in the center as a kitchen isle. This is the perfect place to cook your Italian lunch or dinner. The kitchen opens to the outside covered porch and the pizza oven and BBQ next to the kitchen.

Living rooms

Spacious open style living room with large dining table (by designer Piet Hein Eek), comfortable sofa and armchairs around the stove and a special reading/TV corner with sofa for the kids. There are cotto tiles on the floor, all windows and shutters are painted in a light sand color and the house has traditional beamed ceilings.

Other rooms

Just behind the kitchen there is a laundry with washing machine and dryer as well as a separate toilet. Also on the first floor there is a separate toilet.



Weekly fresh bed linen and towels included. Permanent maintenance of the house, garden and pool in all aspects during your stay. The cleaning lady will clean the house once a week plus a short mid week cleaning.

The house is not specifically accessible for less mobile guests.


The house is positioned in a former olive grove with grass land. The garden is natural with olive trees and lawn. There is grass to play on for the children and some nice flower beds with lavender, rosemary and other local scrubs. The pool is 6 x 12 meters (120-150cm deep) and is positioned just below the terrace. There is a pizza oven and a stone bbq near the front porch of the house, where the dining table is overlooking the valley. Recently a covered lounge terrace has been a added next to a new 'petanque' court.


The house has one direct neighbour, a similar style villa, which is not rented out. This property will not disturb your privacy. You will be close to not frequently used asphalted road, which leads you to the towns of Tavernelle or Piegaro.

Beach and water sport facilities at the nearby Lake Trasimeno (25 km). Waterpark with big slides in Tavernelle (6 km), Golf courses are near Panicarola (16 km) at Golf Course Lamborghini (9 holes) and in Ellera Umbra (28 km) at Golf Club Perugia (18 holes).


Upon request against separate charge special activities may be organised by SpecialUmbria. One can think of guided tours to natural parks or guided cultural visits to art cities. Please check with us directly for availability and rates. Also, private cooking lessons or a private cook at home for a customised lunch, buffet, dinner or BBQ can be arranged.


The World famous Umbria Jazz festival in the first 2 weeks of July. Recent artists: Diana Krall, John Legend, Lady Gaga. In 2020 Lenny Kravitz willl perform. Every year in August in Città della Pieve a high quality 'Palio' (medieval festival) with all kind of activities during this period will be organized . Please ask for more information.

The Lake Trasimeno is 25 km away. Nearest villages are Castiglion Fosco (3 km), Piegaro (9 km) and Tavernelle di Panicale (7 km) and other lovely towns are Città della Pieve (17 km), Paciano (18 km) and Panicale (13 km). Piegaro is a sleepy medieval town with some shops (butcher, bakery, small grocery), bars, pharmacy, bank, restaurant and church. Better equipped shops one can find in Tavernelle di Panicale (5 km) on the way to Perugia. In Piegaro and around one can find some good local restaurants; a broader offer with also some fine restaurants one will find in Città della Pieve, Panicale or Castiglione del Lago.


Nearest airports are Umbria International Airport Sant'Egidio near Perugia (40 km) with flights from Rotterdam Airport (Transavia) and Brussels (Ryanair) and London (BA and Ryanair); Rome Fiumicino (190 km) and Ciampino (175 km) International Airports and Florence International Airport (165 km); nearest A1 Motorway exits are at Fabro (22 km) for Rome and exit Chiusi (25 km) for Florence; international train station of Chiusi (22 km) also hosts car rentals.

Perfect hygiene: to ensure an exceptional level of hygiene in all our villas, we’ve worked with our owners to create a Covid-19 villa management protocol. Based on recommendations from the World Health Organisation, and in compliance with current Italian national law, this protocol goes above and beyond our usual rigorous cleaning standards.

Prior to arrival, your villa will have been fully sanitised, including all surfaces, objects, kitchen items, curtains, sofas, throws, pillows, toys, and in and around the pool. You are welcome to ask for a detailed list of the entire cleaning procedure we do after each departure and before welcoming new guests to the property.

The owner of this house has complied with the following standards:

  • To ensure the necessary information concerning social distancing and the use of masks is available to all guests
  • To guarantee availability of and accessibility to hand hygiene systems with hydro-alcoholic solutions and soaps in all inside areas of, and pertaining to, the villa
  • To guarantee cleaning and disinfection of all areas according to national authority guidelines. Further information is available on request
  • For the swimming pool: to guarantee the efficacy of the water treatments, while respecting legal limits (the parameter for free active chlorine in the pool is between 1.0 – 1.5 mg/l; combined chlorine ≤ 0.40 mg/l; pH 6.5 – 7.5 or equivalent oxygen)
  • For air conditioning systems: to guarantee the air re-circulation function is switched off and, according to the manufacturer’s instructions, with the plant in off-mode, to clean the air filters of the heating/cooling plants that use heat pumps, fan coils and convectors, at the end of each stay
