Casa Refogliano

The exquisite craftsmanship inside the villa is matched by the incredible views and fabulous pool outside, making this the perfect place for adults and children alike.

Casa Refogliano is a stunning property that hugs the contours of the unspoilt Umbrian hills, close to the pretty town of Piegaro. Designed for a Dutch family, the build was project managed by Special Umbria and finished in 2016.

The traditional exterior uses local stone, and natural materials and handcrafted pieces feature throughout the property, including wooden beams, cotto floors and marble worktops. The interior décor is welcoming and joyful, with pieces by Dutch designers such as Marcel Wanders and Piet Hein Eek giving a nod to the owners’ heritage.

The ground floor has a spacious living area with French windows out to the veranda. A large dining table comfortably seats ten while a Dutch log burner by Weltevree makes for a cosy seating area. There is also a partially separate telly nook with a big sofa. The main room opens onto the high-spec kitchen that was made by a local carpenter and includes a large oven, a butcher’s block island, French windows out to the garden and all the modern appliances you need.

There is a double bedroom downstairs and three bedrooms upstairs, including a room that sleeps four in beautiful, big, solid handcrafted bunk beds, and two doubles.

Outside, the large veranda overlooking the pool has plenty of space for dining and there is an outdoor pizza oven and a BBQ nearby. The spectacular view stretches towards Montepulciano, Città della Pieve, Panicale, Cortona, Lake Trasimeno and the Tuscan hills beyond. The heated pool has sunbeds surrounding it and a shaded lounge area and a pétanque court next to it. The property is entirely private. It has its own terraced garden and is surrounded by an old olive grove yet is close to the pretty town of Piegaro.

Rooms description

Bedrooms

On the ground floor there is a double bedroom with an en-suite shower room and a separate downstairs toilet.
Upstairs, there are three bedrooms: a double with an en-suite with a bath and shower, another double with an adjoining shower room, and a room with bunk beds (each bed is 200cm) that sleeps four. All the beds have been made out of reclaimed wood and have memory foam mattresses. All the bedrooms will have A/C as of Easter 2024.

Bathrooms

There are three bathrooms in total. Two are en-suite, of which one has a bath as well as a shower and views across the valley. There is a separate toilet on both the ground floor and the first floor, adding up to four in total.

Kitchen

The kitchen was made by a local carpenter and includes wooden units with a marble worktop, floor-to-ceiling open shelves, a butcher’s block central island and top-notch appliances. There are French windows that open out onto the veranda and the nearby pizza oven and BBQ. The kitchen is connected to the living room by a large opening.

Living rooms

The spacious living room includes a dining table by Piet Hein Eek that comfortably seats ten, a sofa and armchairs around the Dutch-style wood-burning stove, and a slightly separate TV nook with a corner sofa, perfect for children or for curling up with a book.

Other rooms

Behind the kitchen is a laundry room with a washing machine and dryer, and a separate toilet.

Outside

Casa Refogliano is set on the grassy slopes of a former olive grove. The garden is on different levels and has lawns for children to play on and is planted with beds including lavender, rosemary and other local shrubs. The heated pool (12m x 6m; 120cm-150cm deep) is in front of the house on a lower terrace with a shaded lounge area and pétanque court. Pool heating available from End of April until the end of October depending on the weather conditions. The pizza oven and stone BBQ are near the veranda at the front of the house where the outside dining table has incredible views over the valley.

Notes

There is a similar style of villa close by which is not rented out and your privacy will not be disturbed. The nearby road that leads to Tavernelle and Piegaro is not busy. In the Villa you will find the soap, shampoo and shower gel exclusively produced in Umbria and composed by bio agriculture and essential oils.

Activities

There are long walks directly from the property and the area is excellent for mountain biking. Beach and water-sport facilities are a short drive away at Lake Trasimeno (25km) and there is a waterpark with big slides in Tavernelle (6km). For keen golfers there is a choice of a 9-hole course at the Lamborghini Golf Course in nearby Panicarola (16km) or 18 holes at Golf Club Perugia (28km) Antognolla Golf club an 18-hole course, one of the best of Italy (48km). Tennis is available at Piegaro and horse-riding at Montegabbione.

Casa Refogliano is only 9km away from Piegaro, a sleepy medieval town with a small selection of shops and bars, a pharmacy, bank, restaurants and a church. There is a better selection in Tavernelle di Panicale on the way to Perugia, or in Città della Pieve, Panicale, or Castiglione del Lago which is on the edge of Lake Trasimeno (26km).

Travel

Air The nearest airports are: Perugia [PEG] (40km) with direct flights from Rotterdam [Transavia], Brussels [Ryanair] and London [BA and Ryanair]; Florence [FLR] (165km); Rome Ciampino [CIA] (175km); and Rome Fiumicino [FCO] (190km). Train There is a train station at Chiusi (22km) where car rental is also available. Road The A1 motorway exits closest to the property are at Chiusi (25km) for Florence and at Fabro (22km) for Rome.

Prior to arrival, your villa will have been fully sanitised, including all surfaces, objects, kitchen items, curtains, sofas, throws, pillows, toys, and in and around the pool. You are welcome to ask for a detailed list of the entire cleaning procedure we do after each departure and before welcoming new guests to the property.
