This very nice 3 bedroom single storey villa sits in the green hills near Gubbio and enjoys beautiful panoramic views. With a private swimming pool and a shared communal tennis court this is a lovely holiday destination. The house has a high level design and also the outside is done in the best quality way. Enjoy a luxurious break in Umbria, near Gubbio which is well known for its medieval history. Explore Florence, Perugia, Orvieto and Todi, or even the beach, which is one hour away from the house. There is a wide range of restaurants in the near vicinity. This is absolutely a wonderful place to stay!

Rooms description


The Master Bedroom has a Super-King-Size bed, seating area for 2 and a stone arch leading into the en-suite bathroom. The second bedroom has a Super-King-Size bed which can be split into 2 singles as well. The third bedroom has a King-Size bed.  All bedrooms are beautifully decorated and have high quality bed linen.


All 3 bedrooms have bathrooms en-suite. The master bedroom has a wonderful freestanding tin bath as well with a view over the valley.


The modern kitchen has a gas fired hob, electric oven and wine fridge. There is a table with seating for 6 and a fridge freezer. The kitchen is well equipped  with an extensive range of kitchen implements and accessories including a bread maker, slow cooker and food processor. Here you can really enjoy Italian cooking!

Living rooms

Spacious and cozy living room with wood burner (ideal for off season rentals), 4 comfortable armchairs and a giant leather sofa. A 'Sonos' music system is fitted in and a smart TV with an AMAZON FIRE STICK so guests who have a Disney, Amazon prime, Netflix or any other app, will be able to log into their own accounts when they arrive.

Other rooms

The outside terrace in Summer will be the second living room. This area has 2 large sofas, a dining table to seat 8 guests. The table is protected from the sun with a pergola. The views are to die for! The pool terrace has 6 quality pool loungers.

A garden terrace by the house with 2 large sofas and dining for 8 are wonderfully positioned near the house. The pool terrace has 2 cantilever umbrellas and 6 loungers. There are 3 acres of private land around the house, 2 acres are planted as an olive grove with wild meadows and the rest is a landscaped garden fruit and nut grove and vegetable patch. There is a private pool (heated), a shared tennis court a small walk away and 130 acres to wander in. There is also a charcoal ceramic BBQ in which you can grill smoke or even make pizzas. There is parking for 6 cars on the front drive.


The heated pool is 12,5 x 4.5 meters and 1,60cm deep. Stairs inside the pool. Pool heating on request and seperate charge.

Leisure & Activities


Antognolla golf is 40 km away near Umbertide.  This Trent Jones course is a tough test of golf with a wonderful clubhouse and food. The course is very enjoyable. They hire clubs as well. The castle overlooking the course is being renovated by the four seasons group. For history Gubbio is 15 minutes away and dates back to the 11th Century. Wonderful town! Assisi and Perugia are less than an hour away. Orvieto, Todi, Spoleto and Spello are less than 2 hours away. Florence and Rome between 2 and 2 1/2 hours  There are a number of Italian fashion outlets in Umbria, Tuscany and Le Marche.  Umbria is very popular with foodies and there are a number of good food festivals, especially during the summer months.

Perugia is famous for its International Jazz Festival (Umbria Jazz), which is organized every year in July.  Gubbio has also its own important festival called 'la festa dei Ceri', which is organized every year in mid May. All kind of medieval activities during that period. With Easter, especially on Good Friday the town will be brought back 2000 years and Gubbio is also famous for the largest Christmas tree in the world, which is covering the whole mountain above town. During summer there are several festivals in Umbria.

The house is positioned in a very green and hilly area which amazing views towards the apennines. Ideal area for long walks, also more intensive climbing. 1.7 km to the first bar with ice cream, petrol station and small grocery shop. Larger Supermarkets, shops and bakeries in Gubbio, which is a max 10 minutes drive.


Perugia airport is 35km, Ancona airport is 94km, Florence Airport is 180km, Rome and Bologna airports are just under 250km.


Gubbio is 10km, Perugia is 35km, Assisi is 50km, Lake Trasimeno 90km, Orvieto is 110km, Arrezzo is 96km, Florence is 195km and Rome is 205km

Perfect hygiene: to ensure an exceptional level of hygiene in all our villas, we’ve worked with our owners to create a Covid-19 villa management protocol. Based on recommendations from the World Health Organisation, and in compliance with current Italian national law, this protocol goes above and beyond our usual rigorous cleaning standards.

Prior to arrival, your villa will have been fully sanitised, including all surfaces, objects, kitchen items, curtains, sofas, throws, pillows, toys, and in and around the pool. You are welcome to ask for a detailed list of the entire cleaning procedure we do after each departure and before welcoming new guests to the property.

The owner of this house has complied with the following standards:

  • To ensure the necessary information concerning social distancing and the use of masks is available to all guests
  • To guarantee availability of and accessibility to hand hygiene systems with hydro-alcoholic solutions and soaps in all inside areas of, and pertaining to, the villa
  • To guarantee cleaning and disinfection of all areas according to national authority guidelines. Further information is available on request
  • For the swimming pool: to guarantee the efficacy of the water treatments, while respecting legal limits (the parameter for free active chlorine in the pool is between 1.0 – 1.5 mg/l; combined chlorine ≤ 0.40 mg/l; pH 6.5 – 7.5 or equivalent oxygen)
  • For air conditioning systems: to guarantee the air re-circulation function is switched off and, according to the manufacturer’s instructions, with the plant in off-mode, to clean the air filters of the heating/cooling plants that use heat pumps, fan coils and convectors, at the end of each stay
