The magnetic view of soft green hills rolling towards Tuscany has changed little over the centuries. This 16th century farmhouse, however, has seen several renovations, the latest of which was carried out by our own design team earlier in 2024. 

Larco is a two-bedroom property, with a gorgeous pool, a delightful covered terrace, a spacious garden and unrivalled views. The perfect size for a small family or group of friends, the house has two double en-suite bedrooms, one on the ground floor and the other upstairs. Designed for year-round living, it’s as cosy in the cooler months as it is welcoming in the warmer ones, making it ideal for longer ‘workations’, too.

The design team has created a house for 21st century living, while retaining the warmth and feel of the former farmhouse. Traditional cotto floors sit alongside modern resin ones and bleached ceiling beams and an expanse of glass bounce light around the 110sqm interior, where there’s a careful edit of designer furniture, modern art, and inviting books.

Much of the property’s appeal lies in its exquisite setting. The fabulous pool (12m x 4m) is protected on two sides by a beautiful stone wall framing the westerly view over the garden and olive trees to the hills beyond. Here, guests are guaranteed front-row seats for the magnificent sunsets.

A shaded porch for dining and lounging makes the most of this ravishing view, while sun loungers by the pool give another angle on the landscape. If you can bear to tear yourself away, the small medieval town of Piegaro is just 2km away and Città della Pieve, a larger hilltop town, is just 15 minutes by car. The perfect place to stroll with an ice cream in hand, you will also find a good selection of restaurants and bars. Other beautiful places, such as Assisi, Lake Trasimeno and Perugia, will entice you with their abundance of culture, ‘cucina’ and unalloyed prettiness.

The property is part of a bigger building, that is exclusively owned by SpecialUmbria, and our offices are behind the rear wall. Guests are guaranteed their privacy at all times and you won’t even know we are there, especially as Larco feels like a stand-alone property.

Bedrooms

Larco has two spacious (22sqm), en-suite doubles, one on the ground floor accessed via two steps, and one upstairs. Traditional cotto floors are matched with modern wooden furniture, complemented by natural paint colours. The comfy beds are made up with beautiful pure linens and just the right number of pillows. There is a desk in each room.

Bathrooms

Each bedroom has an en-suite shower room. Minimal in design, the high-quality fixtures and fittings include well lit steam-proof mirrors. Big, square windows give light and views and there are waffle towels and bathrobes.

Kitchen

The brand-new kitchen is expertly equipped with everything that’s required to do culinary justice to the abundance of fresh, local produce. Beautiful wooden cabinets and a sideboard offer plenty of storage, with under-lit open shelving, too. A traditional Italian espresso machine is a must and, whether you live to cook or you prefer to hand over to a chef, you will find everything you need in this delightful space. Living rooms

The living room, as with the rest of the property, mixes high-end style with full-on comfort and doesn’t stint on the elements you can’t see in a photograph – for example, fast internet is a given, as is comfy seating. Guests can take their pick of the cream bouclé corner sofa and the design armchair, while the round dining table comfortably seats four. A resin floor, lime-washed wooden beams, a careful edit of design and vintage pieces and double doors to the garden bring light and a natural easy flow to the property. The same thought has gone into the outside living spaces where guests will find plenty of room to kick back in comfort.

There’s a utility room next to the pool with a Miele washing machine and tumble dryer, as well as room for storage.

Cleaning

Luxury pure linen bed linen and towels (including ones for pool use) are changed weekly. A cleaner also comes briefly, mid-week. The garden is maintained throughout the year. Extra cleaning & linen change service on request €200

Outside

Larco is blessed with a large lawned garden, old olive trees that offer shade, and swoon-inducing views over the Umbrian countryside. The pool (12m x 4m) is beautifully sited close to the house with a lawn surround and is protected by stone walls, built from local stone, on two sides. There’s a BBQ and, since relaxation is an art form here, there are sun loungers and parasols as well as comfortable lounge chairs for by the pool or in the garden.

Notes

Larco underwent a full restoration by Special Umbria in 2024 and we own and manage the property. Our office is attached to the back of Larco, behind the garden wall. However, guests are guaranteed their privacy at all times and you won’t even know we are there. Guests at Larco will find complimentary soap, shower gel and shampoo made in Umbria from bio essential oils.

Activities

There are long walks directly from the property, while beach and water-sport facilities are a short drive away at Lake Trasimeno (25 km). For keen golfers there is a choice of a nine-hole course at the Lamborghini Golf Course in nearby Panicarola (16 km) or 18 holes at Golf Club Perugia in Ellera Umbra (28 km), while Antognolla Golf Club, an 18-hole course and one of the best in Italy is 56km away. Tennis is available 2km from the property and horseriding 8km away at Montegabbione.

Piegaro, a sleepy medieval town with a small collection of shops and restaurants including a butcher, baker and greengrocer, a couple of bars, a pharmacy and a church, is just 5km away. Tavernelle di Panicale (9km) on the way to Perugia is a little larger or head to Città della Pieve (13km), Panicale (13km), or Paciano (18km). Lake Trasimeno, with its beaches and water sports, is 25km from the house.

Air
The nearest airports are: Perugia [PEG] (45km) with direct flights from Rotterdam [Transavia], Brussels [Ryanair] and London [BA and Ryanair]; Florence [FLR] (165km); Rome Ciampino [CIA] (175km); and Rome Fiumicino [FCO] (190km).

Train
The train station at Chiusi [22km] is ideal for direct journeys to Rome and Florence. There is car rental available at the station.

Perfect hygiene: to ensure an exceptional level of hygiene in all our villas, we’ve worked with our owners to create a Covid-19 villa management protocol. Based on recommendations from the World Health Organisation, and in compliance with current Italian national law, this protocol goes above and beyond our usual rigorous cleaning standards.

Prior to arrival, your villa will have been fully sanitised, including all surfaces, objects, kitchen items, curtains, sofas, throws, pillows, toys, and in and around the pool. You are welcome to ask for a detailed list of the entire cleaning procedure we do after each departure and before welcoming new guests to the property.

The owner of this house has complied with the following standards:

  • To ensure the necessary information concerning social distancing and the use of masks is available to all guests
  • To guarantee availability of and accessibility to hand hygiene systems with hydro-alcoholic solutions and soaps in all inside areas of, and pertaining to, the villa
  • To guarantee cleaning and disinfection of all areas according to national authority guidelines. Further information is available on request
  • For the swimming pool: to guarantee the efficacy of the water treatments, while respecting legal limits (the parameter for free active chlorine in the pool is between 1.0 – 1.5 mg/l; combined chlorine ≤ 0.40 mg/l; pH 6.5 – 7.5 or equivalent oxygen)
  • For air conditioning systems: to guarantee the air re-circulation function is switched off and, according to the manufacturer’s instructions, with the plant in off-mode, to clean the air filters of the heating/cooling plants that use heat pumps, fan coils and convectors, at the end of each stay
