Carma R. Elais is the perfect property for family and friends to disconnect from their busy lives and reconnect with each other and nature. Built on a private estate that has been producing organic, award-winning olive oil for twenty years, the setting is ravishingly beautiful. Here, there is no light or noise pollution, just the magic of the canyons surrounding the Etruscan town of Cività di Bagnoregio, set high on a rock where ancient kings came to have their bath.           

The carbon-neutral estate has a three-bedroom main house, and a separate one-bedroom suite set 50m away from the villa with a tasting room, a professional kitchen and outdoor terrace attached, where complimentary breakfast is served as well as any meals cooked by the private chef. The beautiful saltwater pool is below the buildings on a terrace with exquisite views across the limestone-canyon valley.

The owner has been board member of the luxury Italian jewellery brand Bulgari. His aesthetic heritage is clear in the crisp interior design that has been kept refreshingly simple so as not to distract from the beauty outside. Natural materials, textures and colours are set against white walls, while huge picture windows, judiciously positioned, perfectly frame the mesmerising views. A small part of the owners’ highly impressive modern art collection is displayed at Carma, including works by Alberto Burri, amongst others. Much of it is on the theme of nature and some of it is a result of artists’ residences.  The interiors have been so perfectly executed that guests are able to relax as soon as they arrive, worrying about nothing more than absorbing the enormity of the setting.

The property’s main attraction is an invitation to slow down and switch off, encouraging guests to find the time to read, swim, walk, absorb and explore the extraordinary landscape and eat delicious food from local artisanal producers in the company of friends and family. 

Carma R.Elais is not by coincidence as Elais stands for the greek goddess of the olive oil, and the one organically produced at Carma, has been internationally rewarded and selected by most chefs of starred restaurants across Italy.

Bedrooms

The main house has three spacious double en-suite bedrooms, two on the first floor and one on the second floor. Individually decorated using natural materials, they offer a serene atmosphere with contemporary artworks adding individuality and shine.

Bathrooms

The en-suite bathrooms have large walk-in showers, stone basins and luxury shower products.

Kitchen

On the ground floor there is a big living room, a modern, expertly equipped kitchen, and a light-filled dining room seats eight at a long wooden table that gives the impression of lightly floating. The windows function as picture frames onto the staggering views and the walls are hung with contemporary artwork that whispers cool and adds to the space without taking over.

Living rooms

There is air-conditioning throughout this carbon-neutral property and there are lots of place to sit and lounge on design-led chairs and sofas that are large and comfy. Guests have plenty of space outside, too, to relax and dine and enjoy the panorama.

Other rooms

Set 50m from the main house, the air-conditioned suite has a spacious living room with a large comfortable sofa and armchair, and a fully equipped kitchenette with a breakfast bar dining table. The large double bedroom has an en-suite, walk-in shower and luxury products for guests. The suite shares the same magnetic views as the main house and affords guests the option of taking time out from a group. The tasting room, terrace and professional kitchen are attached to the suite.

Cleaning

Daily housekeeping is included for two hours after breakfast unless otherwise requested. There is a laundry service, charged at €10 per load. There is a regular pool cleaning service and garden maintenance.

Outside

Carma R.Elais is surrounded by olive groves and orchards that include plum, nut, apple and lemon trees, and guests are welcome to help themselves to fruit in season. This house is perfect for those who are looking to completely switch off, relax and connect with nature - the estate is a tiny, authentic eco-system run on organic lines. The saltwater pool (13mx5m and 1.4m deep) is lined in Roman travertine and, set in the olive groves below the house, overlooks the other side of the valley. There are eight sunbeds. The main house has a terrace with a dining table, BBQ and incredible views and the suite also has a dining terrace. There is covered parking for three cars at the main house and two at the suite. A private footpath leads up to the pedestrian bridge across to Cività di Bagnoregio.

Notes

Dogs are welcome and staff can even prepare a dog bed. There is one small dogs who lives on the estate – he is lovely to everyone and are also good with other dogs. Please note that this is a working olive estate. This means that during the week there will be staff walking through the olive groves. They are discreet and will not disturb guests.

Activities

The estate has a multitude of diversions, such as olive oil tasting tours, yoga, massage and beautiful walks in carefully tended, bio-diverse nature. Guests can swim or sail nearby at Lago di Bolseno or on the Tyrrhenian coast. For golfers, Golf Club Perugia is an 18-hole course (90km) or you can try the nine-hole Golf Course Lamborghini at Panicarola (80km) Antognolla Golf club an 18-hole course, one of the best of Italy (100km). There are stables next to the property and guided rides on horseback through the canyons offer a unique and incredible experience.

We would be delighted to help you plan the details of your stay at Carma in advance. The following are available on request: an olive oil tasting tour on the estate, regional cooking classes, nanny, driver, massage therapist, yoga instructor and tourist guide. The staff at the property are very attentive: nothing is too much trouble. There is a tasting room with its own terrace and a professional kitchen, attached to the suite, 50m from the main house, where breakfast is served daily. The staff of the estate can cook a three-course dinner, if you wish, using produce from the estate, all served in the tasting room or on the terrace outside with its incredible views.

Happenings

The world-famous, annual Umbria Jazz Festival takes place in the first two weeks of July. Previous artists include Diana Krall, John Legend and Lady Gaga.

Surroundings

The property is located on the North Lazio-Umbria border, next to medieval Cività di Bagnoregio – a small fairytale town perched high on a rock and accessed via a pedestrian bridge. As the name suggests, this was where kings would come to have a bath in ancient times. It is hard for any description to do real justice to the extraordinary beauty of the town and its surroundings. Guests at Carma have access to a private footpath from the house to the top of the bridge and can visit early in the morning or late in the evening, before or after the day-trippers, and marvel at the Etruscan gateway and the 7th century San Donato church in the main piazza. Go in the evening and you will be treated to aperitivi and dinner away from the hordes giving you time and space to take in the exquisite views.

Travel

Air The nearest airports are Sant'Egidio Perugia [PEG] (84 km); Rome Ciampino [CIA] (138KM); Rome Fiumicino [FCO] (152 km); and Florence [FLR] (199 km). Train The nearest train stations to the property are at Orvieto (21km) and Viterbo (29km), where car hire is available. Road From the south, take the Orvieto exit off the A1; from the north take the Orte exit off the A1 and continue to Viterbo, where you take the Bagnaia-Montefiascone exit for Teverina towards Bagnoregio.

Distances

The property overlooks the Valle dei Calanchi in the other direction, the rocky canyons of this spectacular landscape. For those looking for a non-pool swim, Lago di Bolsena is 20km away or the smaller Lago Vivo is a very pretty, short drive away. The Tyrrhenian Sea takes just over an hour to reach, where you can visit Tarquinia’s Etruscan necropolis or the more fancy Porto Santo Stefano. Orvieto, famed for one of the most beautiful church façades in Italy, and Viterbo are close by and have the most extensive 13th century papal palaces to have survived, while the wonders of Rome and Florence are less than two hours away. To prevent any possible spread of Covid-19 and to enable you to enjoy a safe and relaxing holiday, all our villas are cleaned to the highest standard possible, and according to the latest Italian health and safety regulations.

Perfect hygiene: to ensure an exceptional level of hygiene in all our villas, we’ve worked with our owners to create a Covid-19 villa management protocol. Based on recommendations from the World Health Organisation, and in compliance with current Italian national law, this protocol goes above and beyond our usual rigorous cleaning standards.

Prior to arrival, your villa will have been fully sanitised, including all surfaces, objects, kitchen items, curtains, sofas, throws, pillows, toys, and in and around the pool. You are welcome to ask for a detailed list of the entire cleaning procedure we do after each departure and before welcoming new guests to the property.

The owner of this house has complied with the following standards:

  • To ensure the necessary information concerning social distancing and the use of masks is available to all guests
  • To guarantee availability of and accessibility to hand hygiene systems with hydro-alcoholic solutions and soaps in all inside areas of, and pertaining to, the villa
  • To guarantee cleaning and disinfection of all areas according to national authority guidelines. Further information is available on request
  • For the swimming pool: to guarantee the efficacy of the water treatments, while respecting legal limits (the parameter for free active chlorine in the pool is between 1.0 – 1.5 mg/l; combined chlorine ≤ 0.40 mg/l; pH 6.5 – 7.5 or equivalent oxygen)
  • For air conditioning systems: to guarantee the air re-circulation function is switched off and, according to the manufacturer’s instructions, with the plant in off-mode, to clean the air filters of the heating/cooling plants that use heat pumps, fan coils and convectors, at the end of each stay
