The innate beauty of the buildings and their stunning location make this an idyllic setting for weddings and large celebrations with family and friends

La Chiesetta is an irresistibly pretty former chapel and accompanying farmhouse on the privately owned Carmine estate, set in green rolling hills just 20 minutes north of cosmopolitan Perugia where Umbria tips into Tuscany.

Lovingly restored by the current owners, this once abandoned valley is now thriving and includes an olive grove, a three-hectare vineyard, and a truffle wood. At the foot of Monte Tezio, the panoramic views are sublime, with Monte Subasio and Assisi to the south, the castle at Antognolla to the west and, to the north, wooded hills reaching to the Apennines.

At the heart of this is La Chiesetta. The chapel and farmhouse remain as two separate buildings with the former now housing a large kitchen, a dining room, and a spacious drawing room. The farmhouse has eight bedrooms – six doubles (five are en-suite) and two singles, as well as a small kitchen and a cosy sitting room.

There are few places more perfectly suited to a wedding, a concert or any other gathering where guests will be simultaneously impressed by the grandeur and welcomed by the gentleness of it all. The chapel can be transformed into a venue and its pale stone walls and beautiful beamed roof will elicit sighs of delight from guests.

The space between the chapel and farmhouse is a terrace, perfect for a drinks reception, while the party can continue al fresco with guests dining at long tables next to the chapel which, come dusk, is beautifully floodlit.

A cypress-lined avenue leads to an elegant pool where guests can relax on sunloungers and, for those who wish, Antognolla, one of Italy’s best golf courses, is less than ten minutes away. The grounds at La Chiesetta are so lovely that a week could slip by without you ever feeling the need to leave.

The possibilities here are endless and whether you come for a wedding, a concert or just a holiday with friends, you’ll doubtless fall in love with the place and find a way to keep coming back.

Rooms description


La Chiesetta accommodates 14 guests in six double bedrooms - five of which are en-suite, and two singles. The rooms are large and elegant with exposed stone walls, cotto floors and beamed ceilings, and are individually decorated with a mix of new and original furniture. Stone stairs from the vaulted hallway lead to the first floor where there is a centrally located sitting room. The three double bedrooms upstairs are air conditioned.

This is a large double with an en-suite that has both a shower and a free-standing bath. Doors lead out to a terrace and the views look down the valley.
This is a double that can be changed to a twin, with an en-suite shower and its own private terrace.
This ground-floor double can also be arranged as a twin and is suitable for disabled guests. It has an en-suite with a shower, and a private terrace.
This single room has a basin, a small fridge and a kettle and is ideal for an older child or teenager.

This is the principal bedroom with a large double bed, a fireplace, an en-suite shower and a private terrace. There is a private external staircase giving the room its own entrance.
This double can be made up as a twin and has an en-suite shower room.
Similar to Monte Acuto, this can be made up as a double or twin and has use of a separate bathroom next door.
This charming small single has its own handbasin and shares a nearby bathroom.


All six bathrooms are different but share the same level of luxury and the simple decoration of the bedrooms where, for the most part, the original architecture provides the decoration.


The expertly equipped kitchen is located at the front of the renovated chapel and includes a double oven, a six-ring gas hob, a dishwasher, microwave, espresso maker and an American-style fridge freezer. A kitchen table and chairs offers a cosy spot for meals or a coffee inside. Doors lead out to the dining terraces which are shaded, and there is an impressive BBQ set-up here, too.

Living rooms

The chapel maintains its original architecture, including a recently discovered small crypt. An impressive space, it combines a sense of its history with a gentle, peaceful atmosphere. It’s a large room that is furnished with comfy sofas and a grand piano. Its peaceful and relaxing atmosphere makes it a delightful relaxation space, perfect for yoga and meditation. The furniture can be moved around and it becomes a magnificent space for entertaining, whether it’s a wedding ceremony, a concert or a big party, with the large floor-to-ceiling window offering beautiful views of the surrounding countryside. Next door is a dining room that can seat 14 with a woodburning stove for the cooler months and air conditioning for the summer. Doors from the dining room lead onto an outdoor dining terrace shaded by a pergola with a large table that comfortably seats 14 or more guests.

Other rooms

There is a laundry room with a washing machine, tumble dryer and sink on the ground floor of the farmhouse. A sitting room on the first floor has a woodburning stove, comfy sofas, a TV and toys and games for all ages.



Cleaning is included in the rental price, including a daily maid service (Sunday excluded).

The large, elegant pool is accessed along an avenue of cypress trees and is surrounded by sunloungers and parasols - guests could happily spend all day in this dreamy setting. There’s an outdoor shower and a pool house with a drinks fridge and a loo. The area around the pool is fenced and the property has a children’s playground and a table tennis table. The BBQ is next to the main kitchen and the outside dining area. There is a tennis court on the estate, 1 km away from the house, that guests are welcome to use.


La Chiesetta is part of a large, privately owned estate that includes an olive grove, vineyards and truffle woods. Much of what is produced is organic and guests are surrounded by nature.

Leisure & Activities


This beautiful valley has a long tradition of producing fine wine. In 1974, the authoritative American wine journalist, Burton Anderson, wrote about an impressive white wine from land that now falls within the Carmine Estate. The owners of La Chiesetta are excited to be making wine from such an acclaimed 'terroir' and are advised by the prize-winning oenologist, Giovanni Dubini. The estate is able to offer wine tastings and tours, and truffle hunts - please ask for further details. Guests are welcome to roam the estate and the local area is excellent for hiking, climbing and mountain biking. La Chiesetta is just ten minutes away from Antognolla, a Robert Trent Jones II-designed golf course that offers a tough test of ability in stunning scenery with a fabulous clubhouse that also serves delicious food.

The world-famous, annual Umbria Jazz Festival takes place in Perugia in the first two weeks of July. Previous artists include Diana Krall, John Legend and Lady Gaga. Gubbio hosts its own annual festival, La Festa dei Ceri, on 15th May. The town has wonderful Easter celebrations as well as being famous for having, reputedly, the largest Christmas tree in the world. Umbria is a foodie hotspot, and its culinary joys are celebrated with various food festivals throughout the year, especially in the summer. Please ask for more details.

The property is in a peaceful valley, surrounded by meadows, woods, vineyards, hills and olive groves and is reached via a ‘strada bianca’ – a white gravel road – approximately 1km from the main road. The views are stunning and guests are plunged into this rural idyll yet it's just ten minutes' drive from Pierantonio, the nearest village. For somewhere bigger, Umbertide is about 15 minutes away and the university town of Perugia is about 25 minutes by car, where you'll find lots of restaurants, bars and shops as well as the National Gallery of Umbria that houses an impressive collection of art from as far back as the 13th century.

Your villa and Covid-19

To prevent any possible spread of Covid-19 and to enable you to enjoy a safe and relaxing holiday, all our villas are cleaned to the highest standard possible, and according to the latest Italian health and safety regulations.

Perfect hygiene: to ensure an exceptional level of hygiene in all our villas, we’ve worked with our owners to create a Covid-19 villa management protocol. Based on recommendations from the World Health Organisation, and in compliance with current Italian national law, this protocol goes above and beyond our usual rigorous cleaning standards.

Prior to arrival, your villa will have been fully sanitised, including all surfaces, objects, kitchen items, curtains, sofas, throws, pillows, toys, and in and around the pool. You are welcome to ask for a detailed list of the entire cleaning procedure we do after each departure and before welcoming new guests to the property.

The owner of this house has complied with the following standards:

  • To ensure the necessary information concerning social distancing and the use of masks is available to all guests
  • To guarantee availability of and accessibility to hand hygiene systems with hydro-alcoholic solutions and soaps in all inside areas of, and pertaining to, the villa
  • To guarantee cleaning and disinfection of all areas according to national authority guidelines. Further information is available on request
  • For the swimming pool: to guarantee the efficacy of the water treatments, while respecting legal limits (the parameter for free active chlorine in the pool is between 1.0 – 1.5 mg/l; combined chlorine ≤ 0.40 mg/l; pH 6.5 – 7.5 or equivalent oxygen)
  • For air conditioning systems: to guarantee the air re-circulation function is switched off and, according to the manufacturer’s instructions, with the plant in off-mode, to clean the air filters of the heating/cooling plants that use heat pumps, fan coils and convectors, at the end of each stay
