La Volpaia


Beautiful, handcrafted interiors make this exceptional villa a comfortable stay throughout the year


La Volpaia is the latest project to be completed by our in-house architecture and design team who took an existing farmhouse and completely reworked it both inside and out. The result is a beautiful Umbrian villa in soft-toned, local stone.

The property’s hillside location above Lake Trasimeno is exceptional. It’s far enough up the hillside to capitalise on the magnificent views and ensure privacy and yet it’s just five minutes’ drive from the lake itself and delightful Passignano, the nearest town.

The property sleeps ten in five ensuite rooms, one of which is in the separate guest house behind the main house. The house retains a traditional layout and much of the interior is crafted from natural materials by local craftspeople. There is an impressive edit of modern furniture, lighting and artwork, much of which was specially commissioned. Spacious and supremely comfortable, it’s a house that remains inviting throughout the year with a lake view that will leave you transfixed.

The lake is just five-minutes’ drive from the house and you’ll find heaps of water-based activities to keep everyone occupied, as well as fabulous restaurants and shops, while a 15-minute drive will take you to Perugia in one direction or Tuscany in the other. Discover the rich cultural heritage surrounding La Volpaia and then return to the comfort and quiet beauty of the house itself.

Please note that the images of La Volpaia were taken in December 2025 shortly after the property was finished. We will do another shoot in the spring with images of the garden, too. 

Rooms description


Bedrooms

The five spacious double bedrooms are all ensuite and air-conditioned, with enough wardrobe space and room to relax. Impeccably designed with wooden floors and large windows onto the amazing views, they are decorated in soft muted colours and include important details such as top-quality reading lights and the comfiest pillows. One of the bedrooms is in the separate ground-floor guest house.

Bathrooms

All the bedrooms are ensuite with spacious showers and beautiful fluted tiles. The principal ensuite has a bath, too, and double basins.

Kitchen

The bespoke kitchen is handcrafted in oak, with a green metro tile splashback. A central island includes a wine fridge and a breakfast spot and there are doors to the veranda and outdoor dining table. Expertly equipped, including a five-ring gas hob and a double sink in front of the window, it is semi-open-plan to the dining room.

Living rooms

The ground floor has three interconnecting rooms: the kitchen, the dining room, and the sitting room, each with doors out to the terrace. The large wooden dining table seats ten with beautiful lake views to the front and a handmade wooden batten boiserie stair guard to the back. There’s even a piano. The sitting room has a raised wood-burning stove, a TV, a corner sofa and beautiful, made-to-measure wooden shelving on the back wall.

Cleaning

The house is cleaned and bed linen and towels (including ones for pool use) are changed weekly. A mid-stay cleaning service is included. The house, pool and garden are maintained throughout the year.

The house, landscaped gardens and heated pool have all been designed to capitalise on the incredible views across Lake Trasimeno towards Tuscany. The property blends into the wooded hillside; beautiful throughout the year, come autumn, it puts on a fiery display of colour. A large lawn surrounded by mature trees offers space and the veranda that runs along the lakeside of the house is the perfect shaded spot for outdoor dining.

Activities

There are stunning walks directly from the property that can include a tasting at a really good winery just down the road. Lake Trasimeno is a five-minute drive away where there are numerous watersports on offer. Find antiques markets in local towns on the first or second Sunday of the month as well as weekly food markets. There are tennis courts in town and two 18-hole golf courses nearby to choose between: Golf Club Perugia in Ellera Umbra (22km) or Antognolla Golf Club (28km), one of the most sought-after courses in Italy.

Happenings

Dei Dui Mondi, a music and theatre festival, takes place from mid-June to mid-July in Spoleto, while the world-famous, annual Umbria Jazz festival takes place in Perugia at the start of July (previous artists include Diana Krall, John Legend and Lady Gaga) and its winter counterpart happens over new year in Orvieto. Meanwhile, a high-quality Palio or Medieval festival brings Città della Pieve to life in August every year and Perugia hosts an international chocolate festival in October. Surroundings

La Volpaia’s location is hard to beat. A 1km gravel road lined with mature cypress trees on either side winds up from Passignano sul Trasimeno, high enough up the hillside to ensure privacy and incredible views and yet Lake Trasimeno, Italy’s fourth largest lake, looks and feels like it is just in front of the house. The pretty Trasimeno Hills are wooded and gently undulating and there is a fully fenced olive grove surrounding the property. Passignano offers the best of a lakeside location throughout the year with wonderful restaurants, an amazing pasticceria and butcher, tennis courts, wakeboarding, SUP hire and other water sports, as well as access to ferries for the islands in the lake, all just five minutes’ drive from the house. The property is the perfect jump-off point for visiting towns and cities in both Umbria and Tuscany – it’s only 15 minutes from Perugia.

The nearest airports are: Perugia [PEG] (37km); Ancona [AOI] (140km); Florence [FLR] (146km); Pisa [PSA] (206km); Rome Ciampino [CIA] (209km); and Rome Fiumicino [FCO] (223km).
Train
The nearest train station is in Passignano sul Trasimeno itself (4km) or there’s a bigger station in Perugia (26km) where car rental is available.
Road
The A1 motorway exits closest to the property are at Tuoro sul Trasimeno (11km) for Rome and Florence, and at Perugia (29km) for the Adriatic coast northbound.

To prevent any possible spread of Covid-19 and to enable you to enjoy a safe and relaxing holiday, all our villas are cleaned to the highest standard possible, and according to the latest Italian health and safety regulations.

Perfect hygiene: to ensure an exceptional level of hygiene in all our villas, we’ve worked with our owners to create a Covid-19 villa management protocol. Based on recommendations from the World Health Organisation, and in compliance with current Italian national law, this protocol goes above and beyond our usual rigorous cleaning standards.

Prior to arrival, your villa will have been fully sanitised, including all surfaces, objects, kitchen items, curtains, sofas, throws, pillows, toys, and in and around the pool. You are welcome to ask for a detailed list of the entire cleaning procedure we do after each departure and before welcoming new guests to the property.

The owner of this house has complied with the following standards:

  • To ensure the necessary information concerning social distancing and the use of masks is available to all guests
  • To guarantee availability of and accessibility to hand hygiene systems with hydro-alcoholic solutions and soaps in all inside areas of, and pertaining to, the villa
  • To guarantee cleaning and disinfection of all areas according to national authority guidelines. Further information is available on request
  • For the swimming pool: to guarantee the efficacy of the water treatments, while respecting legal limits (the parameter for free active chlorine in the pool is between 1.0 – 1.5 mg/l; combined chlorine ≤ 0.40 mg/l; pH 6.5 – 7.5 or equivalent oxygen)
  • For air conditioning systems: to guarantee the air re-circulation function is switched off and, according to the manufacturer’s instructions, with the plant in off-mode, to clean the air filters of the heating/cooling plants that use heat pumps, fan coils and convectors, at the end of each stay
