This impressive house is perfect for a large group of family and friends for a private holiday, a wedding or a retreat


Villa Montecassiano lies close to the pretty hilltop town of the same name and just half an hour from the sea, in the gorgeous countryside of Le Marche.

A nine-bedroom country villa set in substantial grounds and surrounded by citrus, cypress and olive trees, this is the house to book for a family occasion, a wedding, a retreat or simply a holiday with a large group of friends.

Recently restored, the house’s original features such as brick parquet floors, wooden ceiling beams and large fireplaces remain, and are complemented by a mix of design pieces and traditional finds with a soft colour palette of creams and pastels. Really, it’s a party house, in the sense of guests coming together for a week of fun in a beautiful Italian villa that is both comfortable and elegant.

The list of things to do is extensive: there’s a private padel court and beach volleyball, a gym and sauna, an indoor arcade hall, an indoor as well as outdoor cinema and a 20m heated saltwater pool. There are plenty of places to sit and relax and to come together round the table to eat delicious food.

There is also lots to see and do beyond the gates in this gentle, under-the-radar coastal region, starting with a stroll around Montecassiano itself.

Rooms description


Bedrooms

There are nine bedrooms. This includes five twin rooms that can also be configured as doubles, two king doubles, a queen double and one room with a sofa bed. The rooms are individually decorated in soft natural tones and are subtly themed around weddings although if you aren’t staying for a wedding, you won’t feel out of place. Traditional parquet floors, comfy beds with beautiful linens and high ceilings offer guests lots of space. One of the doubles is in the garden house which is a standalone building with a living area and kitchenette.

Bathrooms

The seven bathrooms, most of which are en-suite, are individually decorated in the same soft, natural shades as the rest of the house. High-performance fixtures and fitting are standard – most are shower rooms but there is a pretty slipper bath in the principal en-suite.

Kitchen

The fully equipped kitchen is exactly what you’d hope to find in a country villa in Marche. The wooden ceiling beams and brick parquet floor are matched by soft white cabinets, a large double oven with a gas hob in the former fireplace, and all the pots and pans you might need to do justice to the local produce. Smeg appliances and a farmhouse table make life easy and if you don’t want to cook, there’s plenty of space for a private chef to work. There is a small kitchen in the garden house.

Living rooms

The main living room has wooden ceiling beams, a brick tiled floor, a large fireplace, and an even larger staircase opposite. Soft white sofas and unholstered benches provide lots of space to sit and there’s a piano, too. A second sitting room, also with a fireplace, has a beautiful artwork of trees taking up one wall, and is another lovely place to sit and chat. There are two inside dining areas, and three outside. The main dining room runs half the length of one wall of the veranda inside, with windows along the outside wall. The light is suitably impressive and there is a woodburning stove with a seating corner in front, and round the corner a fabulous cream bouclé bubble sofa, perfect for sipping a drink from the bar at the end. The second smaller dining space is a round table for five, with a coffee machine on the side, and is perfect for breakfast inside or if a small group needs to work.

Other rooms

Villa Montecassiano is set up for fun: there’s an indoor cinema, or one can be set up outside, and an arcade hall with billiards, whack-a-mole, basketball, one vs one arcade, darts and air hockey and guests can also use the indoor gym, Jacuzzi and sauna.

Outside

The grounds are extensive and have been carefully mapped out, retaining the elegant, traditional gardens with lawn bordered by ancient cypress and olive trees, while also offering lots of activities to keep everybody entertained. The 20m heated saltwater pool is on a terrace behind the house and has loungers surrounding it and a round jetpool at one end. There is a beach volleyball court, archery, giant Jenga and chess, a child’s adventure playground, lawns, an orchard, and padel tennis. Three separate dining areas include a table outside shaded by the end of the veranda that seats eight and is next to a covered sitting area, a table for eight on the gravel and another on the terrace.

Leisure & Activities


Activities

There is so much to do at the villa that you could happily not leave the grounds. However, there are lovely walks directly from the property and the area is excellent for hiking, climbing and mountain biking. The Chiaravalle di Fiastra national park has an ancient abbey, and forests with biking and hiking trails, while the Monte Sibillini national park has climbing routes, too. There’s even skiing in winter. The nearest beach is just 20 minutes away and not much further along the coast you can take your pick of fine white sand. This part of Italy is a patchwork of vineyards and you won’t need to go far to find a tour and wine tasting. There are several golf clubs along the coast, the nearest is Conera (30km).

Villa Montecassiano is in a quiet and beautiful spot, just outside the pretty hilltop town of the same name with its 13th century palazzo, historic churches and shops, bars and restaurants. Macerata (11km) is known for the operas performed in its open-air theatre, while Fermo (51km) is an ancient, hilltop delight full of old buildings, winding streets and piazzas with views of the sea. Further afield are Assisi and Perugia, both rich with cultural wonders, while Civitanova Marche and Ancona are bustling coastal towns less than half an hour away. There are also national parks, olive groves and vineyards on the doorstep.

Perfect hygiene: to ensure an exceptional level of hygiene in all our villas, we’ve worked with our owners to create a Covid-19 villa management protocol. Based on recommendations from the World Health Organisation, and in compliance with current Italian national law, this protocol goes above and beyond our usual rigorous cleaning standards.

Prior to arrival, your villa will have been fully sanitised, including all surfaces, objects, kitchen items, curtains, sofas, throws, pillows, toys, and in and around the pool. You are welcome to ask for a detailed list of the entire cleaning procedure we do after each departure and before welcoming new guests to the property.

The owner of this house has complied with the following standards:

  • To ensure the necessary information concerning social distancing and the use of masks is available to all guests
  • To guarantee availability of and accessibility to hand hygiene systems with hydro-alcoholic solutions and soaps in all inside areas of, and pertaining to, the villa
  • To guarantee cleaning and disinfection of all areas according to national authority guidelines. Further information is available on request
  • For the swimming pool: to guarantee the efficacy of the water treatments, while respecting legal limits (the parameter for free active chlorine in the pool is between 1.0 – 1.5 mg/l; combined chlorine ≤ 0.40 mg/l; pH 6.5 – 7.5 or equivalent oxygen)
  • For air conditioning systems: to guarantee the air re-circulation function is switched off and, according to the manufacturer’s instructions, with the plant in off-mode, to clean the air filters of the heating/cooling plants that use heat pumps, fan coils and convectors, at the end of each stay
