Podere Masale is a beautiful property. A large country villa in the heart of Umbria and just ten minutes from Todi, it sits in rolling countryside with an iconic view of the pretty hilltop town of Pesciano behind. 

This is a house to spend time in with family and friends. Spacious and light, it's hard to believe that the renovations that blend tradition and modernity so seamlessly, were carried out nearly a decade ago. Cotto floors and brick arched doorways are paired with a seamless mix of vintage and modern furniture and artwork. There are even two adorable mini sleigh cotbeds. This is a house with incredible bones that has been beautifully decorated and comes equipped with everything that even the most discerning guest might need. 

The garden is a further delight and it has a large pool as its focus. Dine inside or out, curl up with a book or spread out on a sun lounger, sleep deeply and eat delicious food. Sink into the loveliness of it all and live your best Italian life. This, of course, includes discovering the rich landscape of hills and valleys, dotted with delightful towns, all on the doorstep.

Bedrooms

There are six en-suite bedrooms, all with air conditioning and memory foam mattresses. Four of the rooms are on the first floor and there are two more on the second floor. Simply decorated with traditional cotto floors and cotto and beamed ceilings, they are spacious with double windows that open onto glorious views.

Bathrooms

The en-suite bathrooms are light and bright, the simplicity offset by beautiful materials and high-quality fixtures and fittings.

Kitchen

The expertly equipped kitchen is in a classic style and has a light and modern feel. A central island with a sink in it offers lots of prep space while a professional-style gas hob and oven means there's enough oven space to cook huge feasts. The original raised fireplace can warm your back in the cooler months and is matched by a modern American-style fridge/freezer as well as an espresso machine. A light, bright and social room, it's the ideal space in which to cook or simply watch and chat while someone else works their culinary magic.

Living rooms

The house has several different living areas, offering lots of space for guests to be social or solitary. The entrance hall is fabulously large with a beautiful cotto floor. The perfect entertaining space, it has a fireplace and three brick arches that lead to a sitting area with a floor-to-ceiling library, comfy sofas and chairs and a delightful window seat that is perfect for a chat or time burrowed in a book. The dining area is a small step down from the kitchen and has a 3m-long table and 12 Hans Wagner-style chairs. A modern dark-wood dresser is home to the tableware and there's also a reading corner and a fireplace and views out the window to the pool. There is a separate TV room with Sky Satellite connection.

Other rooms

On the ground floor there's a laundry room with a washing machine and tumble dryer. There's also a guest loo next to the TV room.

Outside

The garden is full of mature trees and is a delightful link between the house and its surroundings. In the heat of summer there's lots of shade to be found under the pergola or on the terrace, along with various comfy garden furniture, where guests can sit and relax. There's a large lawn near the pool that's ideal for small children. The pool itself is 6m x 12m and is oxygenated, so no chlorine, with Roman steps that are perfect to sit and wallow on. There's a (cold) shower and enough comfy loungers for everyone. The traditional pizza oven in the garden still works brilliantly and there's a separate BBQ, too.

Notes

There's wifi connection in every room, it also stretches outside to near the house. All the bedrooms have air conditioning and in the bathrooms guests will find soap, shampoo and shower gel that is organically produced in Umbria with essential oils.

Activities

The area around the villa is perfect for walking and cycling. Aside from the pretty hilltop towns and villages that are scattered throughout Umbria, some of the area’s most famous sites are under an hour’s drive away, including Montefalco for wine tours, the Marmore Falls, the Carsulae Roman ruins and Lake Trasimeno (90km) for watersports, or the smaller Lake Corbara is a little closer. The nearest golf courses are the 18-hole Golf Club Perugia (37km) and Antognolla - an 18-hole course that's one of the best in Italy (59km).

Happenings

The world-famous Umbria Jazz Festival takes place in both July and December. In July there is a large hot-air balloon festival in Todi and a chocolate festival in Perugia in October.

Surroundings

Todi is a lively and wonderful old town just ten minutes away by car where you can find everything you might need during your stay. Close to the property there are lots of small yet interesting things to see and do, such as a visit to the wine museum near the vineyards of Torgiano, or head to nearby Deruta, known for its hand-painted ceramics. You can savour the celebrated red wines of Montefalco and have fun rifling through the richly textured traditional Umbrian linens available at several shops in Todi itself. Head for a walk in the hills surrounding the house and work up an appetite for the spoils of Todi's numerous restaurants, pizzerias and gelaterias. There are a handful of small shops and an excellent restaurant in Sismano, too.

Air
The nearest airports are: Perugia [PEG] (55km); Rome Ciampino [CIA] (160km); Rome Fiumicino [FCO] (177km); and Florence [FLR] (210km).
Rail
The nearest train station is in Todi where car rentals are also available.
Road
To get to the property, from the E45 driving south (Florence/Perugia) take the Ponte Rio exit and follow the directions to Sismano / Pesciano. Driving north (from Rome) leave the A1 at Orte in the direction of Perugia and exit at Montecastrilli.

Distances

Podere Masala is just 1.5km from Sismano where there are a handful of small shops and an excellent restaurant, and Todi, an ancient Roman town, is 13km away, while Terni is about 25 minutes away by car. To prevent any possible spread of Covid-19 and to enable you to enjoy a safe and relaxing holiday, all our villas are cleaned to the highest standard possible, and according to the latest Italian health and safety regulations.

Perfect hygiene: to ensure an exceptional level of hygiene in all our villas, we’ve worked with our owners to create a Covid-19 villa management protocol. Based on recommendations from the World Health Organisation, and in compliance with current Italian national law, this protocol goes above and beyond our usual rigorous cleaning standards.

Prior to arrival, your villa will have been fully sanitised, including all surfaces, objects, kitchen items, curtains, sofas, throws, pillows, toys, and in and around the pool. You are welcome to ask for a detailed list of the entire cleaning procedure we do after each departure and before welcoming new guests to the property.

The owner of this house has complied with the following standards:

  • To ensure the necessary information concerning social distancing and the use of masks is available to all guests
  • To guarantee availability of and accessibility to hand hygiene systems with hydro-alcoholic solutions and soaps in all inside areas of, and pertaining to, the villa
  • To guarantee cleaning and disinfection of all areas according to national authority guidelines. Further information is available on request
  • For the swimming pool: to guarantee the efficacy of the water treatments, while respecting legal limits (the parameter for free active chlorine in the pool is between 1.0 – 1.5 mg/l; combined chlorine ≤ 0.40 mg/l; pH 6.5 – 7.5 or equivalent oxygen)
  • For air conditioning systems: to guarantee the air re-circulation function is switched off and, according to the manufacturer’s instructions, with the plant in off-mode, to clean the air filters of the heating/cooling plants that use heat pumps, fan coils and convectors, at the end of each stay
