Built on the remains of a 17th century Umbrian farmhouse, this unique modern villa respects the past while embracing the future


Podere Sassone is a newly built, four-bedroom, five-bathroom country villa. Designed by a well-known modern architect, it sits on the site of a 17th century farmhouse in the countryside near Marsciano.

The house respects traditional Umbrian architecture while the interior, with its double-height reception room, is finished in a light, modern style. Each detail has been carefully considered and the sight lines through the property offer exceptional framed views of the surrounding landscape. Three of the bedrooms are on the ground floor with doors to the terrace, while the principal suite is on the first floor.

The infinity pool sits in front of the house, putting the view front and centre, to be enjoyed from a lounger or at the table on the veranda.

The property’s location, just off a quiet country road that leads from Marsciano to San Vernanzo, offers both easy access and guaranteed privacy. Marsciano has a good choice of shops and restaurants and Todi, a beautiful medieval town, is only ten minutes further on.

Rooms description


Bedrooms

The principal bedroom is on the first floor while the other three, two doubles and a twin, are on the ground floor with doors to the terrace and views over the pool to the hills beyond. All are en-suite and have air conditioning.

Bathrooms

All four bedrooms have en-suite shower rooms. There’s a separate downstairs loo near the kitchen on the ground floor.

Kitchen

The modern-style kitchen is on the ground floor and has double doors out to the veranda. Expertly equipped - there's even a professional slicing machine - there is lots of cupboard space and a central island that houses the gas hob. There is a chimney on the veranda which includes an open oven, perfect for roasts.

Living rooms

The open-plan sitting and dining room are connected to the kitchen. Part double-height, the modern design includes a large corner fireplace that can also be used to cook on in the colder months. There's a wide-screen TV and a Sonos Music system. The large dining table is made of reclaimed wood from the former farm that was on the site.

Cleaning

Cleaning will be done twice a week. Intensive cleaning with linen change on Saturday and a mid week cleaning during the week. More cleaning upon request against extra charge.

Outside

Podere Sassone is surrounded by olive groves, woodland and rolling fields. Set back from a quiet country road, the drive curls round a hedge and opens up in front of the house where there is plenty of space for parking and electric charging points. From the other side of the house, the well-maintained garden is bordered by mature trees and blends into the surrounding fields. A saltwater, heated infinity pool (5.5m x 11m) with a paved surround sits in front of the main terrace where there is a chimney with a raised fireplace for cooking. There are uninterrupted views from the sitting room, kitchen and bedrooms over the pool to the hills beyond, in the centre of which is Rotecastello, a medieval hamlet that is beautifully lit at night.

There is wifi in the house and also on the outside terrace and near the pool.

Activities

There are beautiful walks directly from the property and Lago di Corbara (33km) offers fishing and kayaking while the bigger Lago Trasimeno, with its beach and watersport facilities, is an hour away. Golf Club Perugia in Ellera Umbra (48km) is an 18-hole course or go a little further to Antognolla Golf (70km) which is one of the most spectacular and challenging in Italy. The volcanic soil is perfect for grapes and there are several wineries within 15km of the house.

Podere Sassone sits in rolling countryside 400m above sea level and there are lovely long walks from the front door. San Venanzo, a small town with a handful of shops including a small supermarket, a butcher, baker and pharmacy, is just 3km away. Marsciano is larger and just 10 minutes away (7km) where there is more choice with bigger supermarkets, restaurants and a small hospital. You won’t have to drive far for some outstanding food - there are some Michelin star restaurants close by. This area also has a rich geological history and, although the last time there was any volcanic action was 265,000 years ago, there are signposted walks through the volcanic park.

Prior to arrival, your villa will have been fully sanitised, including all surfaces, objects, kitchen items, curtains, sofas, throws, pillows, toys, and in and around the pool. You are welcome to ask for a detailed list of the entire cleaning procedure we do after each departure and before welcoming new guests to the property.

The owner of this house has complied with the following standards:

  • To ensure the necessary information concerning social distancing and the use of masks is available to all guests
  • To guarantee availability of and accessibility to hand hygiene systems with hydro-alcoholic solutions and soaps in all inside areas of, and pertaining to, the villa
  • To guarantee cleaning and disinfection of all areas according to national authority guidelines. Further information is available on request
  • For the swimming pool: to guarantee the efficacy of the water treatments, while respecting legal limits (the parameter for free active chlorine in the pool is between 1.0 – 1.5 mg/l; combined chlorine ≤ 0.40 mg/l; pH 6.5 – 7.5 or equivalent oxygen)
  • For air conditioning systems: to guarantee the air re-circulation function is switched off and, according to the manufacturer’s instructions, with the plant in off-mode, to clean the air filters of the heating/cooling plants that use heat pumps, fan coils and convectors, at the end of each stay
