Villa San Francesco

This Just finished farmhouse is surely paradise itself. Stroll through the many acres of gardens, fields and orchards and take in the view of the magnificent green hills beyond.

Villa San Francesco, 5 bedrooms, 3 bathrooms and private pool, is an elegant 19th century 'Casa Padronale' just finished after a very careful restoration and set in well kept terraced gardens, surrounded by gentle wooded hills with majestic mountains in the distance. 

The beautiful old stonework of the house is full of character and inside, the rooms have kept the authenticity of the building. Modern bathrooms and a very modern kitchen combined with lovely antiques and many original details of the original building.
The bathrooms are of a very high standard and well-appointed. The bedrooms are large and bright, with high quality bed linens and antique furniture, each window framing a snapshot of the Tuscan countryside.
For those who like to explore put of season, the fireplace in the sitting room is wonderful for cosying up with a good book.
Outside the house a nice covered area with comfortable seating is wonderful for dining ‘al fresco’. And another terrace overlooking the lovely pool with comfortable armchairs is ideal for the morning coffee or the afternoon aperitif.

The Villa is well secluded behind iron gates, high laurel hedges, cypress trees and horse chestnuts and yet is only three kilometres from the picturesque historic town of Sansepolcro, famous for its Piero della Francesca masterpieces (paintings and fresco's) and boasting a great selection of restaurants, bars and fine shopping. 

For those who simply love Italy, you really can’t get more ‘dolce vita’ than this.

Rooms description


4 spacious double bedrooms and 1 room with 2 single beds. Wonderful (old) cotto floor tiles and beamed ceilings. Wrought iron beds with pure linens and nice antique furniture pieces.


3 splendid modern bathrooms of which one en-suite. Resin floors and showers, modern fittings en perfect ligthing. The modern look of the bathrooms create a perfect contrast with the clasic feeling of the house.


The bespoke modern kitchen has been made by a Tuscan kitchen maker. The kitchen worktop is in basalt stone. All the appliances are Siemens: two ovens, one dishwasher, fridge freezer, an induction hob, a Nespresso machine and a magimix blender. The kitchen is well equiped with all the necessary kitchen tools and dinnerware. Near the pool, part of the main house, there is another small kitchen with hob and fridge.

Living rooms

There are 2 sitting rooms with comfortable sofas and nice pieces of antiques and paintings on the wall. Both rooms feel very cosy. One of the rooms has a nice wood burner. There is also a library room and a small connecting reading room.

Other rooms

There is an old barn to be restored next to the house with a lovely piece of grass land and old trees around. There a comfortable sun loungers and armchairs positioned to relax under a tree.



Cleaning twice a week with a mid week cleaning on Tuesday. The cleaning lady is happy to do the personal laundry of the guests against a seperate fee.

The stylish dark grey swimming pool, 12 x 4 meters, is set to one side of the house next to both outside terraces. There are sun loungers for all guests. The old trees around offer all shadow neccesary. Around the house 2 hectares of land, meadows, orchards and fields makes the whole setting a very romantic one. It's wonderful to walk there and just grab a chair and a book to read underneath a tree. The entire property is fenced and the cars can be parked within the gate on the premises.


ALthough the house has no airconditioning, due to the centuries old walls the house remains comfortable in Summer.

Leisure & Activities


Antognolla golf course is a 40 mins drive. This is an ideal area for hiking and biking.


All kinds of activities can be arranged at request (separate prices). You can think about cooking in the house, guided tours with private driver, wine tastings. Please ask for more details.


Arezzo is 30 mins from the villa. This is one of our favorite towns in the area with all year through an amazing antique market in the center of town. Every first weekend of the month on Saturday and Sunday. This town is ideal for good shopping and there are some very nice restaurants.

Sansepolcro is a very nice town with all amenities and also well known for the historical Art. The well known fresco by Piero della Francesca, the ressurection of Christ, can be found in the local museum. It was his town of birth. The center of town is 2.5 kms away from the villa and can be reached easily via an asphalted road (not hilly). It is a nice walk to town!


Nearest airports are Umbria International Airport Sant'Egidio near Perugia (67 km), Ancona International Airport (151 km), Rome Fiumicino (265 km) and Ciampino (248 km) International Airports, Florence International Airport (119 km) as well as Pisa International Airport (214 km); nearest Motorway e45 exit is 5km. The train station of Arezzo is the nearest station with direct trains to Rome and Florence.

This villa is Covid-19 proof and will guarantee you a perfectly safe and relaxing holiday, according to the latest Italian health and safety regulations.

Perfect hygiene: With the aim of ensuring an exceptional level of hygiene at our villas, we’ve worked with our owners to create a Covid-19 villa management protocol. Based on recommendations from the World Health Organisation, and in compliance with the current Italian National law this protocol goes above and beyond our usual rigorous cleaning standards.

You will find a house sanitized in all its surfaces, objects, kitchen items, curtains, sofas, throws, pillows, toys and pool area. If you wish, you can ask the detailed list of the entire cleaning procedure we do after each departure and before welcoming new guests in the property.

The owner of this house has complied to the following standards:

  • makes the neccesary information available concerning use of the mask and social distancing available to guests;
  • guarantees availability and accessibility inside the structure to hand hygiene systems with hydro-alcoholic solutions and soaps;
  • guarantees cleaning and disinfection of all environments, according to the guidelines of the National Authorities. On request we can send you this list;
  • For the SWIMMING POOL: guaranteed the efficacy of the water treatments while respecting legal limits (parameter of free active chlorine in the pool between 1.0 – 1.5 mg/l; combined chlorine ≤ 0.40 mg/l; pH 6.5 – 7.5 or equivalent oxygen);
  • For AIR CONDITIONING SYSTEMS: to have completely eliminated the air re-circulation function and, on the basis of the indications provided by the manufacturer, with the plant in off mode, to have cleaned the air filters of the heating/cooling plants that use heat pumps, fancoils and convectors after every stay of guests.
