San Giovese occupies an exquisite position overlooking the charming hill town of Montalcino, with unparalleled views of Val d’Orcia, a UNESCO World Heritage Site, and its iconic Tuscan landscape.

But what makes this location particularly special is the exquisite light, and the villa is situated to make the very most of it and of the views. Set in five acres that include a vineyard and olive orchards, the original building dates back to the 1600s and a meticulous renovation has resulted in an elegant mix of old and new.

Inside, handcrafted pieces sit side by side with contemporary Italian design pieces and much of the paintings and photography on display is the work of the American owners. Under-floor heating and cooling systems mean the house can be enjoyed all year round.

On the ground floor, the kitchen, dining and living rooms flow into each, each with doors to the terrace and pool. In the summer months guests will live as much outside as inside, enjoying the solar-heated pool, dining and sitting terraces and the wood-burning pizza oven and BBQ.

Montalcino is just a short walk away and is a delightful place to stroll thanks to its charming mix of shops, restaurants and historic buildings. Famed for its Brunello wine, guests can take vineyard tours, enjoy a tasting in the villa’s private cantina or simply relax on the terrace with a glass while watching the light on the hills ahead.

Bedrooms

The four bedrooms, each with its own private bathroom, are on the first floor. One has a king-size bed, two have queen-size beds and the fourth can be made up as a twin or king-size double. The two larger rooms have stunning views of Val d’Orcia while the other two look out over Montalcino and Monte Amiata. Decorated in soft neutrals, it’s all about the view.

Bathrooms

Each room has its own en-suite shower room and the largest one also has a bath. High-quality fixtures and fittings combine with cotto floor tiles and simple décor.

Kitchen

The high-spec professional kitchen is expertly equipped to make cooking an easy pleasure. If you would like to hand it over to a private chef for a special meal, or to sit back and let a chef cook for you throughout your stay, please let us know.

Living rooms

The ground-floor of the house flows from one room into the next with the kitchen at one end, the dining room in the middle and the living room at the other end, with three sets of doors leading to the pool area. Contemporary Italian design pieces are mixed with more artisanal furniture such as the long, custom-made, antique chestnut dining table that comfortably seats ten. Cotto floors can be heated or cooled and guests can find plenty of private corners with desks or comfy chairs.

The house has its own private cantina and wine cellar, as well as a downstairs loo.

Outside

At San Giovese the attention to detail inside the villa is matched by the same exacting design outside. Set in five acres, which include a private vineyard and olive orchards, everything is focused towards the incredible view and beautiful light. The gated grounds offer parking for three cars and total privacy. Terraces make the most of the light at different times of the day and include a comfy seating area, a dining table for ten under a veranda in front of the house and, just beyond, a solar-heated pool with a paved surround and sun loungers. There’s even a bocce court with views over Montalcino. It’s lit so you can play on in the evening.

Notes

The agronomist, cellarman and gardener will be working within the property from Monday to Saturday.

Activities

You just need to walk out the door at San Giovese and you’ll find yourself in stunning countryside, not far from a delicious restaurant lunch. Wander round the pretty town of Montalcino, seven minutes’ walk away, which is home to Italy’s most famous wine, Brunello. We can even help you choose which of the 263 Brunello vineyards within a five-mile radius of the town you should visit. The wider Val d’Orcia, a landscape so beautiful that it is a UNESCO World Heritage Site, is worth exploring. Spend a day visiting Pienza, Montepulciano, Monticchiello, Bagno Vignoni and San Quirico – just a handful of the most iconic hilltop towns. When you’ve had your fill of Renaissance beauty, the beach at Grosseto, Monte Argentario, is only an hour’s drive away.

To prevent any possible spread of Covid-19 and to enable you to enjoy a safe and relaxing holiday, all our villas are cleaned to the highest standard possible, and according to the latest Italian health and safety regulations.

Perfect hygiene: to ensure an exceptional level of hygiene in all our villas, we’ve worked with our owners to create a Covid-19 villa management protocol. Based on recommendations from the World Health Organisation, and in compliance with current Italian national law, this protocol goes above and beyond our usual rigorous cleaning standards.

Prior to arrival, your villa will have been fully sanitised, including all surfaces, objects, kitchen items, curtains, sofas, throws, pillows, toys, and in and around the pool. You are welcome to ask for a detailed list of the entire cleaning procedure we do after each departure and before welcoming new guests to the property.

The owner of this house has complied with the following standards:

  • To ensure the necessary information concerning social distancing and the use of masks is available to all guests
  • To guarantee availability of and accessibility to hand hygiene systems with hydro-alcoholic solutions and soaps in all inside areas of, and pertaining to, the villa
  • To guarantee cleaning and disinfection of all areas according to national authority guidelines. Further information is available on request
  • For the swimming pool: to guarantee the efficacy of the water treatments, while respecting legal limits (the parameter for free active chlorine in the pool is between 1.0 – 1.5 mg/l; combined chlorine ≤ 0.40 mg/l; pH 6.5 – 7.5 or equivalent oxygen)
  • For air conditioning systems: to guarantee the air re-circulation function is switched off and, according to the manufacturer’s instructions, with the plant in off-mode, to clean the air filters of the heating/cooling plants that use heat pumps, fan coils and convectors, at the end of each stay
