A seven-bedroom villa that offers guests a fun-filled stay in beautiful surroundings


Santamaria sits on a hilltop clearing in the glorious rolling wooded landscape of Le Marche, just half an hour from the coast.

A traditional farmhouse, that has been extended and restored, the house accommodates 14 guests in seven double bedrooms. Spacious, restful and full of warmth, this is the place to come to get away in comfort and not be remotely bored.

Wooden beam-and-cotto ceilings, stone floors and enviable views all point to traditional Italy. The poolside cabanas, gym, sauna, jacuzzi, indoor hammock, outdoor cinema, and games room, suggest a side order of decadence.

The house is delightful. It also provides an excellent jumping off point for a raft of activities, including mountain biking and hiking in the Sibillini mountains, beach trips, gastronomy tours and even padel retreats, all in breathtaking scenery.

Rooms description


Bedrooms

There are seven double en-suite bedrooms, all with big comfy beds. Individually decorated in earthy colours and subtly themed, they are what you’d hope to find in a boutique hotel, except with more space and privacy. Airy and cosy, most have got traditional stone floors and beamed ceilings and have enough room for a sofa or armchairs.

Bathrooms

The seven bathrooms are individually decorated in the same soft, earthy shades as the rest of the house, and high-performance fixtures and fittings come as standard. Two lucky guests will have the double-height bathroom with a bath in front of the window.

Kitchen

The large country kitchen has dark terracotta walls, a wooden beamed ceiling and white wooden units with a black stone top. Expertly equipped, including a double oven and eight-ring gas hob, large American fridge/freezer and the all-important pasta rolling machine and coffee machine, guests can choose to cook for themselves or employ the services of a chef. There is a five-seater round table at one end of the room for breakfast or smaller dinners, with the warmth of a wood-burning stove for colder days.

Living rooms

The ground floor living space is spread out over several rooms. All have brick and beam ceilings and fireplaces and are decorated in soft neutrals. The main sitting room is lovely and light and the perfect place to chat or switch off in front of a film. Other rooms include one with a piano and a hammock slung from the ceiling, with an interconnecting fireplace to the hallway. The dining room is beyond the hall and has a wall of niches that create an original art display. There is also a smaller round dining table in the kitchen. For much of the year guests will be drawn to the veranda outside where there’s a long wooden table near to the pizza oven.

Other rooms

This is a property that prioritises fun. As such, there is a games room with a billiards table and an arcade machine with thousands of games. There is also a sauna and a gym.

Outside

The views from this property are phenomenal and can best be admired from the pool or from the cabanas beside it. While the garden is relatively informal, it is beautifully landscaped, with both lawn and flower beds, with a breathtaking backdrop of rolling hills. There is a Jacuzzi and a sauna as well as an outdoor cinema. You can’t come to Italy, particularly this central region, and not fall in love with the food - the villa has a pizza oven and BBQ and a lovely long wooden dining table nearby on the veranda. Strings of fairy lights surround the outdoor seating area and there is another dining table for smaller groups. In fact, you can pick and choose where you eat and sit, with cushions and loungers, hanging chairs and hammocks all available. There’s even a little bamboo bar for two.

Notes

Santamaria is an ideal location for retreats and events, as well as for holidays with family and friends. The owner is passionate about padel and organises padel retreats at the property, playing at several stunning venues in Fermo province, with an emphasis on great food as well as sport.

Activities

The enviable location of this property means there are lovely walks on the doorstep and the area is excellent for hiking, climbing, mountain biking and karting. The Chiaravalle di Fiastra national park has an ancient abbey, and forests with biking and hiking trails, while the Monte Sibillini national park has climbing routes, too. There’s even skiing in winter. The nearest beach is just half an hour away and you can take your pick of fine white sand. This part of Italy is a patchwork of vineyards and you won’t need to go far to find a tour and wine tasting. There are several golf courses along the coast, including Conero (65km).

Santamaria is in an exquisite location, close to the village of Montegiorgio. Macerata (29km) is known for the operas performed in its open-air theatre, while Fermo (20km) is an ancient, hilltop delight full of old buildings, winding streets and piazzas with views of the sea. Further afield are Assisi and Perugia, both rich with cultural wonders, while Civitanova Marche and Ancona are bustling coastal towns just over half an hour away. There are also national parks, olive groves and vineyards on the doorstep.

To prevent any possible spread of Covid-19 and to enable you to enjoy a safe and relaxing holiday, all our villas are cleaned to the highest standard possible, and according to the latest Italian health and safety regulations.

Perfect hygiene: to ensure an exceptional level of hygiene in all our villas, we’ve worked with our owners to create a Covid-19 villa management protocol. Based on recommendations from the World Health Organisation, and in compliance with current Italian national law, this protocol goes above and beyond our usual rigorous cleaning standards.

Prior to arrival, your villa will have been fully sanitised, including all surfaces, objects, kitchen items, curtains, sofas, throws, pillows, toys, and in and around the pool. You are welcome to ask for a detailed list of the entire cleaning procedure we do after each departure and before welcoming new guests to the property.

The owner of this house has complied with the following standards:

  • To ensure the necessary information concerning social distancing and the use of masks is available to all guests
  • To guarantee availability of and accessibility to hand hygiene systems with hydro-alcoholic solutions and soaps in all inside areas of, and pertaining to, the villa
  • To guarantee cleaning and disinfection of all areas according to national authority guidelines. Further information is available on request
  • For the swimming pool: to guarantee the efficacy of the water treatments, while respecting legal limits (the parameter for free active chlorine in the pool is between 1.0 – 1.5 mg/l; combined chlorine ≤ 0.40 mg/l; pH 6.5 – 7.5 or equivalent oxygen)
  • For air conditioning systems: to guarantee the air re-circulation function is switched off and, according to the manufacturer’s instructions, with the plant in off-mode, to clean the air filters of the heating/cooling plants that use heat pumps, fan coils and convectors, at the end of each stay
