Tenuta Asproli is a luxurious property nestled in a stunning landscape that offers all the right ingredients, both within and beyond its gates, for a perfect holiday


Tenuta Asproli is a large property not far from Todi that softly integrates all the bells and whistles of 21st century entertaining, while respecting its glorious position in the gently rolling Umbrian landscape.

The property includes three separate buildings: the original villa, the guesthouse and the spa. The original 200-year-old tower and villa has been sympathetically renovated, retaining original features such as the sculptured tile and beam ceilings, with the addition of lots of squishy sofas, warm colours reflective of the landscape, and modern design touches. There is one en-suite double for guests on the first floor.

The guesthouse is 50m up the hill and it has been cleverly designed, using local stone, to reflect the lines and shapes of the older building. Inside, soft colours, local materials and lots of comfortable spaces are perfectly put together. The first floor has five en-suite double or twin rooms.

The spa is in its own building and is the star of the show: understated, tasteful and yet fabulously indulgent, it even includes a gym and a beautiful living room with a fireplace and vast glass doors with views over a terrace, the tennis court and the hills beyond.

Much of the cooking and entertaining at Tenuta Asproli takes place outside. The terrace next to the kitchen is well equipped for cooking and guests have a choice of terraces for lounging and dining.

The property is brilliantly placed for exploring some of Umbria and Tuscany’s most celebrated vineyards and hilltop towns.

Rooms description


Bedrooms

There are seven double or twin bedrooms of which 6 en-suites, all with air-con. Three of these are in the original villa (all double beds), while the other five are in the guesthouse (4 double bedrooms and 1 twin bedroom). With wooden ceiling beams and rich, tonal colours, the rooms are welcoming and deeply comfortable.

Bathrooms

The en-suite bathrooms are traditional in style but with modern fixtures and fittings including high-performance showers. There are no baths at this property. 2 bedrooms in the guesthouse share a bathroom.

Kitchen

The original villa has a beautiful kitchen with a beamed ceiling, a restored stone fireplace and a sleek run of modern stainless steel units along one wall. Expertly equipped, including two ovens and a linear four-ring gas hob, it is perfect for smaller groups to cook. The guesthouse has its own small kitchen – one oven in a similar run of units along one wall of the spacious living room, this time in blond wood. For most of the year, the terrace outside the kitchen is the favoured cooking spot, where a big gas grill and a large, state-of-the-art Egg BBQ offer enough space for everyone to congregate, cook and dine, with the incredible view as the backdrop. If you’d rather leave the cooking to someone else, we are able to arrange a chef, on request.

Living rooms

The original villa has a large living room with a cosy country house vibe to it mixing stone arches, a beamed ceiling and vast, comfy sofas. A soft blend of old and new includes designer chairs and an open fireplace, a pair of French windows to outside and modern lighting, antique cupboards and a metal-legged coffee table. The clever mix of natural colours and tactile materials make this elegant room a perfect place to relax. The dining room in the original villa is a sophisticated affair with an original embellished cotto and wood-beamed ceiling, modern chrome pendant lights and magnificent views across the valley. The guesthouse has a large living room with a big open fireplace, chairs, sofas and two sets of French windows with views down to the original villa. Big plants and tonal colours set a relaxed feel and there is plenty of space for guests to curl up with a book, chat or rustle up some food in the kitchen along one wall.

Other rooms

The jewel in the crown of this fabulous property is the spa. Located next to the guesthouse, the views alone are incredible, matched by the interior that rivals that of any top-end hotel. A spacious comfortable living room with an open fireplace and a corner sofa has views through critall-style glass windows to the terrace and tennis court. Plants bring the outside in and the facilities match the high level of design. Features include: a sauna, a Turkish hammam, a marble cold water plunge pool and a well equipped ‘Technogym’ gym. There is a Jacuzzi next to the tennis court.

Cleaning

Bed linen and towels (including ones for pool use) are changed weekly when the property is cleaned. A cleaner also comes briefly, mid-week.

Outside

Tenuta Asproli is approached by a gated private drive and sits in 7 hectares of fenced land, surrounded by mature trees. There is a carport and trees provide further shade for parking. The beautifully landscaped garden is a happy mix of formal beds, banks of lavender, iconic cypresses, olive trees and wilder areas. The pool sits at a perfect distance below the original villa, sheltered on one side by a terrace wall and enjoying stunning views over the rolling hills on the other. Guests have exclusive use of a clay tennis court beyond the spa, a volleyball court, table tennis, and boules. For those wishing to just relax, there are numerous terraces with comfortable lounge sets and Tuuci parasols offering shade where the trees don’t. Next to the spa and tennis court is a large dining terrace, while the main dining table is under a veranda at the original villa, with another dining table on the side of the same villa, giving guests a choice of the best views at different times of the day. The terrace next to the kitchen has a large gas grill and an Egg BBQ, making outside cooking for 12 easy and relaxed.

Notes

The property’s accommodation is laid out over two buildings: the original villa and the guesthouse, which are 50 metres from each other, while the well-appointed spa is located in a third building, next to the guest house. The property manager lives close by and is on call for guests during their stay.

Activities

The property has a stunning outdoor pool, a clay tennis court, a boules area, table tennis and a spa that you will be reluctant to drag yourself away from. If you do, there are beautiful walks and bike rides in the surrounding area. For keen golfers, there is an 18-hole course at Golf Club Perugia (56km) Antognolla Golf club an 18-hole course, one of the best of Italy (78km) while Lake Trasimeno with its beach and water-sport facilities is just over an hour’s drive away.

Tenuta Asproli is located in one of the best pockets of this beautiful landscape, close to Todi, Orvieto and Deruta, and the vineyards of Montefalco. Todi, a ten-minute drive away, is a buzzy town with a rich history and a wonderful choice of restaurants, pizzerias and gelaterias offering delicious and authentic Italian flavours. Umbria is also known for its traditional linens and cashmeres that can be found in Todi, too. Shopping done, head to the large central Piazza del Popolo for a perfect aperitivo at sun-down. Orvieto is another delight, famous for the incredible cathedral with its golden façade that is renowned as one of the most beautiful in Italy. The town has a lively centre and is well worth a visit. Deruta is famed for its traditional Maiolica – tin-glazed pottery decorated in colours on a white background. The town has 250 factories producing everything from huge outdoor pots to tiny handpainted espresso cups in this colourful ceramic. Be warned: shopping here could lead to bulging suitcases! If your idea of shopping heaven is more foodie oriented, head to one of the numerous local markets where you can buy an authentic pizza cutter or a great big hunk of Parmesan that will last you through to Autumn. This is an area of Italy where food and wine are taken seriously. There is a wine museum near the vineyards at Torgiano where you can learn about the history of winemaking, go on a tour and, on the same ticket, visit the local olive oil museum. Both Montefalco and Montepulciano, famous for their grapes, are not far away and a wine tasting and tour followed by a delicious lunch on a terrace in any of the local Umbrian hilltop towns is the perfect way to spend a day.

Perfect hygiene: to ensure an exceptional level of hygiene in all our villas, we’ve worked with our owners to create a Covid-19 villa management protocol. Based on recommendations from the World Health Organisation, and in compliance with current Italian national law, this protocol goes above and beyond our usual rigorous cleaning standards.

Prior to arrival, your villa will have been fully sanitised, including all surfaces, objects, kitchen items, curtains, sofas, throws, pillows, toys, and in and around the pool. You are welcome to ask for a detailed list of the entire cleaning procedure we do after each departure and before welcoming new guests to the property.

The owner of this house has complied with the following standards:

  • To ensure the necessary information concerning social distancing and the use of masks is available to all guests
  • To guarantee availability of and accessibility to hand hygiene systems with hydro-alcoholic solutions and soaps in all inside areas of, and pertaining to, the villa
  • To guarantee cleaning and disinfection of all areas according to national authority guidelines. Further information is available on request
  • For the swimming pool: to guarantee the efficacy of the water treatments, while respecting legal limits (the parameter for free active chlorine in the pool is between 1.0 – 1.5 mg/l; combined chlorine ≤ 0.40 mg/l; pH 6.5 – 7.5 or equivalent oxygen)
  • For air conditioning systems: to guarantee the air re-circulation function is switched off and, according to the manufacturer’s instructions, with the plant in off-mode, to clean the air filters of the heating/cooling plants that use heat pumps, fan coils and convectors, at the end of each stay
