Villa Falco


A stylish and characterful property that sits proudly at the head of Le Valle dei Falchi with views from the house, garden and pool over a rolling landscape little changed in generations.


Villa Falco is a large, carefully restored farmhouse perched high in the hills at the head of Le Valle dei Falchi, not far from the bustle and beauty of Città di Castello. Surrounded by a large garden with terraces formed from local stone, beautifully maintained lawns and fabulous places to sit, eat and unwind, the elevated position of the house means that, even in high summer, there is a gentle breeze.

The house’s interior is as wonderful as its surroundings and is simply yet beautifully furnished with antique furniture, modern lighting and carefully chosen fabrics. There are plenty of original features including the original exposed wooden ceiling beams and clay tiled floors.

Spacious enough to accommodate 12 guests in comfort, the property is one where guests will find it hard not to relax into its somnolent charms, whether inside or out. The two sitting rooms, one on the ground floor and a double-height room on the first floor, have plenty of space for guests to sprawl with a good book and the impressive stone fireplaces not only look wonderful but offer warmth and cosiness out of season. Food is the focal point of any holiday in Italy and the inside dining room is matched by the shaded table outside, while the well-equipped, big kitchen gives guests room to experiment with local ingredients.

Bedrooms are large yet cosy, with furnishings that are a welcoming balance of calm and style. Likewise, the simple yet spacious bathrooms.

Villa Falco is a place where guests can excel at what the Italians call dolce far niente, which translates as the sweetness of doing nothing. From its pretty location to its comfortable interior, this is a property that is designed for maximum relaxation where you can while away your days reading by the pool, indulging in delicious food and star-gazing at night.

You won’t need to go far for a delicious meal cooked by someone else. Fraccano is on the doorstep and its two restaurants serve fabulously tempting regional pasta, pizza and risotto dishes – the wild boar taglietelle is not to be missed. Città di Castello is not far away either and is brimming with shops and restaurants. After which, Villa Falco will welcome you back for further restorative relaxation.

Rooms description


Bedrooms

The property’s six bedrooms are spread over three floors. Each one is large yet cosy and decorated with a stylish mix of antique furniture and beautiful fabrics that blend perfectly with the original wooden ceiling beams and traditional cotto floors to create individual, restful spaces. Ground floor: one double with a super-king size bed and an en-suite shower room; one twin with an adjacent shower room. First floor: principal bedroom with a super-king size bed, a small study area and an en-suite bathroom with a shower. This room also has access to a private terrace with a beautiful day bed and stairs to the garden. Also on this floor are two twin rooms with a shared bathroom. Second floor: one double with a king-size bed or twin beds and an en-suite shower room.

Bathrooms

The bathrooms/shower rooms are decorated in earthy colours with glazed tiles, stone basin surrounds and high quality fixtures and fittings. There are four en-suites and one separate bathroom shared between the two twin rooms on the first floor. The property has two bath tubs, one of which is freestanding.

Kitchen

The well-equipped kitchen has a French range cooker with a six-burner gas hob. Spacious, with a central island and a low run of cupboards either side, it is crafted from blond wood and has a table that seats eight. Doors lead to an outdoor breakfast area on one side and an outdoor dining space with a large table which seats 12 on the other. Connected to the kitchen through a large square opening is the dining room, which flows through into the downstairs sitting room. A large wooden table accommodates all 12 guests in a relaxed setting with beautiful pendant lights and rush-seat wooden chairs.

Living rooms

The property has lots of wonderful places to sit, which offer space to be together or alone, both inside and out. There are two large sitting rooms: one on the ground floor with a fireplace and a TV, and another on the second floor which is double height and has a huge stone fireplace with a woodburner and another TV. Decorated simply but with warmth and character, these are wonderful places to cosy up and relax, to chat with friends and family or to unwind in front of a fire out of season. There is also a library with a pair of comfortable daybeds and doors onto one of the outdoor seating areas.

Other rooms

The property has a laundry room as well as a large games room with a table tennis table, a swing, a wood-burning stove and enough room for several guests to practise yoga.

Facilities


Cleaning

A cleaner comes three times a week, and the pool is cleaned once a week. Towels (including ones for pool use) are changed weekly.

Outside

The property is approached via a 1km private road and sits on top of a hill surrounded by terraced gardens and trees. The large garden has been thoughtfully designed with beautiful planting and various al fresco dining and lounging spaces that catch the best of the sun and shade. The main dining area is paved and in the shade of the house from midday onwards, making it the perfect spot for a summer lunch. The pool is on a lower terrace with stunning views and sun loungers on the terrace above provide the perfect place to relax and unwind. The garden has something for everyone, including a trampoline and swings for children.

Notes

The following are also available: croquet lawn, boules, trampoline, children’s swings and table tennis, DVD player with a huge selection of DVDs, games and 2 wireless speakers.

Activities

Villa Falco lies in Le Valle dei Falchi, where Umbria, Tuscany and Marche meet. There are beautiful walks directly from the property and the area is excellent for mountain biking. Città di Castello is the nearest sizeable town. Surrounded by 16th century walls, it is full of magnificent architecture, including San Florido e Amanzio Cathedral with its beautiful frescoes and incredible ceiling. The Pinacoteca Communale houses work by Signorelli, Raffaellino del Colle, Lorenzo Ghiberti and Pomarancio, while for lovers of modern art, the Burri museums are a must www.fondazioneburri.org - English-speaking day tours are available. For a longer walking tour, the Tiber Trail is a shaded, 20km riverside walk that takes in Città di Castello’s old town, bell towers and city walls and passes through several local villages. For those who’d rather be on the river Tiber than beside it, there is guided canoeing, and for all sorts of water-based activities, Lake Trasimeno is within striking distance. For Golf lovers there is Gold club Perugia (54km) Antognolla Golf club an 18-hole course, one of the best of Italy (30km)

The world-famous, annual Umbria Jazz Festival takes place in the first two weeks of July. Previous artists include Diana Krall, John Legend and Lady Gaga. Fraccano, the nearest village, is six minutes away by car. It has only two restaurants but both of them serve delicious local dishes. Twenty minutes away is Città di Castello where you’ll find everything you need for your stay, including a twice-weekly market and plenty of shops and restaurants. Visit Trattoria Lea in the centre for the best truffle dishes in the region!

Train The train station at Città di Castello (13km) is the nearest to the property. Road A hire car is essential for guests at this property.

Perfect hygiene: to ensure an exceptional level of hygiene in all our villas, we’ve worked with our owners to create a Covid-19 villa management protocol. Based on recommendations from the World Health Organisation, and in compliance with current Italian national law, this protocol goes above and beyond our usual rigorous cleaning standards.

Prior to arrival, your villa will have been fully sanitised, including all surfaces, objects, kitchen items, curtains, sofas, throws, pillows, toys, and in and around the pool. You are welcome to ask for a detailed list of the entire cleaning procedure we do after each departure and before welcoming new guests to the property.

The owner of this house has complied with the following standards:

  • To ensure the necessary information concerning social distancing and the use of masks is available to all guests
  • To guarantee availability of and accessibility to hand hygiene systems with hydro-alcoholic solutions and soaps in all inside areas of, and pertaining to, the villa
  • To guarantee cleaning and disinfection of all areas according to national authority guidelines. Further information is available on request
  • For the swimming pool: to guarantee the efficacy of the water treatments, while respecting legal limits (the parameter for free active chlorine in the pool is between 1.0 – 1.5 mg/l; combined chlorine ≤ 0.40 mg/l; pH 6.5 – 7.5 or equivalent oxygen)
  • For air conditioning systems: to guarantee the air re-circulation function is switched off and, according to the manufacturer’s instructions, with the plant in off-mode, to clean the air filters of the heating/cooling plants that use heat pumps, fan coils and convectors, at the end of each stay
