Villa Falco sits high on the hillside at the head of ‘Le Valle dei Falchi’ with views over farmland and woodland little changed in generations.

Villa Falco, a carefully restored farmhouse for 12 guests, sits high on the hillside at the head of ‘Le Valle dei Falchi’ with views over farmland and woodland little changed in generations. The elevated position means that even in high summer the house catches a gentle breeze. Sloping gardens terraced with local stone and wide, green lawns are perfect for unwinding.

Inside, the interiors are simply yet beautifully furnished. The house has plenty of original features, the ground floor is floored in original clay tiles and wooden beams are exposed throughout. The two sitting rooms, one of them upstairs and of double height, have plenty of space for stretching out with a good book and the impressive stone fireplaces are great for cosying up with a fire out of season. Upstairs the bedrooms are large yet cosy and furnished with pieces of antique furniture and fabrics. The bathrooms are decorated in neutral colours with glazed tiles, stone sink surrounds and high-quality fittings. The free-standing tub is particularly impressive.

This is a real ‘get away from it all’ holiday or as the Italians say ‘dolce far niente’ (the sweetness of doing nothing). From the location of the house to the comfortable interiors, everything is designed for maximum relaxation. While away the days here reading your book by the pool, indulging in locally produced food and night time star-gazing. For those who want to escape the hustle and bustle of everyday life there couldn’t be a better spot.

You won’t need to go far here for a delicious meal – the two restaurants in nearby Fraccano serve pasta, pizza and risottos all specific to the region – don’t miss the wild boar tagliatelle!

Ground floor: 1 double bedroom with super king size bed and en suite shower room and 1 twin bedroom with adjacent shower room. First floor: Master bedroom with super king size bed, small study area and ensuite bathroom with shower and access to private terrace and the garden. 2 twin bedrooms with a shared bathroom. Second floor: 1 double bedroom with a king size bed or twin beds and ensuite shower room.

The owner has thoughtfully placed various ‘al fresco’ dining areas to catch the best of the house at different times of day. The main dining area outside the house is shaded from midday onwards, which means perfect for lunch. The swimming pool is 12 x 6 meters (saline).

Leisure & Activities


Villa Falco is set 1km down a private unpaved road in the valley of falcons where the borders of Umbria, Tuscany and Marche meet. There are plenty of beautiful walking trails leading directly from the house. Città di Castello is surrounded by its original 16thC walls the town has some magnificent architecture to explore, including the cathedral of Saint Florido and Amanzio. The Pinacoteca Communale houses work by Signorelli, Raffaellino del Colle, Lorenzo Ghiberti and Pomarancio. Set above the river Tiber, the Tiber trail is a shaded riverside walk that lasts for 20km with views of the old town, bell towers and city walls and passes through several local villages. You can find guided canoeing at the start of the trail. Also for Modern art lovers the Burri museums are a must. Link: Here you can organize an English speaking day tour. Highly recommended. Lake Trasimeno is the nearest swimming beach, boats and water sport activities

Fraccano is the nearest village and is 6 minutes by car. There you can find 2 restaurants serving delicious food specific to the region. Città di Castello is the nearest place for general amenities, it is a large, bustling and historical town with a twice weekly market and plenty of shops and restaurants. Visit Trattoria Lea in the center for the best truffle dishes in the region!


Fly to Florence (1.5 hours drive to the house) from most international airports or Ancona (80 mins) and Perugia (45 mins) Fly to Rome (2.5 hours drive to the house) from most international airports A hire car is essential at this house.


Citta di Castello is the main town of Northern Umbria and is 20 minutes by car. Perugia is 45 minutes as well as the perfect Tuscan town Arezzo. Lake Trasimeno (Castiglione del Lago) is 1 hour for the nearest swimming beach, boats and water sport activities. The coast is 90 minutes drive and Florence is about 1.5 hours.

This villa is Covid-19 proof and will guarantee you a perfectly safe and relaxing holiday, according to the latest Italian health and safety regulations.

Perfect hygiene: With the aim of ensuring an exceptional level of hygiene at our villas, we’ve worked with our owners to create a Covid-19 villa management protocol. Based on recommendations from the World Health Organisation, and in compliance with the current Italian National law this protocol goes above and beyond our usual rigorous cleaning standards.

You will find a house sanitized in all its surfaces, objects, kitchen items, curtains, sofas, throws, pillows, toys and pool area. If you wish, you can ask the detailed list of the entire cleaning procedure we do after each departure and before welcoming new guests in the property.

The owner of this house has complied to the following standards:

  • makes the neccesary information available concerning use of the mask and social distancing available to guests;
  • guarantees availability and accessibility inside the structure to hand hygiene systems with hydro-alcoholic solutions and soaps;
  • guarantees cleaning and disinfection of all environments, according to the guidelines of the National Authorities. On request we can send you this list;
  • For the SWIMMING POOL: guaranteed the efficacy of the water treatments while respecting legal limits (parameter of free active chlorine in the pool between 1.0 – 1.5 mg/l; combined chlorine ≤ 0.40 mg/l; pH 6.5 – 7.5 or equivalent oxygen);
  • For AIR CONDITIONING SYSTEMS: to have completely eliminated the air re-circulation function and, on the basis of the indications provided by the manufacturer, with the plant in off mode, to have cleaned the air filters of the heating/cooling plants that use heat pumps, fancoils and convectors after every stay of guests.
