Villa Noceta


Traditional architecture and modern interiors are perfectly matched in this elegant villa with its fabulous garden and beautiful pool


Villa Noceta is built on the crest of a small hill giving panoramic views of the rolling countryside that surrounds it on the Umbria and Lazio border.

Recently refurbished, the traditional cotto floors and wooden ceiling beams are matched by a neat interior of modern design pieces, while outside, guests can delight in the large garden, the elegant pool and a fabulous dining veranda with captivating views.

The villa sleeps six in three bedrooms, all on the first floor. The principal bedroom has a super-king-size bed, an en-suite shower room and a balcony, and there is a king-size double and a twin/double, too. Downstairs, the space is perfectly laid out to include a sitting room and a large study, as well as a fabulously neat yet still spacious, eat-in kitchen.

However, guests will find themselves lured outside to the pool, to the lovely, well-stocked garden and to the dining terrace, playing ping pong if they have the energy or simply snoozing on a lounger looking up now and again at the verdant view. And when culture comes calling, Rome can be reached in under an hour making it ideal for a day trip or even just for dinner.

Nocciolina, a one-bedroom villa for 2 guests, is on the same estate but is hidden away with its own pool, ensuring both villas have total privacy.

Please note that Nocciolina and Villa Noceta can be booked together to create a private property for 8 guests (+ a baby), with four bedrooms and three bathrooms. The villas have their own pools (10m x 5m and 8m x 4m). The outdoor dining table at Villa Noceta is spacious enough to accommodate all 8 guests. This is the ideal set-up for an extended family or friend group who want to holiday together while having their own space to retreat to if they wish. For further details please send the request. 

Rooms description


Bedrooms

The three bedrooms are all on the first floor. The main room has a super-king-size bed with an en-suite shower room and French doors to a balcony. Simply decorated, the cotto floor and ceiling, with wooden beams, plus the view, provide all the decoration required. The king-size double and the twin room are smaller than the principal room but share the same aesthetic with cotto floors and ceilings, with wooden beams. All three bedrooms have air conditioning and insect screens.

Bathrooms

There is a guest WC on the ground floor and, upstairs, the main bedroom has an en-suite shower room. With matt black, high-performance fixtures and fittings, the design is simple and chic. There is also a family bathroom with a shower over a tub.

Kitchen

The spacious eat-in kitchen has everything guests might need including a large wooden table for indoor dining. A marble-topped island runs down the middle of the room and plates and glasses are housed in a modern dresser. The cotto floor and wooden ceiling beams are typically Umbrian while the rest of the décor has a pared-back Scandi feel. French doors at one end lead to the portico where there is a dining table which seats eight and a Kamado BBQ.

Living rooms

The wooden-ceilinged sitting room is a cosy combination of traditional architecture and modern furniture. A wood-burning stove provides warmth in the cooler months and the large L-shaped sofa ensures there is space for everyone. French windows lead to the dining terrace. There is a large separate study with a wall of art and travel books should you want to lose yourself in Roman sculpture for an hour or two. The sitting room and the study are a lesson in size and space – providing the perfect amount of each.

On the ground floor there is a guest WC and a separate utility room with a washing machine.

Facilities


Cleaning

The property is cleaned, and linen and towels (including ones for pool use) are changed, twice a week. The pool and garden are maintained throughout the year.

Outside

The villa is approached through gates and guests can park in the shade on the gravel driveway. Set in a large lawned garden dotted with mature trees and shrubs, the house has far-reaching views to Monte Sorrate in the distance. The (10m x 5m) pool is set the perfect distance from the front of the villa and has parasols and sun loungers on the paved surround. Guests can dine outside on the veranda, where there is a Kamado BBQ, and they are invited to help themselves from the Italian kitchen garden. A ping pong table is available for guests and there are lounge chairs for a morning coffee with a view.

Notes

Bathroom products, including soap, shampoo and shower gel, are available to all guests. Made in Umbria, the products are organically produced using essential oils.

Activities

The area around the villa is perfect for walking and cycling and has incredible views of Monte Sorrate. The Cammino della Luce, which is a route from Assisi to Rome, passes close by, while rafters and canoeists can visit Marmore, close to Terni.

Villa Noceto is just 5km from the nearest supermarket in Collevecchio. The area has lots of excellent yet inexpensive restaurants and Rome (70km) is easily accessible for a day trip or an evening out.

Travel

Air The nearest airports are: Rome Fiumicino [FCO] (70km); Rome Ciampino [CIA] (75km); Perugia [PEG] (126km); and Florence [FLR] (245km). Rail The nearest train stations are at Orte (31km), or Terni [22km] where car rental is available at the station. Road The A1 motorway exit closest to the property is at Magliano Sabina (18 km).

Distances

Villa Noceto is set in the Sabine Hills, a relatively untouched pocket of central Italy on Umbria’s border with Lazio. The property is surrounded by beautiful countryside yet is less than an hour from Rome, which is 70km away. The Tyrrhenian Sea takes just over an hour to reach, where you can visit Tarquinia’s Etruscan necropolis or the more fancy Porto Santo Stefano. Orvieto, famed for one of the most beautiful church façades in Italy, and Viterbo with its natural hot springs, are not far and have the most extensive 13th century papal palaces to have survived. Other towns and cities to explore include, Terni (38km); Amelia (48km); Viterbo (59km); Orvieto (74km); Spoleto (84km); Perugia (125km); Florence (227km); and Napoli (258km).

To prevent any possible spread of Covid-19 and to enable you to enjoy a safe and relaxing holiday, all our villas are cleaned to the highest standard possible, and according to the latest Italian health and safety regulations.

Perfect hygiene: to ensure an exceptional level of hygiene in all our villas, we’ve worked with our owners to create a Covid-19 villa management protocol. Based on recommendations from the World Health Organisation, and in compliance with current Italian national law, this protocol goes above and beyond our usual rigorous cleaning standards.

Prior to arrival, your villa will have been fully sanitised, including all surfaces, objects, kitchen items, curtains, sofas, throws, pillows, toys, and in and around the pool. You are welcome to ask for a detailed list of the entire cleaning procedure we do after each departure and before welcoming new guests to the property.

The owner of this house has complied with the following standards:

  • To ensure the necessary information concerning social distancing and the use of masks is available to all guests
  • To guarantee availability of and accessibility to hand hygiene systems with hydro-alcoholic solutions and soaps in all inside areas of, and pertaining to, the villa
  • To guarantee cleaning and disinfection of all areas according to national authority guidelines. Further information is available on request
  • For the swimming pool: to guarantee the efficacy of the water treatments, while respecting legal limits (the parameter for free active chlorine in the pool is between 1.0 – 1.5 mg/l; combined chlorine ≤ 0.40 mg/l; pH 6.5 – 7.5 or equivalent oxygen)
  • For air conditioning systems: to guarantee the air re-circulation function is switched off and, according to the manufacturer’s instructions, with the plant in off-mode, to clean the air filters of the heating/cooling plants that use heat pumps, fan coils and convectors, at the end of each stay
