Villa Sanleo


The gentle restoration of this 300-year-old farmhouse sees original features mixed with contemporary design pieces, creating a warm welcome both inside and out.


Villa Sanleo lies in the green heart of Italy, where towns and villages freckle the crests of the rolling hills, offering up their rich history, delicious cuisine and extraordinarily beautiful views.

A restored 18th century farmhouse, the building has retained many of its original features, including a vast stone fireplace, wooden ceiling beams and stairs, and terracotta floor tiles. The sympathetic renovation has resulted in simple interiors furnished with an easy mix of 20th century furniture and contemporary design pieces from brands such as Alessi, Hay and Kartell.

Set over three floors with living rooms on each, the bedrooms include three doubles and two singles, making this an ideal property for different generations of family and friends. Guests are able to enjoy their own space and privacy, as well as the pleasure of each other’s company.

Outside, there is a pretty garden with mature trees and lavender bushes spooling along the side of the terraced lawn. A pool (14m x 5.5m) gently arcs below an old stone wall, looking out on the valley beyond. The long history of the house and the land it lies on is evident, and guests get to enjoy it with 21st century comforts. 

Rooms description


Bedrooms

The property has three double bedrooms and two singles, all beautifully restored and simply furnished. The building’s traditional architecture leaves well-proportioned rooms where there is little more decoration required beyond the natural materials of the floors and ceilings. The large ground-floor double has original roof beams and a floor that remains pleasantly cool, even in the heat of summer, meaning that air conditioning is not needed. The principal bedroom is on the first floor and has a walk-in closet, a TV and air conditioning. Also on the first floor is a single room that shares the shower room. On the second floor there is a beautiful double room, also with air conditioning, with a bath and basin in it and a separate toilet. This can be shared with the occupant of the single bed that is part of the large living room on the same floor.

Bathrooms

There are three bathrooms in total. On the ground floor there is a shower room next to the double bedroom. On the first floor is a shower room, shared between the principal bedroom and the single room on the same floor. On the second floor the double bedroom with its wood-beam and tile roof, has a bath and basin in the room and a separate toilet.

Kitchen

On the ground floor, the exposed stone walls, freestanding fridge, potato sieves as decoration, and pretty curtains acting as cupboard fronts, give the well-equipped kitchen a gentle, traditional feel. As if to prove the point, the dining table is a giant slice of wood that seats eight. There is an oven and five-ring gas hob, and classic Moka Bialetti coffee makers in different sizes make guests feel at home. On the second floor is a kitchenette with a freestanding fridge, a hob, oven and dishwasher – perfect for guests wanting a little independence.

Living rooms

There are living rooms on each floor – the one on the first floor has an original stone fireplace. Furnished with a compatible mix of old and new furniture and lighting, there are tables with four chairs in both the upper-floor rooms, as well as armchairs that are perfect for curling up in with a good book. The living room on the second floor is also home to a single bed.

Other rooms

The living spaces and bedrooms are spread over three floors, enabling guests to socialise together as well as offering independence from each other.

Sun loungers on the paving around the pool provide the perfect spot for guests to read or chat and there is an outdoor shower here, too. Guests can dine outdoors next to the house and for those wishing to explore the footpaths next to the house they can slip out of the garden gate. The house is separated from its neighbours by walls and trees, ensuring privacy.

Activities

There are long walks and bike rides directly from the property and Lake Trasimeno, with its beaches and watersports, is under an hour away. Golfers can play 18 holes at Golf Club Perugia (54km) or nine holes a little closer by at the Lamborghini Golf Course in Panicarola (49km) Antognolla Golf club an 18-hole course, one of the best of Italy (37km).

To prevent any possible spread of Covid-19 and to enable you to enjoy a safe and relaxing holiday, all our villas are cleaned to the highest standard possible, and according to the latest Italian health and safety regulations.

Perfect hygiene: to ensure an exceptional level of hygiene in all our villas, we’ve worked with our owners to create a Covid-19 villa management protocol. Based on recommendations from the World Health Organisation, and in compliance with current Italian national law, this protocol goes above and beyond our usual rigorous cleaning standards.

Prior to arrival, your villa will have been fully sanitised, including all surfaces, objects, kitchen items, curtains, sofas, throws, pillows, toys, and in and around the pool. You are welcome to ask for a detailed list of the entire cleaning procedure we do after each departure and before welcoming new guests to the property.

The owner of this house has complied with the following standards:

  • To ensure the necessary information concerning social distancing and the use of masks is available to all guests
  • To guarantee availability of and accessibility to hand hygiene systems with hydro-alcoholic solutions and soaps in all inside areas of, and pertaining to, the villa
  • To guarantee cleaning and disinfection of all areas according to national authority guidelines. Further information is available on request
  • For the swimming pool: to guarantee the efficacy of the water treatments, while respecting legal limits (the parameter for free active chlorine in the pool is between 1.0 – 1.5 mg/l; combined chlorine ≤ 0.40 mg/l; pH 6.5 – 7.5 or equivalent oxygen)
  • For air conditioning systems: to guarantee the air re-circulation function is switched off and, according to the manufacturer’s instructions, with the plant in off-mode, to clean the air filters of the heating/cooling plants that use heat pumps, fan coils and convectors, at the end of each stay
