The original year of construction of the ancient ruin is unknown but then the restorations have been conducted in  1992 and 1993, some elements have been done in 2000 and the last upgrades have been conducted (such all the windows and mosquito nets) by current owner in 2021 and 2022.

San Martino is within walking distance of various conveniences for everyday life, without renouncing either privacy or the typical views of the Umbrian countryside. With its dimensions, currently divided into three areas, it can offer both the convenience of creating even more separate spaces, as well as the ease of opening doors to recreate a single home.

One large kitchen with brick stone walls, and central isle, and pantry corner is the key element for any cooking lovers. The kitchen is directly connected to the dining and living area. A second kitchen, with a more industrial touch is also present in a separate area of the ground floor.

Living room

The large living room with fire place is at the ground floor, connected to the whole dining and sitting area by a system of original arches and bearing columns. The materials of this whole ground floor are very typical, and give a stunning cosy atmosphere.

Other rooms

On the ground floor, but independent from the main body of the property, there is large area with private access outside too, where it is possible to have a separate apartment, or two bedrooms or a large bedroom with private office. Internal connection is achieved by spiral handmade staircase. On the first floor, as a passage hall, there is a large game room/office. A storage completes the layout of the house, where currently is used for a billiard room.

Outside

The house is fully surrounded by fenced garden, in which it is currently present pole which is already under process to be removed. Swimming pool not present, but it will be authorized. On one corner of the house, a perfectly functioning pizza oven is present.

All the systems are present, so mains water, as well as rain water collecting tank and well, electricity, mains gas, sewer system. All windows are double-glazed and equipped with mosquito net.

Direct environment

San Martino is the last property of a tarmac road, ending in open countryside. Other houses in the same style are before it but privacy is granted.
