The nearest town, Passignano sul Trasimeno (4km), on the shore of the lake, is 5-7 minutes away by car, part of which is along a very well-maintained gravel road. Similar farmhouses and villas are visible a comfortable distance away from the property and consequently do not have an impact on privacy.

The property is equidistant between two 18-hole golf courses: Golf Club Perugia in Ellera Umbra (26km) or Antognolla Golf (27km) which is one of the most spectacular and challenging courses in Italy. This is a wine-growing region and there are several wineries close by.
